Seller Insight Situated just north of the glorious South Downs in an area of Outstanding Natural Beauty is Albourne, a rather charming scattered village that is rich in old and historical buildings. Grange View House is an extremely attractive family home that was built in 2001 and thoughtfully designed to meld perfectly with the narrative of its lovely surroundings. We were living in the village for some time before we moved into this house, and although we loved the setting we were keen to find a much larger family home, says the owner. I m a developer by trade, so when we happened upon this fabulous plot of land we decided it would make sense to build a new house from scratch so that we could have everything exactly as we wanted it. In terms of the design of the house, we were keen for it to have the look of an old farmhouse so that it would fit beautifully within these lovely surroundings, however internally we wanted it to have all the benefits of a contemporary home. Initially we gave the interior a very traditional look to match that of the building, but in the past couple of years we ve had the whole place completely refurbished to give it a more modern look and feel throughout. It s now a really spacious, bright and a much more contemporary family home, and we re absolutely thrilled with the results of the changes we ve made. The house sits on around three quarters of an acre of land, and just last year we enlisted the help of a local landscape architect to redesign the whole space, continues the owner. The brief was to create a very attractive and open-feeling garden, but one that was as low maintenance as possible; we didn t want to spend every weekend gardening. We now have open lawns, pretty beds of shrubs and flowers and hedging that creates some degree of separation, which is just beginning to mature. We also have a fabulous pool area, which has been a huge hit, particularly with the children. My favourite would have to be the garden room, says the owner. We have a snooker table in there and it opens via French doors straight out onto the pool area, so it s a great space for entertaining. I think what we love most about the location is the fact that we re in this sleepy little village surrounded by glorious countryside, and yet at the same time we re close to the A23 so it s relatively easy to get just about anywhere. When the house was built we incorporated a lot of exposed wood to give the interior that traditional farmhouse feel, says the owner, and those features now combine beautifully with the more contemporary elements to give the house real character. There s a lovely balance of old and new. It s the setting and those views that I ll miss most when we leave, says the owner. We can step out of the front door and walk for miles or sit in the garden and just soak in our beautiful surroundings. It s been a wonderful family home and a stunning place to bring up our family; we ll take with us some very happy memories.

Step outside Grange View House The property is approached through a five bar gate with post and rail fencing and hedging to the front.
