Your new bathroom Hyde is delighted to be offering to install a new bathroom in your home, as part of the Hyde Quality Standard: our commitment to improving the quality of our residents homes. This brochure explains how Hyde and our bathroom Surveyor will work with you to design and install your new bathroom. The Surveyor will discuss the fittings Hyde offers. You can also personalise your bathroom by buying fittings from Hyde; or you can buy and supply fittings yourself, which can be fitted at no extra cost. At the back of the brochure you will find answers to some of the more common questions residents ask about their new bathroom installation. We have also included an order form to complete and return before installation begins. Replacing your bathroom how it works We contact you to let you know that your bathroom has been identified for replacement We arrange for a bathroom Surveyor and Resident Liaison Officer to visit your home to talk you through the work and discuss your choices You choose from the standard range of fixtures and fittings; select any additional items you would like to buy through Hyde; or confirm which items you wish to supply - you have 10 days to change your mind We will issue an invoice for those items being bought through Hyde you will have 14 days to pay or change your mind Your Resident Liaison Officer arranges an installation date once all design issues have been resolved Your new bathroom installation is completed Relax and enjoy your new bathroom! 2 3
A new, high quality bathroom for your home Hyde is committed to providing its residents with high quality bathrooms in their homes. Your bathroom has been identified for replacement and we will, at no cost to you, install a new one which will include: l A new bathroom suite (toilet, bath and basin) l An over-bath shower l Shower screen (or weighted shower curtain) l Non-slip flooring l New extractor fan l Redecoration of your bathroom. Over the next few pages you will find the choices of no cost standard fixtures and fittings, plus those you can choose to pay for through Hyde. Personalise your bathroom: You can choose from a range of standard fixtures and fittings, at no cost to you (see pages 6-7): l Paint colour of walls l Colour of wall tiles l Colour of floor covering l Style of taps l Shower curtain or screen l Whether to have a bathroom cabinet or not. Enhance your bathroom You can buy a number of additional fixtures and fittings through Hyde (see pages 8-9): Chrome heated towel rail Deluxe bathroom panel Mirrored cabinet with lights Timber WC seat Vanity unit Whirlpool bath. Add that personal touch If you would like something different from our selections, you can buy your own fixtures and fittings and your installer will fit them free of charge. See pages 10-11 for details. Aids and adaptions We will replace aids and adaptations already fitted when we install your new bathroom. We will also consider new requests for aids and adaptations to replacement bathrooms. Speak to your Resident Liaison Officer, who will explain the process. 4 5
Personalise your new bathroom You can personalise your new bathroom by choosing the colour scheme and selecting the style of taps, over-bath shower enclosure and whether or not you have a bathroom cabinet, all at no cost to you. How to: Personalise your new bathroom Your Resident Liaison Officer or Surveyor will contact you to arrange a design survey at your home. They will discuss the options and you can make your choices on the order form included with this brochure. Once you have completed and signed the form, please return it to your Resident Liaison Officer or Surveyor as directed. You can make any changes to your choices up to 14 days after you have signed for them. You should discuss any changes with your Resident Liaison Officer or the Surveyor (contact details will be provided). After this time, you are committed to your choices we may have to charge you for further changes. 6 7
Enhance your bathroom How to: Enhance your new bathroom As well as the standard bathroom choices, you can buy a number of additional finishes, fixtures and fittings through Hyde. Please note you are responsible for the maintenance and replacement of items bought through us after the expiry of their 12 month warranty period. Items must remain in the property if you move home. Deluxe bathroom panel Your Resident Liaison Officer or Surveyor will discuss the options available to buy through Hyde during the design survey and you can make your choices on the order form included with this brochure. Once you have completed and signed the form, return it to your Resident Liaison Officer or Surveyor and we will send you an invoice for your items (note we will be unable to process payment until you receive the invoice). Once you receive the invoice and are ready to pay, contact our Credit Control team on 020 7378 5018. Direct payment can be made over the phone, via electronic banking or cheque. Once paid for, we are unable