This handsome and impressive home boasts the good looks of an elegant period property but was built in 2009. It s been a happy home to the owners ever since and it s easy to see why. A wonderful place in a truly idyllic setting, the mature gardens offer views of the lake beyond, making this a tranquil haven that s home to abundant wildlife. Feeling Right Home When the owners first came to view the plot, the house was part built only up to the lower windows. They fell in love with the position, the views and the village and could see that the house offered the space they sought: As we came in at such an early stage, we were able to have input into the fixtures, fittings and finishings too, which has really made it feel like our home from day one, Over the years they have continued to upgrade and improve the already high-spec property, refitting the kitchen and master en-suite, as well as adding a conservatory by wellrespected local firm, Mortons. The result is a home that s easy to maintain and to care for, offering the comforts of a modern build without sacrificing the quality and charm of a period home built to stand the test of time. Quality And Comfort The property was originally constructed by exclusive developer, Fleur Homes, who specialise in creating beautiful dwellings in some of the region s most desirable locations. A design-lead business, they put a huge amount of thought into reflecting and enhancing the natural surroundings of each home and to the finish, inside and out. This house is incredibly light and makes the most of the setting, with large windows framing the lush green outlook. You can enjoy lake
views from every floor to the rear of the property, while at the front you look out over a pretty and private lawned area. While the owners treat their home as a haven and place to relax, they have also hosted many family gatherings here and the house lends itself to accommodating larger groups, with five generous bedrooms and four bath and shower rooms. We once had guests miss breakfast because they brought binoculars with them and couldn t tear themselves away from the view from their guest room. Downstairs, the kitchen is another highlight of the property, cleverly designed to meet the needs of the owners who are keen cooks. There are deep cupboards, quality carousels for easy access, plus space for a wine fridge in the utility room. The beautiful conservatory works as a seating or dining area and has underfloor heating so it can be used all year round. Breathtaking Beauty The owners are justifiably proud of the gorgeous garden. We had to get rid of so much rubble and it s taken a while for everything to mature, but it s now well stocked and full of colour and interest. It s also home to abundant wildlife, from swans on the lake to the occasional deer on the lawns, as well as many different birds, butterflies and bees. There are sunny and shady spots to enjoy throughout the day and five seating areas in the rear garden alone. We have kept much of the garden lawned so it s great for a family but if you re a keen gardener you could add more beds. There s room to indulge a passion for horticulture here. They have also found this a great base from which to enjoy all that Norfolk has to offer, being around 30 minutes from the North Norfolk coast and the same to Norwich itself.

The front garden is mature and is a combination of drive, deep garden beds and lawn, with three impressive London Plane trees, a wonderful feature. The property is bordered from the road and the neighbours by mature hedging, with the drive leading directly to a detached double garage. This offers a studio above, accessed by an external staircase. The driveway also offers additional parking. The enclosed rear garden can be accessed from either side of the home and is where you start to really appreciate the property s location, with stunning views over the adjoining lakes. The rear garden itself is a combination of rear terrace, which offers direct access to the conservatory, shaped lawn and fabulous deep curved garden beds. Which can be found to both the perimeter and centrally towards the rear of the garden. A shingle path also guides you to the rear boundary where you discover a greenhouse and a timber storage shed. Set just off the terrace is the staircase, which leads to the studio found above the garage. The rear boundaries consist of low level willow fencing to ensure views are maintained and a post and rail fence found on its western boundary. The current owners also incorporate a productive vegetable garden towards the rear of the garden, whilst there is also an underplanting of spring bulbs. In all, the grounds extend to just under 0.5 of an acre.
