Situation Higham is a small village in South Suffolk on the bank of the River Brett. It is designated as a Conservation Area, and located within the Dedham Vale Area of Outstanding Natural Beauty. This delightful village, set amongst beautiful rolling countryside, provides the Norman village church of St Marys and a well-known Point to Point course. M The larger village of Stokeby-Nayland is just 3½ miles away, providing a local village store, The Crown Inn, The Angel Inn and a petrol filling station. The A12 is just a mile and a half away giving access to the North/South dual carriageway through East Anglia and beyond is Britain s most ancient settlement, the town of Colchester, with its railway station providing a regular service to London Liverpool Street and a full a comprehensive range of commercial, entertainment and shopping amenities. G Leisure pursuits in the area are many and varied including numerous highly regarded golf courses; excellent sailing, walking and bird watching along the River Stour and the pure enjoyment of this largely unspoilt and protected area of England with its open countryside and ancient woodlands.

Ketelfield Ketelfield is an award winning house designed in 1974 by the renowned architects Aldington Craig and Collins; conceived as a glass pavilion floating in the landscape. Originally called Wedgwood House, it was inspired by Mies Van der Rohe Farnsworth House and was built between 1975 and 1978 and is listed Grade II. Ketelfield is an early and rare example of a bespoke, well proportioned, steel framed private house and is marked out by its broad expanses of glass wall interspersed by black painted Douglas Fir panels under a flat roof and positioned in such a way to take full advantage of the beautiful views over the Stour valley. The house is approached via a pedestrian bridge to the wide front door into the entrance hall. The accommodation is arranged on a free flowing and open plan basis; yet cleverly subdivided to give maximum adaptability and versatility in the use and occupation of the bright and the well-proportioned accommodation. The kitchen and principal reception rooms enjoy outstanding views over the unspoilt rolling countryside.

Approximate Gross Internal Floor Area 1841 sq.ft / 171 sq.m (Excludes Cellar) Reception Bedroom Bathroom Kitchen/Utility Storage Ground Floor This plan is for layout guidance only. Whilst every care is taken in the preparation of this plan, please check all dimensions, shapes & compass bearings before making any decisions reliant upon them.

Gardens and Grounds The gardens and grounds at Ketelfield provide a beautifully maintained, established and private setting for this architectural gem. A raised steel framed terrace abuts the Southern elevation of Ketelfield and steps then descend to open expanses of lawn studded by a variety of mature specimen trees and interspersed by well stocked flower, shrub and herbaceous beds and borders. A traditional walled garden with its brick potting shed and lean to greenhouse gives a private and protected area of lawns threaded by gravel paths and planted with fruit trees. Along the western boundaries is a belt of light woodland with further mature screening along the eastern and northern boundaries and, to the south, the gardens are bordered by open rolling farmland with far distant views across the Stour valley.