to offer refunds. Add that personal touch If you would like something different from our selections, you can buy your own fixtures and fittings and your installer will fit them free of charge. Items you supply must be of a good quality and meet current British Standards (see below for details). They may include: l Wall tiles (no glass or mosaic) l Taps (new taps only) l Bath, basin and WC l Over-bath shower l Window blinds (Venetian blinds will not be fitted) l Matt wall paint. British Standards The items you supply must comply with the following British Standards: Taps: BS EN 200.2008, BS 5412 and BSEN 200:1992 Baths, basins and WCs: BS 6465-2006+ A1:2009, BS-1244-2, BS 1188-1974 and BSEN-13310:2013. How to: Add that personal touch to your new bathroom It is important you discuss your ideas with the Surveyor during the design survey, to ensure they can be included, before buying anything. Unfortunately, we are unable to install items which do not meet our standards or current regulations. Supplied fixtures and fittings: your responsibilities Fixtures and fittings you supply must be of good quality and meet British Standards. Please note that you are responsible for the maintenance and replacement of items you supply and they must remain in the property if you move home. We may ask for proof of purchase/ evidence of warranties for expensive items prior to fitting. If you are supplying wall tiles, it is your responsibility to provide enough to cover the walls: work cannot start if the installer considers there are not enough. If additional tiles are not available, then we will install our standard range. As a general guide you should supply 30% extra wall tiles, to allow for waste and cuttings. If you are supplying window blinds, you will need to measure for, and buy, them before work is finished. Please note we will not fit Venetian blinds. 10 11
Frequently asked questions How long will the work take? Installation normally takes between 5 to 10 working days, although it can take longer if additional work is needed or if there are unforeseen delays. Full access to your property will be required during normal working hours. Will I have to be at home during installation? Installation can be carried out without you being present. You are free to be at home while work is carried out but note Hyde does not offer payments to cover loss of earnings. Please advise us if your work commitments will prevent installation and we will postpone work until a more suitable date and time can be agreed. Please note that we will not be able to carry out work in a property when minors are not being supervised by a parent/guardian or other responsible adult. Can any of the existing fixtures and fittings be left in the new bathroom? We will consider leaving some items in place but will ask you to sign a disclaimer confirming your acceptance for their on-going maintenance and replacement. We strongly recommend replacing flooring but, if we agree that it will stay, then you will have to sign a disclaimer acknowledging full responsibility for any trips or falls occurring as a direct result of it remaining in place and for future repair and replacement. Who is responsible for my new bathroom? Hyde will be responsible for standard fixtures and fittings installed. You will be responsible for the care and cleaning of your new bathroom, together with the maintenance and replacement of any items you have bought through Hyde or supplied yourself. Why do I need an asbestos survey carried out before the works can start? Properties built before 2000 may contain asbestos-based materials which, left undisturbed, do not cause any health issues. However, we have a legal duty to ensure that any materials are identified before improvement works start, even if an asbestos survey has been carried out in your home before. Can I change my mind? You have 14 days to change your mind about any items bought through Hyde or those you wish to supply. You are committed to these choices after this time; you may have to pay for further changes and work may be delayed. When will you not replace my bathroom? Unfortunately, we will not replace a bathroom if any of the following apply to your property: An asbestos refurbishment survey has not been carried out You have not allowed access to the property for a gas safety check You have outstanding rent arrears You are subject to a Notice of Seeking Possession You have a live anti-social behaviour order against you You have a current or outstanding Right to Buy or Right to Acquire application in place. What happens next? Once you have discussed your choices with the bathroom Surveyor during the design survey, complete and sign the form at the back of this brochure and return it to your Resident Liaison Officer or Surveyor as directed. After you have paid for any additional items, a Resident Liaison Officer will contact you to discuss and agree an installation date. They will also be available throughout installation work. 12 13
