PART 1 - GENERAL 1 SYSTEM DESCRIPTION A. The variable capacity, heat pump heat recovery air conditioning system shall be a complete system of one manufacturer. B. The system shall consist of hyper-heat simultaneous heating and cooling outdoor units, BC (Branch Circuit) Controllers, indoor fan coil units, energy recovery ventilators, and DOC (Direct Digital Controls) for control of the VRF system and non-vrf equipment per the project plans and specifications. indoor unit or group of indoor units shall be capable of operating in any mode independently of other indoor units or groups. System shall be capable of changing mode (cooling to heating, heating to cooling) with no interruption to system operation. To ensure owner comfort, each indoor unit or group of indoor units shall be independently controlled and capable of changing mode automatically when zone temperature strays 8 degrees F from set point for ten minutes. The sum of connected capacity of all indoor air handlers shall range from 50% to 150% of outdoor rated capacity. outdoor unit shall be capable of up to 150% connected capacity for future expansion. C. The basis of design system is a 2-pipe system. If an alternate manufacturer is selected, any additional material, cost, and labor to install additional refrigerant lines, branch controllers, fittings, or other required components shall be incurred by the installing contractor. The installing contractor shall be responsible for additional costs incurred by other contractors and subcontractors as a result of installing an alternate manufacturer's system. The installing contractor must provide complete drawings and documentation identifying all differences between the alternate manufacturer and the basis of design system, subject to engineer's approval. All costs associated with reviewing and approving these drawings and documentation shall be incurred by the installing contractor. 2 QUALITY ASSURANCE A. The units shall be listed by Electrical Testing Laboratories (ETL) and bear the ETL label. B. All wiring shall be in accordance with the National Electrical Code (N.E.C.). C. The units shall be manufactured in a facility registered to ISO 9001 and IS014001 which is a set of standards applying to environmental protection set by the International Standard Organization (ISO). D. All units must meet or exceed the ASHRAE 90.1 efficiency requirements for VRF systems. Efficiency shall be published in accordance with the Air-Conditioning, Heating, and Refrigeration Institute (AHRI) Standards 340/360, 1230 and ISO Standard 13256- E. A full charge of R-41 OA for the condensing unit only shall be provided in the condensing unit. 238127-1

3 DELIVERY, STORAGE AND HANDLING SECTION 23 8127 A. Unit shall be stored and handled according to the manufacturer's recommendation. 4 WARRANTY A. The entire system shall be covered by an extended manufacturer's limited parts warranty for a period of five (5) years from date of installation. In addition, the compressor shall have a manufacturer's limited parts warranty for a period of seven (7) years from date of installation. If, during this period, any part should fail to function properly due to defects in workmanship or material, it shall be replaced or repaired at the discretion of the manufacturer. A manufacturer's written warranty statement must be provided prior to system approval. B. Manufacturer shall have a minimum of ten years of VRF experience in the U.S. market and must have a minimum of ten installed heat recovery VRF systems within 25 miles of the project site. Alternate manufacturers must provide a reference list of ten installed heat recovery systems within 25 miles of the project site, including owner contact information. C. The VRF system shall be installed by a contractor with extensive VRF installation and service training. The mandatory contractor service and install training must be performed by the manufacturer prior to submittal approval. Training must be a minimum of 3 days at a manufacturer's approved training facility with equipment present. The contractor shall submit a copy of successful training certification in compliance with these requirements. All travel and training expenses are the responsibility of the contractor. At the owner's request, a visit to the training center shall be required. All expenses for this visit are the responsibility of the contractor. D. Manufacturer must provide controls integration training to the temperature controls subcontractor. Training must be a minimum of 1 day at a manufacturer's approved training facility with equipment present. All travel and training expenses are the responsibility of the installing contractor. E. Manufacturer must provide startup assistance, controls integration assistance, and a minimum of eight hours of owner's training. PART 2 - PRODUCTS 2.1 AIR-SOURCE OUTDOOR UNITS A. General: The outdoor units shall be used specifically with VRF components. The outdoor units shall be equipped with multiple circuit boards that interface to the VRF controls system and shall perform all functions necessary for operation. outdoor unit module shall be completely factory assembled, piped and wired and run tested at the factory. 238127-2

