Off-Site Spaces will be located across from the property on Bertha. The Required Parking does not account for a bicycle parking reduction. The applicant is entitled to take a 30% reduction in required parking spaces by right. St. Mary s is not including a reduction at this time (due to parking concerns raised by the community).
PARKING MANAGEMENT PLAN A Parking Management Plan is being developed for peak events. The Parking Management Plan will include: Additional Parking through use of valet service: One Site: TBD Church Lot (Off-Site): TBD Goal is to accommodate at least 100 vehicles in the two identified lots. Catering and Service Staff Special Parking Instructions: Identify off-site pay garages for use by service staff. Prohibit street parking in all contracts for use of and catering and service related to the parish center space. Letter of Intent from St. Mary s: Commitment to identify additional off-site parking for peak events in connection with Planning Commission approvals.
MORE PARKING FOR CHURCH ACTIVITIES Intent is for staggered events between use of St. Mary s Church and the Parish Center. Peak events (with 300+ attendees) already occur at the Church. The proposal results in up to 34 additional spaces made available for those existing activities at the Church. Additional spaces will be available when Parking Management Plan is enacted.

ZONING APPROVAL REQUESTED Special Exception for Religious Assembly Use in the GPR-A District. Zoning Code allows Religious Assembly Use in the GPR-A by Special Exception. Applicant is entitled to special exception approval if it meets all of the review criteria for the proposed use. Applicable review criteria are found in Sections 911.04.A.53 and 922.07.D.1 of the Zoning Code. Special Exception for Shared Parking (if needed). Zoning Code allows for shared parking (use of off-site parking to satisfy parking requirements). The uses sharing the parking would be the Church and the Parish Center. Shared use is typically approved by the Zoning Administrator (this may not require special exception approval).
PROCESS AND KEY DATES Community Meeting March 16 @ 6:30 P.M. Sullivan Hall. ZBA Review and Approval of Special Exception May 14 @ 9 a.m. - 200 Ross Street. No variances are being requested. No zone change is being requested. Decision expected in June of 2015. Planning Commission Review and Approval. No dates set yet. Review by Planning Staff. Design Review by CDAP. Planning Commission briefing and hearing. (with opportunity for public comment). We will be back to discuss our Planning Commission application.
