Situation Approximately 6.3 miles north of the desirable Georgian town of Stamford lies the village of Careby. The name derives from the Old Scandinavian Kariby or village of a man named Kari, and first appears in 1199 as Careby. The place name suffix, by, is common in this part of the country, being part of the Danelaw, Stamford, often referred to as 'the finest stone town in England', has a wealth of shops, leisure facilities, restaurants and bars, along with a thriving art centre and cinema and the famous coaching inn, The George Hotel. Situated just one mile from the A1 there is easy access both north and south and the A14 to the south gives easy access east and west. Stamford has the advantage of a railway station which provides direct routes to Peterborough, Leicester, Birmingham, Cambridge and Stansted airport. Frequent high speed trains to London Kings Cross and the north operate from Peterborough. Journey time to Kings Cross is 50 mins. The area has excellent state and private schooling in Stamford, Oakham, Uppingham and Oundle, including the superb Witham Hall prep school. Local leisure pursuits including golf at Burghley Park, Luffenham Heath and Greetham are close by, whilst Rutland Water with its nature reserve, water sports, cycling and trout fishing is only 7 miles away. Description Constructed of stone elevations under a Collyweston slate roof, Careby Manor is a large Grade II listed Georgian property. Extending to over 4,474 sq ft, this is a substantial house and offers tremendous scope for refurbishment. The property is approached via a gravelled driveway which meanders down past the east side of the property towards the rear private gardens, garaging and stables. GARDENS AND GROUNDS The many gardens at Careby Manor are sheltered with many mature shrubs and trees, including a magnificent 400 year old lime tree often surrounded by a carpet of pink and purple cyclamens. Close to the house, hornbeam and purple beech hedges, as well as informal shrub and tree screens, have been developed to create walkways, a sunken garden, south facing formal terrace garden with pond and greener areas where planting is informal but structured. An entrance next to the lime tree leads to further walkway secret style gardens including a large lawned area within a walled garden bordered by shrubs and a beautiful cherry tree walk. From January to May the ground beneath the trees is carpeted with a succession of bulbs and flowers, including snowdrops, aconites, crocuses and narcissi, cowslips and others. Beyond the formal garden boundaries there is an orchard of plums, apples, pears and cherries, a woodland area and land containing a large variety of trees and plants leading down to the West Glen River. Areas are separated in part by beautiful limestone and Victorian brick walls. A timber stable block on a concrete hard standing provides three stables, fodder store and tack room. A five acre fenced paddock with the added benefit of a spring water feeding trough can be easily accessed from the stables and is also bordered by the river. The majority of this paddock is sheltered by a double belt of poplar trees. There are also two sheds near the stables and woodland area and there is a large hardstanding area near the double garage and greenhouse for additional parking, composting and/or storage.