2. All units requiring a factory supplied twinning kits shall be piped together in the field, without the need for equalizing line(s). If an alternate manufacturer is selected, any additional material, cost, and labor to install additional lines shall be incurred by the contractor. 3. Outdoor unit shall have a sound rating no higher than 58 db(a) individually or 61 db(a) twinned. 4. Both refrigerant lines from the outdoor unit to the branch controllers shall be insulated. 5. Outdoor unit shall be able to connect to up to 50 indoor units depending upon model. 6. The outdoor unit shall have an accumulator with refrigerant level sensors and controls. 7. The outdoor unit shall have a high pressure safety switch, over-current protection, crankcase heater and DC bus protection. 8. The outdoor unit shall have the ability to operate with a maximum height difference of 164 ft. and have a total refrigerant tubing length of 1,804 to 2,625 ft. The greatest length is not to exceed 541 ft. between outdoor unit and indoor units without the need for line size changes or traps. 9. The outdoor unit shall have rated performance of heating operation at -13 F ambient temperatures and cooling mode down to 23 F ambient temperatures, without additional low ambient controls. The unit shall maintain 100% heat output at OaF and 85% heat output at -13 F without a supplemental heat source or a second compressor to boost low ambient heating performance. Systems shall be capable of providing indoor unit high fan speed supply air temperatures as indicated on the equipment schedules. 10. The outdoor unit shall be capable of cooling and heating operation down to- 4 F. 1 The outdoor unit shut-off temperature shall be able to operate in heating mode down to outdoor temperature of -25 F. 12. The outdoor unit shall be provided with Intelligent Heat Mode in order to reduce power consumption and peak kw draw. During Intelligent Heat Mode compressor inverter driven speed will be at a reduced speed compared to maximum inverter thresholds. This will allow full load power input savings at low outdoor air temperatures. The user shall have the capability of switching between Intelligent Heat Mode and standard operation. 13. The outdoor unit shall have a high efficiency oil separator plus additional logic controls to ensure adequate oil volume in the compressor is maintained. 14. The outdoor unit shall be provided with a manufacturer-supplied 20 gauge hot dipped galvanized snow /hail guard. The snow/hail guard protects the outdoor coil surfaces from hail damage and snow build-up in severe climates. 15. Manufacturer shall provide outdoor unit mounting rails similar to Big Foot Systems with vibration isolation. Mounting rails shall be weather resistant hot dip galvanized with a glass filled nylon base. Rails shall be minimum 14" high with an open base. B. Heat Interchanger Circuit: The outdoor unit shall contain a heat interchanger circuit for sub-cooling liquid prior to entering the outdoor coil during the heating mode. 2. The interchanger shall be of a copper tube within a tube construction. 238127-3

3. The interchanger circuit refrigerant flow shall be controlled by an electronic expansion valve. C. Unit Cabinet: D. Fan: The casing(s) shall be fabricated of galvanized steel, bonderized and finished. outdoor unit module shall be furnished with one (1) direct drive, variable speed propeller-type fan. The fan shall be factory set for operation under 0 in. W.G. external static pressure, but capable of normal operation under a maximum of 0.24 in. W.G. external static pressure via dipswitch. 2. All fan motors shall have inherent protection, have permanently lubricated bearings, and be completely variable speed. 3. All fan motors shall be mounted for quiet operation. 4. All fans shall be provided with a raised guard to prevent contact with moving parts. 5. The outdoor unit shall have vertical discharge airflow. E. Refrigerant R-410A refrigerant shall be required. 2. Polyolester (POE) oil shall be required. Prior to bidding, manufacturers using alternate oil types shall submit material safety data sheets (MSDS) and comparison of hygroscopic properties for alternate oil with list of local suppliers stocking alternate oil for approval at least two (2) weeks prior to bidding. F. Coil: 2. 3. 4. 5. The outdoor coil shall be of nonferrous construction with lanced or corrugated plate fins on copper tubing. The coil fins shall have a factory applied corrosion resistant blue-fin finish. The coil shall be protected with an integral metal guard. Refrigerant flow from the outdoor unit shall be controlled by means of an inverter driven compressor. The outdoor coil shall include four (4) circuits with two position valves for each circuit, except for the last stage. G. Com pressor: outdoor unit module shall be equipped with one (1) inverter driven scroll hermetic compressor. Non inverter-driven compressors, which cause inrush current (demand charges) and require larger wire sizing, shall not be allowed. 2. A crankcase heater(s) shall be factory mounted on the compressor(s). 3. The outdoor unit compressor shall have an inverter to modulate capacity. The capacity shall be completely variable with a turndown of 6% of rated capacity. 4. The compressor will be equipped with an internal thermal overload. 5. The compressor shall be mounted to avoid the transmission of vibration. 238127-4

