WHAT SERVICE CAN WE OFFER TO OUR HOMEOWNERS? Advertising your property/ house through media such as Xpat link magazine, holiday lettings, our website and a banner through social media i.e. Facebook. Receive and manage bookings via telephone and e-mail Manage payments and deposits and deposit refunds (create a separate banking account whereby internet banking transfers and Mpesa payments can be done) Manage the booking calendar for your house, Owners to be allowed to block nights for family and friends staying for free whereby no commission will be charged for these bookings. Please note that during this time any cleaning costs and inventory checks to be taken care of by the owners themselves. Should you want to use our Cleaning service, meet and greet service and Inventory check service 20% will then apply. Before guests arrive a mini clean will be done of approximately 1 hour. Please note that window cleaning should be contracted separately. Insect spray, rubbish bags, dish washing liquid and dishwasher tablets to be put into each unit by the owners. MKWE will provide 5 toilet rolls and 5 small soaps per night; this number will also be dependent on the number of guests staying (for overseas owners MKWE can provide these items and the house owner will be billed) Offer a meet and greet service and be in telephone contact in case of an emergency Make sure the electricity meter has sufficient credit this will be topped up at the owners cost Be available to obtain keys from the guest when their stay is over and do an inventory Report damages to the owners and retain the cost from the security deposit Receive and handle complaints Launder bed linen and towels in the house or through the MKWE communal laundry service and Laundry service costs will then apply All cleaning equipment and detergents to be provided by the owners Each house to have its own inventory file, with pictures and information regarding the house, special instructions etc.; all facilities listed Page 2
MANAGEMENT CHARGES TO INCLUDE Marketing Emergency and essential operating file for each house to be given upon owner signing up with MKWE rental services. If lost a new one will be charged for. Booking, payment and management of each house s calendar Communication with owners regarding damages incurred and any maintenance repairs that needs to be done Meet and greet service Check out service Pre and post inventory check Mini clean and air pre- arrival Toilet paper and small soaps for each rental If a booking is referred to us from a 3 rd party that has been nominated by MKWE and has a signed agreement with MKWE a fee of 7% will be paid to the 3 rd party within 2 weeks of rental completion. 2 hour clean, bed linen, Towels and tea towels laundered and exchanged Electricity meters checked and monitored MANAGEMENT CHARGES DO NOT INCLUDE Post-cleaning that takes longer than 2 hours will be at the guest s cost Pre-cleaning that takes longer than one hour will be at the owner s cost Window cleaning service will be provided at the request of the owner whereby they will be charged the agreed rates Salt, pepper and kitchen basics to be provided by the owner purely at the owner s discretion Cleaning products, washing detergents etc. to be provided by the owners Seasonal cleaning at the owner s instruction and cost General maintenance checks at the owner s instruction and cost Page 3
SUGGESTED RENTAL RATES Each house upon inspection would fall into a standard accommodation category or luxury accommodation category. Taking into account cleanliness and type of services/ equipment provided and furnishings. Standard: standard furnishings and basic equipment without added luxuries. Luxury: would have luxury furnishings along with kitchen extras such as dishwasher, washing machine, TV s, I pod docking stations etc. The current show house would be termed as Luxury accommodation. People often expect more than they have at home. PEAK SEASON The peak seasons are the Easter weekend and the Christmas season from 20 th December to 8th January and therefore charge peak rates the rest of the time off peak rates would apply. Guests will be required to book for a minimum stay during long weekends and peak seasons. o Easter a minimum stay of 3 nights o Christmas Peak season a minimum stay of 5 to 7 nights o Long weekend s minimum stay of 2 nights OFF-PEAK We recommend the following: Off peak special, book a 7-night stay and pay for 6 nights. 50% deposit payable in advance to secure booking and balance to be paid 4 weeks prior to commencement of rental except during Christmas season booking needs to be paid up to 6 weeks before arrival date. Green Park s rates include daily servicing of each house including changing of towels each day. They also provide guests with soaps, shampoo, shower gel etc.; and an option to use the cleaner to wash dishes at an extra charge. Page 5
HOW TO PREPARE YOUR HOME FOR HOLIDAY RENTALS Make sure your house is adequately furnished; if it sleeps 10 people it should have seating, crockery, cutlery and glassware sufficient for10 people. You should have 2 sets of good quality towels per person as well as 2 bathmats for each bathroom Each bed should have 2 sets of linen and be fitted with mattress and pillow protectors and a suggested 2 pillows per person Each shower should have non-slip mats Use your pantry or a lockable cupboard to store your personal items A hairdryer for guests to use is a nice added touch as well as a set of cards or a board game or two Your kitchen should be adequately stocked with utensils, pots, pans serving dishes and appliances. (List provided) Providing place mats or tablecloths will protect your furniture Cleaning equipment such as a broom, dustpan, brush mop, bucket as well as all-purpose cleaning cloths, pegs, pot scourers and a brush should be adequately provided. (List provided) Provide candles, matches and emergency lighting should there be a power outage Provide a First Aid kit with no medicines Have a stock of spare bulbs available for guests Make sure you have necessary firefighting equipment (a fire extinguisher suitable for kitchen fires) Make sure you have the correct household insurance that includes public liability Have clear instructions on how to operate various appliances Guest book is a lovely extra to add to your home A welcome basket of local products would WOW your guests Page 6

If you are unsure of your dates then please put a reserve on those dates so we can contact you should we receive a booking for those reserved dates.
