Cedar Top Rectory Road Hampton Bishop Herefordshire HR1 4JU

CEDAR TOP Cedar Top is a stunning and elegant property, which sits in much sought after Hampton Bishop village. When the present owners discovered the house, they absolutely fell in love with the location, mature gardens and the house was the perfect size for the family. They could enjoy a tranquil rural lifestyle that was only three miles from the historic city of Hereford.

An imposing yet charming high quality four bedroom detached village home, sympathetically built to provide generous contemporary accommodation suited to a growing family. The property was originally constructed in the 1960 s but has been recently renovated and transformed into a spacious and malleable family home. The heart and hub of this lovely family home is the bespoke individual high quality kitchen diner added by the current vendors in 2015. The conversion of the integral garage means the downstairs not only allows for a generous traditional family lounge but also for a separate snug, dining area, store room and utility room. Externally the property boasts off street parking for at least 4 cars, mature front and rear gardens, rear patio area with views over rolling countryside to the rear aspect.

Accommodation summary Ground Floor: Kitchen Diner/sitting area Utility room Downstairs shower room Lounge Snug Store room First Floor: Master suite bedroom with ensuit shower room, dressing room and balcony. Three further double bedrooms. Family bathroom. Outside: Off-street parking 4 cars Mature front and rear gardens Views over rolling countryside to the rear aspect

The kitchen and sitting room area is a gregarious space where the family cook, eat, relax and have friends for informal kitchen meals. It is a natural gathering place, and the chef can be involved in all activities from sharing a glass of wine with guests, to overseeing the children s homework. Open the doors to the patio and you have an immediate summer dining extension.

Seller Insight Hampton Bishop is a community minded village, with a good choice of clubs and societies that are centred on the village hall. There is a local pub and as the village lies in open countryside between the Rivers Wye and Lugg there are many pretty walks. Nearby the cathedral city of Hereford offers good schools, shops, restaurants, cultural and sporting amenities. Cedar Top provides the perfect balance of country and town life. When the owners bought it, Cedar Top was in a very neglected state, and was fashioned for upside down living, but they realised its great potential. With great attention to every detail and aesthetic design, they reconfigured the house into a conventional and attractive layout. Practical requirements were not overlooked and the ground floor includes a very useful utility room and store room. The end result is a home that is magnificent throughout, and which has been customised for a comfortable and charming living experience. From the moment you step inside Cedar Top you are struck by the generosity of space, the sleek modern lines and windows that pull light into the house, creating a bright and positive atmosphere throughout. The well-established garden is an eclectic and colourful mix of shrubbery and colourful borders. This peaceful setting has the countryside to the rear, making it a haven for birds and wild life. Cedar Top is a harmonious house with streamlined living space, which combines to create a tranquil and happy home. The owners take away happy memories.*

It is hard to believe that the fantastic living and dining room were once two bedrooms. It is now one large room filled with sparkling natural light, and has a luxurious and ultra comfortable feel. Once a meal is over you simply meal move to the sofas for after dinner drinks and conversation. Open the bifolding doors and the garden is invited into the room, forming a superb, soft green background. It is the ultimate space for summer entertaining.

The house allows everyone to find a space of their own, whilst the Snug is great for children to play games or watch TV. The master bedroom is a wonderful adult sanctuary, complete with en suite and dressing room; it also enjoys a large balcony. It is a Sunday pleasure to sit on the balcony with a coffee and the papers, with a tranquil view across the garden to Haugh Woods and hills beyond.

LOCATION Located within the sought after Herefordshire settlement of Hampton Bishop, at the base of the Malvern Hills a recognised area of national beauty. Cedar Top Hampton Bishop lies within 3 miles from the Cathedral city of Hereford. The property is conveniently located in close proximity to open countryside and has access to many walks to both the River Wye and River Lugg. The village has a beautiful Norman Church and also has an active village community. It is within walking distance of one of Herefordshires most popular pub restaurants, The Bunch of Carrotts. Excellent schools, in nearby Mordiford, Fownhope and Tupsley. The name Hereford is said to come from the Anglo-Saxon here, an army or formation of soldiers, and the ford, a place for crossing a river. If this is the origin it suggests that Hereford was a place where a body of armed men forded or crossed the Wye. The Welsh name for Hereford is Henffordd, meaning old road, and probably refers to the Roman road and Roman settlement at nearby Stretton Sugwas. An early town charter from 1189 granted by Richard I of England describes it as Hereford in Wales. Hereford has been recognised as a city since time immemorial, with the status being reconfirmed as recently as October 2000. It is now known chiefly as a trading centre for a wider agricultural and rural area. Hereford is served by a four-platform railway station on the Welsh Marches Line which opened in 1854. Services regularly connect to Worcester, Birmingham, London, Manchester, Cardiff and other settlements in south Wales.