6. Field installed oil equalization lines between modules are not allowed. Prior to bidding, manufacturers requiring equalization must submit oil line sizing calculations specific to each system and module placement for this project. H. Controls: The outdoor unit shall have the capability of up to four (4) levels of demand control for each refrigerant system. I. Electrical: The outdoor unit electrical power shall be 208-volts, three-phase, 60 Hz. 2. The outdoor unit shall be controlled by intelligent microprocessors. 3. The control circuit between the indoor units, BC Controller and the outdoor unit shall be 24 VDC completed using a two-conductor, twisted-pair shielded cable to provide total integration of the system. 2.2 BRANCH CONTROLLERS (BRANCH DEVICES) A. General: The branch controllers shall include multiple branches to allow simultaneous heating and cooling by allowing either hot gas refrigerant to flow to indoor unit(s) for heating or sub-cooled liquid refrigerant to flow to indoor unit(s) for cooling. 2. The units shall be equipped with a circuit board that interfaces to the controls system and shall perform all functions necessary for operation. The unit shall have a galvanized steel finish. The branch controllers shall be completely factory assembled, piped and wired. unit shall be run tested at the factory. The units shall be mounted indoors, with access and service clearance provided for each controller. 3. branch device, regardless of manufacturer, must be installed in the designated areas as indicated on the project drawings. Installation of branch devices outside of these areas and in the occupied floor space or corridors is not allowed. 4. branch device shall include at least three (3) unused branches for future use. If the manufacturer does not offer spare branches, three (3) additional branch devices must be provided and installed for each refrigeration system. Branches shall be fully installed & wired in designated areas with capped service shutoff valve and service port. 5. port on the branch devices shall be provided with a ball valve. B. Unit Cabinet: The casing shall be fabricated of galvanized steel. 2. cabinet shall house a liquid-gas separator, multiple refrigeration control valves, and tube-in-tube heat exchanger(s). 238127-5

C. Refrigerant valves: SECTION 23 8127 The unit shall be furnished with multiple two position refrigerant valves. 2. When connecting a 54,000 BTU/h or larger indoor unit section, two (2) branch circuits shall be joined together at the branch controller to deliver an appropriate amount of refrigerant. The two (2) refrigerant valves shall operate simultaneously. 3. Linear electronic expansion valves shall be used to control the variable refrigerant flow. D. Integral Drain Pan: An integral condensate pan and drain connection shall be provided. 2. Provide condensate pump with capacity of 60 GPH at 20 ft. head, complete with integral float switch, pump, motor assembly and reservoir. E. Electrical: The unit electrical power shall be 208/230 volts, 1-phase, 60 hertz. 2. The unit shall be capable of satisfactory operation within voltage limits of 187-228 volts (208V/60Hz) or 207-253V (230V/60Hz). 3. The unit shall be controlled by integral microprocessors. 2.3 FLOOR-STANDING EXPOSED CONSOLE INDOOR UNIT A. General: The unit shall consist of a floor-standing indoor section with enclosure and shall have a modulating linear expansion device. The indoor unit shall be factory assembled, wired and run tested. Contained within the unit shall be all factory wiring, piping, electronic modulating linear expansion device, control circuit board and fan motor. The unit shall have a self-diagnostic function, three (3) minute time delay mechanism, an auto restart function, an emergency operation function and a test run switch. Indoor unit and refrigerant pipes shall be charged with dehydrated air before shipment from the factory. B. Unit Cabinet: The cabinet shall be pre-painted, pre-insulated, 22 gauge galvanized steel. C. Fan: 2. 3. The indoor unit fan shall be an assembly with one (1) or two (2) Sirocco fan(s) direct driven by a single motor. The indoor fan shall be statically and dynamically balanced and run on a motor with permanently lubricated bearings. The indoor fan shall consist of two (2) speeds, low and high. 238127-6

D. Filter: Return air shall be filtered by means of a long-life, easily removable washable filter. E. Coil: 2. 3. 4. 5. 6. The indoor coil shall be of nonferrous construction with smooth plate fins on copper tubing. The tubing shall have inner grooves for high efficiency heat exchange. All tube joints shall be brazed with phos-copper or silver alloy. The coils shall be pressure tested at the factory. A condensate pan and drain shall be provided under the coil. Both refrigerant lines to the indoor units shall be insulated. F. Electrical: The unit electrical power shall be 208/230 volts, 1-phase, 60 hertz. 2. The system shall be capable of satisfactory operation within voltage limits of 187-228 volts (208V/60Hz) or 207-253 volts (230V/60Hz). G. Controls: This unit shall use controls provided by the VRF manufacturer to perform functions necessary to operate the system per specifications and sequence of operations. 2. Control board shall include contacts for control of external heat source. External heat may be energized as second stage with 8 F - 9.0 F adjustable dead band from set point. 3. Indoor unit shall include no less than four (4) digital inputs capable of being used for customizable control strategies. 4. Indoor unit shall include no less than three (3) digital outputs capable of being used for customizable control strategies. 5. Manufacturer to provide drain pan level sensor powered by a 20-year life lithium battery. Sensor shall require no external power for operation and shall have an audible indication of low batter condition. The drain pan sensor shall provide protection against drain pan overflow by sensing a high condensate level in the drain pan. Should this occur the control shuts down the indoor unit before an overflow can occur. A thermistor error code will be produced should the sensor activate indicating a fault which must be resolved before the unit restarts. 2.4 FOUR-WAY CEILING-RECESSED CASSETTE WITH GRILLE INDOOR UNIT (SMALL) A. General: The unit shall be a four-way cassette style indoor unit that recesses into the ceiling with a ceiling grille. The indoor unit shall be factory assembled, wired and run tested. Contained within the unit shall be all factory wiring, piping, electronic modulating linear expansion device, control circuit board and fan motor. The unit shall have a self-diagnostic function, three (3) minute time 238127-7

