Avonvale Luddington Stratford-upon-Avon CV3 9SJ

AVONVALE Avonvale is an extremely attractive and wonderfully spacious family home that was built by the current owners in 2013. It sits in an idyllic location within the picturesque village of Luddington, and not only enjoys a river frontage but also tremendous views of the beautiful countryside beyond.

ACCOMMODATION SUMMARY Ground Floor On entering into a welcoming reception hall, you see a wonderful tiled Limestone floor, with under floor heating that runs throughout the ground floor. All interior doors and bi-fold doors are oak or oak with glass panels making it very light and open.

From the hall an oak staircase rises and splits to the first floor galleried landing. To one side of the ground floor you find the formal dinning room to the front of the house. With bi-folds to the rear and looking out down over the garden and towards the river is the drawing room. This is a great room with an open fire with exposed brick surround and beam mantel. There is a study with fitted oak furniture and separate cloakroom. Inner bi-folds off the hall open to the Orangery / games room with lantern roof. This also opens out to the sun terrace and also to the kitchen / family room. The open plan kitchen/dining/family room is a fantastic light space. The kitchen itself has a comprehensive range of white and taupe gloss storage units, with Gaggenau appliances that include an induction hob, oven, steamer, warming drawer, microwave and coffee machine. There is a central station with Corian work top and bar seating. There is also Miele wine cooler. A door leads off the kitchen to separate, laundry, utility and boiler room and a second cloakroom.

Seller Insight Avonvale is an extremely attractive and wonderfully spacious family home that was built by the current owners in 2013. It sits in an idyllic location within the picturesque village of Luddington, and not only enjoys a river frontage but also tremendous views of the beautiful countryside beyond. My husband and I own a construction company, says Helen, and when we happened upon this stunning plot of land we knew it would be a fantastic place to build a family home. The site already had planning permission and plans had been drawn up for a very large home, but we were able to slightly tweak the design to make it more conducive to our way of living. From the outside the house is quite traditional in its appearance and so fits in beautifully with its surroundings, however internally it has a slightly more contemporary feel, though it s not ultra modern. All of the rooms are very spacious and we added internal bi-folds between the reception hall, the orangery and the kitchen, which when pushed back give the whole space a very open plan feel. It s a home that works well for everyday family life and its also ideal for entertaining. This exceptional home boasts around two acres of attractive grounds that stretch all the way down to the banks of the River Avon. The kitchen, living room and the garden room all have bi-fold doors, so we can open up almost the entire back of the house to the garden, continues Helen. There s a lovely patio terrace and then a large expanse of lawn punctuated by beautiful old trees, which stretches away from the house to the river s edge. It s a beautiful space, and as it s edged by a mature border of trees it s not only peaceful but also very secluded. The very large kitchen, dining and living space is where we tend to spend the majority of our time; it s the real heart of the home, says Helen. It s where we cook, eat, relax, watch TV everything goes on in there. It has been beautifully designed and so it works incredibly well as a family space. We have always loved Stratford-upon-Avon, says Helen, and what s really nice about our location is that we re no more than five minutes away from the superb array of shops and amenities, and yet our immediate surroundings are so picturesque and peaceful. We have a really beautiful oak and glass outdoor garden room, says Helen. One side is open to the elements, but it has a fireplace that keeps it beautifully warm, and just outside there s a pretty patio area. It s lovely for BBQs and entertaining. I think I ll miss everything about this house, says Helen. The location is ideal, the views are stunning and the house has been the most wonderful family home.

First Floor From the galleried landing oak doors lead to four spacious bedrooms on this floor. The principal bedroom is vast with a vaulted ceiling, shutters to the windows, walk-in fitted wardrobe and luxury en-suite with central bath and walk-in shower. Bedroom two to the rear opens out onto a balcony overlooking the garden, a dressing area and en-suite shower room. Second Floor A second staircase rises to the second floor. Up here you find the cinema room and further bedroom with fitted furniture and wonderful en suite shower room.

Outside Set back from the road behind electric gates that allows access to a sweeping driveway leading to the front of the property. A secondary set of gates open through to a courtyard in front of the triple garage with annex above, that has an open living bedroom space and en suite shower facility. The gardens to the fore are all well established with mature trees, herbaceous shrubs and lawn. To the rear the substantial lawn flows down to the bank of the river. There is a large raised sun terrace across the back of the property accessed from all the downstairs rooms, with fabulous views over the river and fields beyond. There is also a wonderful outdoor oak and glass open garden room with brick built open fireplace.
