The winners of the Holiday Light Decorating Contest are as follows: Best Street Dove Meadow PERSONAL HOME FREEZE PREVENTION Please take precautions so your outdoor faucets do not freeze in the winter: Detach your garden hoses prior to the onset of freezing temperatures. Then close the shut-off valves on the pipe(s) which lead to your outdoor faucets, if available. Finally, open the outdoor faucets so that any residual water can drain, if you have shut off the valves. Indoor faucets may freeze in very cold weather: HOA PIPES AND IRRIGATION SYSTEMS Before the freezing weather hit our area, Horizon Lawn and Landscaping, DS Rec, your HOA President, and I all met to go over all the vulnerable plumbing areas inside and outside the community buildings, pool, splashpad, bathrooms, water fountains, and backflow preventors. There were NO leaks or frozen pipes but, since we are not done with winter, this will be an on-going process of inspections. Try leaving the cabinet doors under the faucets open so that they can receive more heat. In extreme cases, such as multiple days of below freezing temperatures, allow hot and cold water to trickle at a slow rate into the sinks. Please remember, if the water volume is too high, you risk overflowing the sink. Insulate all water pipes which may be exposed to freezing temperatures or wind. Water pipes not in use should be drained in areas where they may be vulnerable to severely cold weather. If there is plumbing in your garage, be sure to keep the garage door closed. Pipes in unheated garages and attics should be insulated. Water heaters in garages or attics should be insulated against the cold as well with an approved Hot Water Heater Blanket.
Jacobs Reserve Newsletter page 2 PERSONAL HOME FREEZE PREVENTION cont. If your pipes do freeze: Turn off the water at the main shut-off valve to minimize problems as the ice melts. Leave the faucets on to relieve pressure when the ice begins to melt. If necessary, use a blow dryer or heat gun to thaw frozen pipes. DO NOT, UNDER ANY CIRCUMSTATNCES, USE A BLOW TORCH OR ANY TYE OF OPEN FLAME TO WARM UP AND/OR THAW YOUR PIPES. Irrigation system backflow preventors need to be protected from freezing temperatures just as your pipes, outdoor faucets, and water heaters do: Please see the diagram for directions to winterizing your backflow preventors. Insulation bags may be purchased at your favorite hardware / plumbing / home improvement store. These will protect but the shutting off as explained below is also necessary to prevent a major plumbing expense. HEAVY TRASH COLLECTION DAY Republic Services has changed the heavy trash collection day effective January 1, 2018 to the 2 nd Wednesday of each month. Please make note of this change. Jacobs Reserve Newsletter page 3 JACOBS RESERVE S CHRISTMAS FESTIVAL On Thursday, December 7 th, the area received a dusting of snow, but the best was yet to come. Santa and Mrs. Claus visited Jacobs Reserve on Saturday, December 9 th and brought lots more snow to play in, a snowslide to zoom down, good food, arts & crafts, hot cocoa, and a train to ride around in. Over 500 residents, guests, and lots and lots of children came out to have a ball (a snow ball that is).
Jacobs Reserve Newsletter page 4 WATERFALL REPAIRS AND CLEAN OUT Another project the HOA has been working on is the repairs and clean out of the water fall feature at the corner of 1488 and Carriage Hills Blvd. There is more work to do before the pumps and motors are turned back on but once completed, it will be terrific. ANNUAL ASSESSMENTS Just a reminder that all HOA assessments were due on January 1, 2018. There is a grace period of 10 days before late fees are charged. If it is more convenient for you to drop off your assessment to my office, I m in the Community Room at Welch Park Mondays, Wednesdays, and Fridays from 8:30 5pm (if I m not the office, I m probably in the community or meeting with a contractor).
