Scope of Work - Single Family, San Diego, CA Project Introduction and Overview 1925 Spanish revival restoration in the quaint neighborhood of North Park, San Diego. This 3 BR/ 2 BA 1,210 square foot house is located near Balboa Park, downtown and close access to major freeways. Rehab Overview The home is outdated & needs updating throughout in kitchen and baths as well as custom tile work in kitchen and baths. Extensive landscaping work needed. Electrical and plumbing upgrades were completed as needed to comply with code regulations. Contractor Overview A licensed contractor were hired to complete all renovations. EXTERIOR: General: 1. Remove all debris in the front and back yard. 2. Re-stucco entire house and garage (no colored stucco will want to paint house) 3. Repair and stucco under covered porch 4. Demo Shed on side of garage 5. Install proper patio drains in front of garage and on driveway 6. Construct new pergola off Kitchen door, roughly 15 x10 and paint per color scheme (Check set back codes, make sure car can fit underneath) 7. Demo porch wall between pillars and to north side 8. Build new stairs on porch 9. Repair all termite damage wood as noted on provided termite report 10. Paint entire house per color scheme

Remove window in proposed new master bath where toilet is located (see attached layout) 7. Make sure all windows are operational (even after being painted, some windows string and weights are broken so those need to be fixed) 8. Make sure screens are on all window (repair or replace as needed) Landscape: 1. Install irrigation system in front yard 2. Remove existing grass in the front yard 3. Removal all debris in front and back yard 4. Install Sod in front yard and planter boxes around fence perimeter 5. Plant drought tolerant plants in planters and add wood chips in planter boxes 6. Install cement walkway to front of house in middle of grass 7. Construct new wooden fence on north side of house (CT Homes to approve fence design, follow all set back codes) 8. Fence in entire front yard with entry gate in middle (do not fence in driveway, CT Homes to approve fence design and layout, follow all set back codes) INTERIOR: DEMO: 1. Remove all trash in house 2. Demo kitchen and remove all cabinets, countertops and backsplash 3. Demo bathroom toilets and shower surround 4. Remove drop ceiling and ceiling tiles throughout entire house 5. Demo closet in third bedroom and old water heater closet (save close doors and drawer because we are relocating to other side of room and want it to look exactly the same) 6. Demo wall in master dividing master bedroom from bathroom and extra room (see attached layout) 7. Demo 3/4 bath and relocate per layout 8. Remove all wood paneling throughout the house 9. Remove ceiling drywall in garage
