Seller Insight After living in a highly contemporary property for several years, we were immediately attracted to The Round House and its offer of a unique living experience say the current owners of this superb character property. The prospect of living here excited the whole family; the use of natural materials and the traditional building methods employed in its design would provide the comfort and enjoyment we had been missing living in a modern home. Our teenage children loved the bedrooms - all double - roomy and unique, each offering its own attractive feature i.e. porthole windows, sloping ceilings, wood panelling, views of the South Downs. We commissioned a local craftsman to build and fit a bespoke front door and side panels in an Arts and Crafts style, say the owners, which creates a truly stunning entrance befitting to the property. We also commissioned the same carpenter to build and fit complementary workshop style doors to the triple garage, which also houses a single bay workshop. The garage has been fully refurbished, reroofed and partially boarded, offering generous storage options. Since moving in we have also undertaken the complete refurbishment of all three bathrooms, in order to improve the quality, style and functionality of each room the owners continue. All are fitted with high end porcelain fixtures, tiling and accessories, the work being carried out by the same tradesman for continuity and attention to detail. Although each room has an individual identity that enhances its own distinctive features, there is an unmistakeable cohesion between all three. The local area has such to offer too say the owners. Locally produced food and wine are in great supply, there are traditional pubs and restaurants as well of an abundance of farm shops that serve the best from the area. The South Downs National Park is a wonderful place to spend some time is and easily accessible from the pretty countryside village Woodmancote. Bustling Brighton is just a few miles away and we are fortuitous to have both available to suit the mood! Our teenagers have enjoyed the independence of using the local bus service to Horsham and Brighton: there are regular buses throughout the day and the bus stops are close by. We will miss the features of the Round House that make the property truly unique. In the heart of the house stands a tree trunk, from which mahogany steps unfurl, elevating you to the spacious and light filled landing above. From here you can relax and enjoy stunning views of the South Downs in all weathers. In the summer, the deck is the place to be found. This has been completely resurfaced and is water tight. Facing South West at the rear of the property, there is plenty of room for the whole family to enjoy the sun out here or to dine together whilst watching breath-taking sunsets. The views and experience seriously rival any exclusive holiday destination! The lounge is an amazing room that never fails to surprise and delight visitors to The Round House - no matter how often they have visited. Almond shaped and fully glazed along one curve, the room presents views of 180* across the back of the property, the eye is drawn down the long and secluded garden, of which you cannot see the end. The wood burning stove is a wonderful feature of the lounge, encouraging family members and friends to gather together, enjoying a convivial atmosphere We have held summer garden parties for 150 people here, complete with a jazz band, tables, seating and traditional garden games, with plenty of room for all with ample parking. The Round House really is a house for all seasons ; warm and welcoming in the autumn and winter, the features of the house enhanced by seasonal decoration. Christmas here is a particularly magical time. During the summer the house is filled with light and is bright and breezy, the landing and deck conjuring the feel of a luxury liner, complete with port hole windows! The mature garden is enveloped by trees and a stunning beech hedge; it is approx. 265ft long. It is a place to observe nature and the changing of the seasons, with an abundance of wildlife, including birds, foxes and even deer. The garden is laid mainly to lawn, with a generous entertaining area that can accommodate large dining furniture along with sun loungers, BBQ and fire pits. It is also possible to drive a vehicle along the side of the property to the back of the house. *

Step outside The Round House The property is approached via electric timber gates which give complete seclusion along with the brick wall to the front. A large gravelled driveway provides ample parking for numerous vehicles. There is a DETACHED TRIPLE GARAGE with bespoke doors and there are some mature shrubs in the front garden.
