MASTER PLAN UPDATE Phase 1 of the Dubai Hills Estate Concept Masterplan was formally lodged with Dubai Municipality for approvals in September 2014 and will be completed by the end of the year. Phase 2 of the project is currently with RTKL Consultants, the firm tasked with preparing the Detailed Masterplan and development design guidelines. TRANSPORT LINKS As part of the Masterplan development, the Dubai Hills Estate Concept Traffic Impact Study was formally lodged with the RTA in August 2014. Approvals were duly received and the Concept Traffic Impact Study will be completed at the end of 2014. We are also pleased to announce that RTA has now formally confirmed that the planned Pink and Purple Metro lines will be provided underground within the Dubai Hills Estate Project. INFRASTRUCTURE & UTILITIES To date, we have committed to infrastructure and utility contracts worth more than AED 3 billion. Due to the vast size of the Dubai Hills Estate site, the infrastructure works needed to facilitate the continued development have already been completed; however the majority of these works are underground and have therefore gone relatively unnoticed. Works currently in progress include the installation of irrigation storage, gas plant & LPG network, 132kv substations, pump stations, phase 1 deep and shallow services, and golf drainage. The expected schedule for the next stage of infrastructure and utility works is as follows: Rain Roads 1, 2 and 3 and deep services to be completed early Q1 2015, with the shallow end following in Q2. Phase 1 of the deep and shallow services will be completed early Q1 2015, and Phase 1 of the infrastructure and utilities works is expected to be completed by mid Q2 2015. 2
DUBAI HILLS ENTRANCE Entry Experience The Dubai Hills Estate entry experience will be a 2.5 kilometre journey to the main entry gatehouse through a visually elaborate parkland feature. The entry experience has been designed by award-winning international landscape consultants will provide commanding views of the Dubai Hills Golf Couse and Golf Course Estate. The entry experience will also include water features, lanterns and resort lighting, dunes, grasslands, palms and wadis, walls, sculptures, pedestrian pathways, and more than one million plants. Gatehouse The Dubai Hills main entry gatehouse is located on the main entry road and overlooks the Dubai Hills golf course. The design of the gatehouse delivers a clean, contemporary and uncomplicated structure; grand in both size and scale and intended to ensure a five-star ambiance and service. Pools and water cascades surround the gatehouse structure which allows access to the Golf Hills and Views Grand housing estates. The civil works for the gate house have been completed and the marble stone cladding has been selected and ordered. The structure is expected to be completed by mid Q1 2015. Sales Pavilion Already visible from its position on Umm Sequim Road, the Dubai Hills Estate Sales Pavilion enjoys a commanding view over the Dubai Hills Estate.When complete the pavilion will feature the Dubai Hills Estate customer journey experience, showcasing the remarkable housing and first class lifestyle on offer within the development. The clean, contemporary and stylish design of the Sales Pavilion is luxurious and elegant, and is expected to be completed in mid Q1 2015. The shell and core building, car parking area and entry 3
road works are 90% complete, with the internal fit out works scheduled for completion in mid Q1 2015. Landscaping works have been awarded for completion in mid Q1 2015 and are designed to reflect the main entry experience theme. LEISURE & RETAIL Golf Course Grading works for the four priority holes that surround the Street of Dreams are 90% completed and six edged irrigation lakes have been installed. It is anticipated that the front nine holes of the course will be completed by Q3 2015. Mall and Boutique Retail A team of experienced retail design consultants have been appointed to prepare concept plans for Dubai Hills Mall and Boutique Retail Centre. Both retail centres are expected to commence by mid-2015. The Dubai Hills Mall is expected to be completed in 2018 and will provide a sophisticated blend of luxury and convenience, fusing signature retailing with an extensive range of entertainment and F&B options. The Boutique Mall will be integrated with the Dubai Hills golf clubhouse, overlooking the driving range and is expected to be completed in 2017. Pedestrian, cycle and public transportation networks will be integrated into the designs of both malls. RESIDENTIAL Street of Dreams Display Villas Works on the two display villas (V2-Mediterranean and V4-Modern Arabic) are now 70% completed with only internal fit-out and landscaping works remaining. It is expected they will be completed by mid Q1 2015. A third display villa (V3-Contemporary) will be transformed into the Dubai Hills VIP 4
sales office and is expected to be ready by early Q2 2015. These well-appointed luxury villas range in size from 2000m 2-3,000m 2 and enjoy commanding golf course views with Downtown Dubai as a backdrop. A further 20 plots within the Street of Dreams will be fully developed by Q2 2016. Dubai Hills Views and Grove Precinct The Dubai Hills Views and Grove Precinct development currently has 36 villas currently under construction, with an additional nine villas that will be developed within the Street of Dreams. At present there are 28 villa designs available, ranging in size from 2000m 2-3,000m 2. The majority of plots face the golf course, ensuring spectacular views of the playing greens and lakes.
