THE SITE The location of Dissington Garden Village is shown on the plan to the right. It covers a total area of around 210 hectares. Northumberland County Council is currently consulting upon the need for careful Green Belt release to provide much-needed new homes. The Council s emerging Core Strategy, which outlines planning policies the Council will use to help guide development, removes the site from the Green Belt and identifies it for a Garden Village. Dissington Garden Village will be located on land within the larger Dissington Estate. Primarily arable, the site is highly accessible, situated close to Newcastle City Centre and benefits from links to national and international markets via Newcastle International Airport, the strategic road and rail network, and the region s seaports. WHAT IS A GARDEN VILLAGE? A discrete, self contained, sustainable community A Garden Village is a new settlement that enhances the natural environment and offers high-quality housing and local workplaces within a beautiful, healthy and sociable environment. The Government has identified new Garden Villages as a way of meeting local housing need and, following the Government s 2016 Budget, local authorities have been invited to submit Expressions of Interest (EoI) to DCLG for new communities based on garden city principles. Northumberland County Council, in partnership with Dissington Estate, lodged its EoI in July after its cabinet voted in favour. The core principles of a Garden Village include: The accelerated provision of homes and a range of different housing types A range of employment opportunities Strong community facilities within walkable neighbourhoods An integrated and accessible transport system THESE PRINCIPLES ARE REFLECTED IN DISSINGTON GARDEN VILLAGE.

OUR VISION FOR DISSINGTON GARDEN VILLAGE We re not just building houses - we want to build an exceptional new community we can all be proud of, and we are working closely with the Prince s Foundation to help achieve this. Dissington Estate is unique in that it is within the single ownership of Lugano and located in a highly desirable location. These factors enable values to be captured and reinvested into the scheme to enhance affordability and the quality of housing; provide infrastructure improvements upfront; and give more back to the local community than typical development projects. The Enquiry by Design process, led by The Prince s Foundation, has directly informed our Illustrative Masterplan and associated design principles. We have aimed to create not simply a unique place but a sustainable community where people want to live, work and relax. We will continue to work closely with the Prince s Foundation to ensure we deliver exemplar design. We will be submitting an outline planning application before the end of the year that will set the foundations for future detailed applications. Illustrative Visual Impression

IMPROVING CONNECTIONS, RELIEVING CONGESTION Ensuring good physical connections within the site and to the wider road network will be critical to the future success of the Garden Village; and facilitating the delivery of the Ponteland Relief Road is central to our proposals. This will assist in the delivery of Dissington Garden Village and a separate planning application will be made for the relief road, led by Northumberland County Council in partnership with the Estate. In addition to providing access to the proposed development site, the new relief road will form a key strategic link, opening up a new route to allow Dissington Garden Village and adjacent areas to be better served by public transport. It will also ease the strain on the local network, reducing the impact of HGVs and relieving congestion in Ponteland. Improved sustainable links between Dissington Garden Village and Ponteland will enhance connectivity and public transport, helping to create direct links to Newcastle International Airport and the Metro.

A SUSTAINABLE COMMUNITY Dissington Garden Village is set to become one of the first new Garden Villages in the north of England, bringing together homes, businesses, educational facilities, landscaping and countryside to create a beautiful place for the people of Dissington to be proud of. Using the expertise of the Prince s Foundation, we want to build a strong, resilient and economically vibrant community, delivering an exemplar, well-designed development. Dissington Garden Village will be designed around the pedestrian and cyclist. High quality walking and cycle routes will enhance connectivity. Dissington Garden Village will provide a unique opportunity to substantially upgrade all the utilities infrastructure in the local area, including access to superfast broadband, which will help nurture and encourage entrepreneurial activity. It will deliver: Up to 2,000 high quality new homes for a range of people, from families to first-time buyers. The homes will be built to high environmental standards A wide range of housing choice, including self-build, starter homes, affordable and custom build One new job per household. A number of temporary jobs will also be created during the construction phases New community, recreational and leisure facilities, including educational provision and medical facilities Additional local spending, helping to foster a thriving business community A flood alleviation scheme that will assist in reducing the risk of flooding in Ponteland Funding to facilitate the delivery of the Ponteland Relief Road and other associated infrastructure

WORKING TOGETHER In September, Dissington Estate s development partner, The Prince s Foundation for Building Community, held a series of workshops with local stakeholders. Known as an Enquiry by Design, this involved discussions around a number of key masterplanning topics such as connectivity, the natural environment and architectural design. These were very productive and enabled us to collaborate with local stakeholders on a vision and create a series of plans which have culminated in the Illustrative Masterplan.
