Tenants, at their option and cost, are entitled to install their own security system for its premises. The Building utilizes security cameras throughout the parking lot and at each entrance. These tapes are reviewed as needed and kept on record for thirty (30) days. Automatic sprinkler system with tamper and flow switches installed, monitored, and maintained by Simplex Grinnell in accordance with National Fire Protection Association (NFPA) Codes 25 and 13. The Landlord has designated a potential generator area on Northwest side of the Building. Large tenants shall have the ability to install a back-up generator for their Premises at their own cost and expense. The building incorporates efficient tinted glass in the design. All HVAC systems are designed to set-back during non-standard hours to conserve electrical use; and are continuously monitored by a building automation system (BAS). Fenley Office Park Building B is a Class A office building conveniently located in the Holiday Manor Area; and is situated less than 0.6-mile from Interstate-264 (Watterson Expressway) and 1.5-miles from Interstate 71. The subject property is only minutes from the Louisville International Airport and the downtown business district. The office park is linked by a sidewalk system that provides pedestrian access to the retail amenities located on the South side of Highway 42.
