JANITORIAL SPECIFICATIONS A. Office Areas 1. Empty and wipe outside wastebaskets, replacing liners, if necessary. Remove to appropriate receptacle for disposal. All bins will be returned to their original locations. 2. Remove and break down all empty cardboard boxes from interior of building and place in designated containers. 3. Dust the tops of all desks, credenzas, files, fixtures, windowsills, and all other horizontal surfaces (within reach) with treated cloth. Papers on desktops will not be moved. 4. Clean and disinfect all telephones and receivers, and keep free of dust, dirt and grime. 5. Remove fingerprints, smudges, etc. from doors, doorframes, partition glass, sidelights, walls, and around light switches. 6. Vacuum all rugs and carpet, unobstructed by furniture, replacing chairs to their original positions. Spot minor stains as necessary. 7. Dust mop wood, resilient and composition floor areas with treated dust mops. Spot mop as necessary. 8. Dust all marble floors with untreated dust mop. 9. Spot mop all spills on hard surface floors as necessary. 10. Turn off all lights except as otherwise directed. 11. Secure and lock all doors, found locked leave doors open if found open. 12. Report burned out lights, broken fixtures, etc. 13. Close drapes or other window coverings as directed. 1

Monthly Services 1. All doors and doorframes shall be kept free of dust, dirt, grime, cobwebs and fingerprints. 2. All areas above and below the station janitor's normal reach shall be dusted. 3. Detail vacuum edges of carpet and all other carpeted areas not reached by the normal vacuum on a daily basis. 4. Clean vents and grilles to keep free of dust, dirt and grime. 5. Spray, buff and refinish all building standard resilient floors with a slip retardant floor finish. Quarterly 1. Machine scrub and refinish all building standard resilient floors with a slip retardant floor finish. 2. Vacuum all fabric furniture. B. Elevator Lobbies & Public Corridors 1. Dust mop wood, resilient, and composition floor areas with treated dust mops. Spot mop as necessary. 2. Vacuum all carpeted areas. Spot minor stains. 3. Remove fingerprints from doors, walls, etc. 4. Secure all doors as directed. 5. Dust all artwork and picture frames. 6. Report any burnt out lights. 2

Weekly Services 1. Spot wash all lobby walls and doors. 2. Polish or clean all door kick plates and thresholds. 3. Dust all doorjambs. Quarterly Services 1. Thoroughly scrub and refinish all building standard resilient floors with a slip retardant floor finish. 2. Dust light diffusers. C. Public Restrooms 1. Empty and sanitize all trash receptacles and sanitary napkin disposal units. Replace waste bags and liners. 2. Wash and disinfect all basins, bowls, both sides of toilet seats and urinals (including tile walls near urinals). Damp wipe all partitions, clean flush meters, piping, toilet seat hinges and other metal surfaces. Clean underside of rim on urinals and bowls. Toilet seats are to be left in an upright position. 3. Wash and polish all mirrors, powder shelves, bright work, (including exposed piping below wash basins), towels dispensers, receptacles and any other metal surfaces. 4. Spot wash walls and doors. 5. Dust all ledges and tops of partitions. 6. Fill toilet tissue, soap, paper towels and sanitary dispensers (supplied by Owner). 7. Sweep all hard surface floors. 8. Damp mop hard surface floor areas with germicidal solution. 9. Report burned out lights and any other restroom fixtures not working properly. 3

Monthly Service 1. Wash all partitions and tile walls. 2. Vacuum or wash as necessary all ventilation grills. 3. Dust all doors and doorjambs. 4. Machine scrub all building standard hard surface floors. D. Lunch Room & Kitchen Areas 1. Remove trash and place for disposal. Change all liners nightly. 2. Wipe tables, chairs & countertops. 3. Wash and polish kitchen sink. 4. Wipe coffee maker. 5. Wipe front of oven, refrigerator and dishwasher. 6. Sweep and spot mop floor. Monthly Service 1. Spot wash doors and walls. 2. Scrub and refinish all building standard resilient floors with a slip retardant floor finish. 3. Wipe all vinyl chairs, chair rungs and table pedestals. E. Janitorial Office, Janitorial Storage Rooms and Janitor Closets. 1. Remove trash from all of the above listed areas. 2. Maintain an orderly arrangement of all janitorial supplies, paper products and janitorial equipment in the storage rooms and service closets. 3. Wash service sinks. 4

4. Sweep and damp mop floors if needed. Deodorize and disinfect as required. 5. Receive and store all janitorial supplies in an orderly manner. 6. No trash is to be stored overnight in janitorial closets. F. Loading Dock, Compactor Area, and Service Entrance 1. Place all miscellaneous trash and debris, except construction and hazardous waste, into the trash compactor or designated garbage bins. 2. Sweep entire area, hose if necessary. (Disinfect & deodorize as required) G. Engineering Department 1. Empty wastebaskets and remove trash to compactor. 2. Disinfect and deodorize restroom. 3. Dust mop all hard surface floors. 4. Vacuum all carpeted areas. 5. Dust tops of all desks, credenzas and files etc. Monthly 1. Dust air duct grilles. H. Elevator Cabs Nightly 1. Dust all walls, doors and ceilings. 2. Vacuum carpets and spot stains. 3. Spot clean all elevator saddles. 4. Clean all metal work. 5

5. Report burnt out lights. Monthly 1. Wash all elevator door fronts. 2. Steel wool and vacuum all elevator saddles. I. Stairways Daily (Day Person) 1. Report burnt out lights. 2. Police all stairwells. Monthly 1. Sweep all stairways. 2. Dust all stairway lights within reach. 3. Dust all doors. 4. Dust all handrails. 5. Spot wash walls. Quarterly 1. Damp mop all stairways. J. Computer Room 1. Empty and wipe outside wastebaskets, replacing liners, if necessary. Remove to for disposal. 2. Dust with treated cloth the tops of all desks, credenzas, files, fixtures, windowsills, and all other horizontal surfaces (within reach). Papers on desktops will not be moved. 3.
