Poplar Cottage 68 Wadborough Road Littleworth Worcestershire WR5 2QB
POPLAR COTTAGE Poplar Cottage is a delightful period four bedroomed cottage situated in the heart of Littleworth village. The present owners have tastefully renovated the property adding many features such as a fully equipped kitchen with Belfast sink and dining area, electric gates and landscaped gardens. The property boasts three reception rooms and is in walking distance to the local pre-school and infant school.
Ground Floor Entrance Hall with downstairs WC and cloaks area. Door leading into dining room with double aspect windows and views of the garden. The newly installed kitchen is fully equipped with a Belfast sink, range cooker, dishwasher and has plenty of storage cupboards. There is also space for an American fridge and kitchen table. The snug/playroom leads off the kitchen and into the large sitting room which has an open fire and a separate cast iron feature fireplace.
My favourite room is the kitchen with the original slate flooring and the feature beam with drop lights. We spend lots of time in here and the children do their homework at the table whilst I am cooking.
Seller Insight We were initially attracted by the size of the plot and the character of the property with its exposed beams and open fire. The original cottage was built in the 1800s and there had been various extensions added over the years which made it feel slightly jumbled, so we made some changes and we now believe that the cottage has a perfect balance of its old character, combined with modern conveniences, says the vendor. During the renovation, we took the opportunity to add beautiful, blue stone block paving to the front and sides of the house and the electric gates add to the sense of privacy and security. We used the same stone to create a comfortable, chill out area in the garden and it is a lovely little sun trap, idea for relaxing in the sun. The garden is very private and enclosed by hedging and I can see our children from the kitchen window whilst they play on their climbing frame. We have a decked area with a hot tub and a large seating area on the patio which is ideal for BBQs and entertaining, we do spend a lot of time in the garden! I think one of the best things about the rooms downstairs is that each one can be used as its own space or it can all be opened up to create one large living area, which is ideal for a family. At the end of the day, it can all be closed off again to create an adult haven in the lounge where we can relax in front of the fire and enjoy a glass of wine. The location has worked very well for us, it s the ideal combination of rural living with lots of lovely woodland walks and yet we re close to the local amenities in Worcester and Pershore. We live in a lovely village with a strong community feel which is very important for us, having two young children. The park is just over the road and there are lots of family activities at the village hall (which has a lovely coffee shop!) including karate and exercise classes and we recently attended the Halloween and Bonfire Night party. * * These comments are the personal views of the current owner and are included as an insight into life at the property. We hosted our family Christmas last year and it was lovely to seat all 14 of us around the kitchen table. We wrapped the children up and they played outside on their new bikes, whilst my grandpa got away from it all and retired to the armchair in front of the fire.
This is the first house that I ve lived in that I ve truly loved. I will miss the sense of community and the ease of living here, as I could walk to the preschool, then on to the village school and all followed by an exercise class and coffee in the village hall. We re moving to be closer to our family and I will really miss it here, we ve all been very happy.
First Floor A split staircase gives access to the four good sized bedrooms and a family bathroom. The master bedroom has fitted wardrobes providing good storage and an ensuite shower room. The family bathroom has a corner bath, heated towel rail and separate shower. There are two loft hatches with boarded areas.
Outside The property is accessed through electric wooden gates into a large blocked paved driveway with parking for several vehicles. There is a single garage with power. Large lawned area with raised beds, decking and an area for a hot tub.
WORCESTER Littleworth village is located approximately 5 miles from Worcester City Centre and a short distance to the M5 motorway Junction 7. The new Worcestershire Parkway railway station located a couple of miles away is under construction and is estimated to be completed in Spring 2018 with services to Birmingham, Bristol and London. This popular rural village has a pub, C of E infant school and a pre-school and village hall. Pershore boasts a plethora of independent shops, supermarkets, restaurants and leisure facilities and is just 6 miles away.
