Situation and Amenities Brewham House lies to the northeast of the market town of Bruton, just outside the village of North Brewham, set in the rolling beauty of a rich and varied Somerset landscape that combines prehistoric hill-forts and burial mounds with ancient hamlets and working farms. Much of the area is used for agriculture and forestry, and includes the many small rural communities. Close by is The Stourhead Estate, 2650 acres of National Trust land with the famous 18th Century landscaped gardens, complete with magnificent lakes and classical temples. Selwood Ridge to the south is dominated by the 131 foot-high Alfred s Tower. It was designed for Henry Hoare and was completed in 1772. It was built to commemorate Alfred s victory over the Danes in 879. S Bruton is a thriving town with 7 restaurants, 3 cafés and 2 pubs as well as a well-regarded butcher and an extensive selection of shopping facilities. The well documented recent addition of the Hauser & Wirth Gallery and Restaurant has attracted a large number of visitors since its opening and has added to the attraction of this unassuming yet cosmopolitan market town. The City of Bath, with its world-famous Roman baths, lies further to the north and provides first class shopping, cultural, educational and leisure facilities. E The area is renowned for its excellent schools including King s School in Bruton, Bruton School for Girls, the Sherborne schools, St Mary s in Shaftesbury and Millfield. Preparatory schools include Hazlegrove in Sparkford, Port Regis in Motcombe and Sandroyd in Tollard Royal. H Wincanton, Salisbury and Bath. A The property has good access to the A303 (6 miles to the south) linking London and the West Country. Bristol Airport is 33 miles away and takes approximately 60 minutes by car. Heathrow Airport is 97 miles and can take approximately 1.5 hours. Direct train services run from Castle Cary to Paddington in 90 minutes and from Gillingham to Waterloo in 2 hours (Distances and times are approximate).

Brewham House Brewham House is an outstanding Grade ll Listed manor house believed to date from c1600. The south front was added in the 18th Century to perfect Georgian proportions and the west wing at the start of the 19th Century using local stone cut and squared with Bath stone dressings. The house is approached via an in and out lime tree drive of some 600 yards. The present owners have reconfigured the internal layout and created some excellent rooms designed for family living. Of particular note is the spacious new kitchen / breakfast room which lies at the heart of the house, with French windows opening onto the formal garden. Original features include the Lias flagstone floor in the dining hall and utility area which formed part of the 17th Century house. Large sash windows flood the house with light. The boot room/study has a vaulted ceiling with exposed beams. The sitting room has fitted cupboards and bookcases. The kitchen, boot room and study are arranged enfilade, creating cosy individual rooms or a large open space if required.

The entrance courtyard on the east side of the house has a beautiful 300 year Mulberry tree. Further from the house are kitchen gardens, a lilly pond, secluded walled garden, wide level areas of lawn and colourful herbaceous borders, all designed to be attractive yet low-maintenance. The parkland and paddocks provide amenity and ample grazing and the current owners have built and installed a new outdoor manége. The large lake and surrounding areas are a haven for wildlife. The Barn Designed as an annex to the main house the property contains a self contained living area, bathroom and bedroom. The Cottage The detached cottage, originally built as a Dower House, is designed to provide extra accommodation for the main house and provides a living room, kitchen / dining room, bathroom and 2 bedrooms.