The unit shall be provided with an integral condensate lift mechanism that will be able to raise drain water 19-3/4 in. above the condensate pan. 7. G. Controls: 2.5 CONTROLS This unit shall use controls provided by Mitsubishi Electric to perform functions necessary to operate the system. 2. Indoor unit shall compensate for the higher temperature sensed by the return air sensor compared to the temperature at level of the occupant when in heat mode. Disabling of compensation shall be possible for individual units to accommodate instances when compensation is not required. 3. Control board shall include contacts for control of external heat source. External heat may be energized as second stage with 8 F to 9.0 F adjustable dead band from setpoint. 4. Indoor unit shall include no less than four (4) digital inputs capable of being used for customizable control strategies. 5. Indoor unit shall include no less than three (3) digital outputs capable of being used for customizable control strategies. A. General: The controls network shall be capable of supporting remote controllers, centralized controllers, non-vrf equipment as detailed in the building automation system specification and sequence of operations, an integrated web based interface, graphical user workstation, and system integration to Building Management Systems via BACnet and LonWorks. 2. The VRF manufacturer shall offer and provide a controller App compatible with the iphone and ipad. System shall provide direct and reverse-acting on and off algorithms based on an input condition or group conditions to cycle a binary output or multiple binary outputs. 6. Provide capability for future system expansion to include monitoring and use of occupant card access, lighting control and general equipment control. 7. 8. Control system start-up shall be a required service to be completed by the manufacturer or a duly authorized, competent representative that has been factory trained in VRF controls system configuration and operation. The representative shall provide proof of certification indicating successful completion of no more than two (2) years prior to system installation. This certification shall be included as part of the equipment and/or controls submittals. This service shall be a minimum of one (1) eight (8) hour period to be completed during normal working hours. B. Electrical Characteristics The controls network shall operate at 30VDC. Controller power and communications shall be via a common non-polar communications bus. 2. Wiring: a. Control wiring shall be installed in a daisy chain configuration from indoor unit to indoor unit, to the BC controller and to the outdoor unit. Control wiring to remote controllers shall be run from the indoor unit terminal block to the controller associated with that unit. b. Control wiring for the remote controllers shall be from the remote controller (receiver) to the first associated indoor unit then to the remaining associated indoor units in a daisy chain configuration. c. Control wiring for centralized controllers shall be installed in a daisy chain configuration from outdoor unit to outdoor unit, to the system controllers (centralized controllers and/or integrated web based interface), to the power supply. d. The centralized controller shall be capable of being networked with other centralized controllers. 3. Wiring type: a. Wiring shall be 2-conductor (16 AWG), twisted, stranded, shielded wire as defined by the Diamond System Builder output. b. Network wiring shall be CAT -5 with RJ-45 connection. 4. The Controls Network consists of remote controllers, centralized controllers, and/or integrated web based interface communicating over a high-speed communication bus. The Controls Network shall support operation monitoring, scheduling, occupancy, error email distribution, personal web browsers, tenant billing, online maintenance support, and integration with Building Management Systems (BMS) using either LonWorks or BACnet interfaces. 5. Remote Controllers a. The backlit remote controller shall be capable of controlling up to 16 indoor units (defined as 1 group). Certain indoor units, as required by the owner, shall utilize 2 remote controllers per indoor unit. The remote controller shall be compact in size, approximately 3" x 5", and have limited user functionality. The controller supports temperature display selection of Fahrenheit or Celsius. The controller shall be capable of night setback control with upper and lower set temperature settings. The controller shall display a four-digit error code in the event of system abnormality/error. There shall be up to two remote controllers per group. The controller shall require no addressing. The controller shall connect using two-wire, stranded, non-polar control wire to the connection terminal on the indoor unit. The controller shall require crossover wiring for grouping across indoor units. Shroud shall be minimum 16 gauge, with equally spaced 3/16-in. diameter perforations at 1/4-in. staggered centers, 18 holes per square inch, with 50% free area.
