Situation & Location The Walled Garden is situated on the outskirts of Uley, a pretty village in a wooded valley on the Cotswold escarpment. The village, once famous for its large number of public houses, is of historical significance. The Romans built a temple on what was once an ancient Iron Age hill fort called Uley Bury, which lies just above the village. The Cotswold Way National Trail runs close by. The village has a public house (The Old Crown), doctors surgery, primary school and parish church and a community run post office and store. The Prema Arts Centre and cafe in a former Baptist Chapel offers educational courses in the arts and crafts, musical evenings, workshops and cultural events. There is a busy village hall and sporting clubs, including cricket, are well supported. A more comprehensive range of shops and supermarkets may be found at Nailsworth, Tetbury, Stroud and the Roman market town of Cirencester. Stroud has an intercity train service to London and the M5 may be accessed at junction 13 and the M4 at junction 18. Description The Walled Garden is an exceptional contemporary oak framed house with a Scandinavian influence, clad externally with Siberian Larch. The oak frame was designed and built by Oakwrights of Hereford. Built in the former walled kitchen garden of an 18th Century Gothic revival country house, in both a Conservation Area and an Area of Outstanding Natural Beauty, the property enjoys a very private and peaceful position. The south facing drawing room curves to follow the shape of one of the two large ponds, taking full advantage of the waterside setting and providing the perfect spot from which to watch the ducks, moorhens, and kingfishers, frequent visitors to the garden. The afternoon sunlight reflects from the water to give the impression of movement within the room itself. The house was designed to include both passive and active sustainable features, including rainwater harvesting, an air-to-water heat pump and a biomass boiler using sustainable wood pellets which provides carbon-neutral under-floor heating. Green roofs are planted with sedum to blend the house with the garden and provide added insulation. Designed as a family home, The Walled Garden offers beautifully appointed accommodation that is bright and versatile extending to just under 5000 sq ft. The large reception hall, with its contemporary central staircase leading up to a first floor library area, allows light to flood into the centre of the house. Gardens & Grounds GARDENS AND GROUNDS A gated private drive sweeps around to the parking area. A large detached outbuilding contains a garage with storage at the rear, a studio, a workshop and a further small storeroom. A greenhouse with a Victorian cast iron frame is located next to the productive fruit and vegetable garden. A decked area with boules pitch overlooks the garden and swimming pool which is heated by an efficient heat pump. Wonderful views can be enjoyed from almost every aspect of the gardens which are both safe and secure for animals and children. The gardens are entirely set behind a high brick and stone wall and have been beautifully landscaped around the two large spring-fed ponds, with gently sloping lawned areas set against the picturesque backdrop of the escarpment. Specimen trees, including a large mulberry, and a huge variety of shrubs and flowers provide year round colour. HOW IT WORKS Solar orientation is one of the most significant passive ways in which a house can improve its eco credentials. The house and significant areas of glass face south, allowing use of free heat energy from the sun. To optimise this, the house is set so that the low winter sun warms the full depth of the drawing room, but in the summer the sun, high in the sky, does not cause overheating. Set into the slope, the house benefits from earth sheltering to the northern side, the point at which exposure to the elements would have the most adverse impact on thermal performance. The house has significant thermal mass from exposed fair faced concrete to internal walls and ceilings. This works in tandem with under floor heating so that warmth is retained in winter whilst both an air to water heat pump and heat recovery ventilation help the house remain cool in summer.

One of the most visible eco features are the green sedum roofs over the sitting room and kitchen. Particularly valuable in keeping the building cool in summer, the green roof provides added insulation and also attenuates the rate of rainfall run off. Insulation levels are high with a combination of natural cellulose insulation and sheep s wool, both of which help the house to breathe and provide a healthy atmosphere. Materials and finishes have been selected with a view to creating a healthy environment. There are no fitted carpets that harbour dust. The ground floor is floored in natural and recyclable linoleum (linoleum is made of entirely natural materials) and the first floor in engineered oak. SERVICES The property has mains gas, electricity and water. There is a 12 person sewage treatment plant and a further series of 4 reed beds where the effluent is treated to a very high standard. A Windhager wood pellet boiler supplies heat to the ground floor and first floor under floor heating circuits controlled with zoned and individual room thermostats. Hot water is supplied by the Windhager wood pellet boiler in the winter and by an air to water heat pump during the summer. The high efficiency of the heat pump per unit of electrical power used makes it a very cost-efficient and environmentally friendly option. An automatic rainwater harvesting system collects rainwater from the rear roof and stores this for use to supply all toilets and the washing machine.
