SITUATION The picturesque village of Streatley on Thames lies in a valley on the Berkshire side of the river between Reading and Oxford, facing Goring on the Oxfordshire side. The surrounding countryside is designated an area of Outstanding Natural Beauty and historically this was a natural crossing point of the river, set between the Berkshire Downs and Chiltern Hills, known geographically as the Goring Gap. The interesting High Street, which forms the central part of the village running down to the river and the bridge across to Goring, is now a Conservation Area where there are a wealth of period properties many of considerable architectural merit including a thatched cottage, a beautiful William and Mary house and an Elizabethan Farmhouse, supposedly haunted by a lady in white. Following the building of the railway through the Thames Valley by Isambard Kingdom Brunel in approximately 1840, the villagers of Streatley decided the railway should go on the Goring side with the result now that while Streatley has changed little, the village of Goring on Thames has grown substantially and is now the larger village. In the village there is a parish church with Norman origins, a luxury riverside four star hotel, The Swan, which also offers a leisure and fitness club and at the top of the High Street is the Bull Inn which was an old coaching inn when the Royal Mail stopped en route between Oxford and London. There is also a prestigious Golf Club, established over one hundred years ago, set amidst beautiful rolling countryside, a nursery and a highly regarded Church of England primary school. The local area generally is well catered for by private and state schools. Across the river, the larger village of Goring on Thames offers a wide range of amenities and facilities including shops, a bank, modern health centre, traditional inns, a hotel, library, dentist and importantly a main line railway station providing excellent commuter services to Oxford, Reading and up to London (Paddington). Behind Streatley the ground rises steeply where the Berkshire Downlands meet the village and from the top there are panoramic views. The woodland and hills surrounding Streatley belong to the National Trust and the extensive bridleways and footpaths are open to the public. The village has good road and rail communications with easy access to the surrounding towns, motorway networks and for London in under the hour.

PROPERTY DESCRIPTION White Hart House lies at the end of White Hart Yard, occupying a particularly quiet and secluded position with its garden located at the rear being completely private. The cottage itself is on the end of a terrace of four and is believed to date back to the 17th century, being of traditional construction having period, brick flint and part timbered elevations under a pitched, clay tile roof. Now incorporated into the cottage is a Victorian wing, originally built as a laundry for Mrs Morrell of the brewing family. Mrs Morrell, who lived in Streatley House, owned a considerable Estate of properties and farms in the village and local area, assuming the role of a matriarch until her death in the early 1900s. The laundry has become famously associated with Jerome K Jerome s immortal book Three Men in a Boat which was first published in 1889. The cottage has benefited from extensive sympathetic refurbishment and further adaptation, now offering very flexibly arranged 3-4 bed accommodation with abundant character throughout, notably with a very successful conversion of the spacious loft area in the laundry providing a luxurious master bedroom and bathroom suite featuring Jacuzzi bath and the lantern roof. Other important features include a hand-built Shaker style kitchen/breakfast room with granite worktops, log burning stoves to the main reception rooms, spacious Orangery with bi-folding doors onto the garden, contemporary bathroom, and cloakroom suites, and all with most tasteful décor throughout complemented by an excellent presentation. Among the many original features are the sash and part leaded-pane windows, stripped pine doors, open fireplaces and exposed structural beams in the older part of the cottage. Two separate entrances and a second kitchen allow easy separation for annexe space if required.

OUTSIDE White Hart Yard is located off the High Street in the central part of the village and is a private, gravelled lane giving access to four period properties, with White Hart Cottage being situated at the furthest end. Adjacent to the cottage is a timber built, single detached Garage. Across the front of the cottage are a variety of flowers and shrubs including climbing varieties. Beyond the cottage a wrought iron gate opens into a delightful private and secluded Garden, which abuts open paddocks and is completely enclosed with three fenced boundaries and a high, part brick and flint wall along one side. The gardens benefit from stunning views of the surrounding National Trust hillsides and woodland. The garden has been professionally landscaped and is mainly lawned with a variety of beds containing mature shrubs, plants and trees including a magnificent magnolia. To one side are raised vegetable beds, a greenhouse, and brick store. To the opposite corner is a timber storage shed. Approached from the Orangery is a wide paved terrace perfect for al-fresco dining, with steps up to a further decked terrace with spa hot tub (by separate negotiation).
