SERVICE PROCEDURES SERVICE TYPE: JPMC Winterization ACCESS: See Order Instructions for Lockbox Code SCHEDULING PROCEDURES: Contact NVMS immediately if you cannot complete and report this order by the due date. If this property is in a location that does not reach freezing temperatures, please contact NVMS right away to confirm whether or not to proceed with this order. Please always contact the Listing Agent (on the order) prior to going to the property, so that they can confirm that there is access to the property. ON-SITE PROCEDURES: If you find the home to be frozen, complete as much of the winterization as possible to prevent further freeze damage. Close main water shut-off (to prevent possible flooding). If you find that the home was previously (or partially) winterized, complete winterization to ensure that it is updated and completed per NVMS guidelines. Turn off the electricity (or gas) for the water heater, boiler, well pump or treatment system(s). If the water in the home is still on, turn off the water at the main shut-off and complete the winterization. In this case, do not loosen/disconnect the water supply line at the water meter. Loosen Supply Line at Water Meter: Meter may be located under the home, on the exterior, or under a marked cover between the house and street. Using a wrench or other appropriate tool, loosen and/or disconnect the supply line on the house side of the meter. Drain all water supply lines: After main water shut-off is closed, flush all toilets to empty the toilet tanks, open all water faucets, drains, and spigots (sinks, hose bibs, tub/shower valves, water heater, holding tank and boiler drains, etc.) and allow entire system to drain. o Once gravity-driven drainage stops, close all faucets except on the lowest level. o Starting on the highest level, open one faucet at a time, and blow any remaining water out of the line with an air compressor. o With a wet system (forced hot water heat), you may need to open all bleeder valves if there are radiators in order to allow those components to drain properly. o Clearing the lines with compressed air: Use medium pressure. The faucet(s) on the lowest level should remain open to let remaining water drain. If the water line is disconnected at the meter, it may be the lowest point in the plumbing system. Anti-Freeze in All Traps and Toilets: Must use (non-toxic) RV or Marine Anti-Freeze. o Sink traps, tub/shower drains, dishwasher each get at least one cup of anti-freeze. o Each toilet tank and each toilet bowl should get at least one quart of anti-freeze. Set the thermostat to 58 degrees Fahrenheit. NOTE: Any specific instructions typed on the order take precedence over these standard Service Procedures. Page 1 of 2
ON-SITE PROCEDURES (CONTINUED): WINTERIZATION SIGNS YOU ARE REQUIRED TO USE PRINTED/PROFESSIONAL WINTERIZATION SIGNS Main Home Has Been Winterized sign (with date and detailed information) must be posted in a visible location near the main entry to the home. Water Heater Has Been Winterized must be taped on the water heater. Home Has Been Winterized Do Not Turn On Power to Water Heater or Equipment sign must be posted on or next to the electrical panel. Home Has Been Winterized Do Not Use signs must be taped at each of the following: o Main Water Shut-off Valve o Sinks o Dishwasher o On the closed/taped seat cover of each toilet o Tubs and/or showers REQUIRED PHOTOS At least one of the exterior showing the building and the address on the order. Water supply line disconnected at house side of water meter. Water heater (and boiler if applicable) being drained. Air compressor (with full charge showing on pressure gauge). Plumbing lines being cleared at each fixture with compressed air. Anti-freeze being poured into each sink, trap, toilet tank, toilet bowl, etc. Photos of the label on the antifreeze bottle to show that it is non-toxic. Every sign once it is properly taped and posted. All images should be 640 x 480 px. Take too many photos rather than too few! REPORTING PROCEDURES: All fields in the report must be filled out properly. Photos should be uploaded directly to the website. If you are unable to upload them directly to the order, you may e-mail them to photos@nvms.com or to your NVMS Vendor Manager. Once the report and photos are complete, follow the steps to properly submit for QA Review. NOTE: Any specific instructions typed on the order take precedence over these standard Service Procedures.
