Directions From Edinburgh or Glasgow take the M9 past Stirling to junction 11, the Keir roundabout at the end of the motorway. Take the fourth exit, towards Bridge of Allan. On entering the town, after the bridge, turn left into Blairforkie Drive. Then turn right into Ferniebank Brae, left into Glen Road and then bear right to Pendreich Road. The drive to The Red House is on the right. Situation The Red House occupies a wonderfully private setting on the upper side of Bridge of Allan, one of Stirlingshire s hidden gems. This historic spa town has a thriving centre with a good range of shops, cafes and restaurants. Bridge of Allan has numerous sporting facilities including a tennis club and nine hole golf course which was designed by Old Tom Morris and opened in 1895. The property benefits from its proximity to Stirling University, which has beautiful grounds and many sporting facilities open to the public, including a near Olympic size swimming pool and indoor and outdoor tennis courts. The newly refurbished library is also open to the public and the MacRobert Centre provides a wide range of live performances while the Film Theatre screens both mainstream and specialist films. Beaconhurst School on Kenilworth Road is a highly thought of private day school taking boys and girls from the ages of 3 to 18. There are a number of excellent state primary and secondary schools nearby. Other private schools within easy reach include Dollar Academy, Strathallan, Morrison s Academy, Ardvreck, Glenalmond, Craigclowan and Kilgraston (girls only). Stirling, four miles to the south, is the major city of central Scotland. Stirling Castle and the Wallace Monument rise high above the city and are evocative of its historic past. The modern day city provides a full range of shops and services including several superstores. Bridge of Allan is well placed for both road and rail connections to all the major towns of central Scotland. The Keir roundabout connection between the M9 (south) and A9 (north) is only two miles to the west, allowing quick access to Edinburgh, Glasgow and Perth. Both Edinburgh and Glasgow airports are within easy reach and Bridge of Allan has a railway station with commuter services to both cities. The Loch Lomond and the Trossachs National Park lies just to the west, offering a wealth of outdoor activities including climbing, hill walking, water sports, fishing, shooting and stalking. The internationally renowned Gleneagles Hotel with its leisure club and golf courses is only 16 miles away.

Description The Red House is a wonderfully unique family house set in over 2 acres of stunning gardens on the outskirts of Bridge of Allan. It is believed that the house was built for a member of the Alexander family who subsequently founded Alexanders of Falkirk, the coach builders. It dates back to about 1899 and is constructed in a mock Tudor style. The house was extensively extended in the 1970s whilst retaining a wealth of period features throughout. An arched timber front door opens to an entrance porch from where a partially glazed inner door leads into the fantastic reception hall. This offers an abundance of traditional features such as timber panelling, a fireplace with decorative timber surround, exposed timber beams and a wonderful staircase leading up to the first floor landing. Situated off the hall is the large family room which was added to the house in the 1970s. This room offers great entertaining space and has a fireplace with beautiful traditional timber mantel and surround. Windows on three aspects provide lovely views over the garden. Directly across the entrance hall is the split level sitting room. The upper level is part of the original house and has a bay window overlooking the garden to the north west. There is also a beautiful fireplace, supposedly dating back to the era of King George III, and exposed ceiling beams. Three steps lead down to the lower level of the sitting room which has full height windows on two aspects and a large sliding door leading out onto the terrace. Adjacent to the sitting room is the dining room. This has two windows to the north west and traditional ceiling plasterwork. The kitchen features a range of fitted base and wall units with integrated double sink and appliances which include a dishwasher, fridge freezer, and a Rangemaster cooker with four electric hobs. There is ample storage space and a door leading through to a shelved larder. A further door leads from the kitchen to the utility room which also has a range of base and wall units with an integrated sink, plumbing for a washing machine and a tumble dryer. There is a linen cupboard and a further door leading out to the front of the house. The ground floor accommodation is completed by a cloakroom with separate WC off the reception hall and a generous under stair storage cupboard. The wonderful traditional staircase leads up from the main entrance hall to the first floor landing. This is overlooked by large windows which provide ample natural light and offer stunning views over the gardens to the south and west. Immediately at the top of the stairs there is a bathroom with a separate, adjacent WC. Situated off the landing are a second bathroom and three double bedrooms with fantastic views to the north west over the gardens and the Allan Glen, one of which also has a range of fitted cupboards, drawers and dressing table. A short passageway leads to two further double bedrooms, one of which has windows to the north west while the other overlooks the front of the house and has a wash basin and fitted wardrobes and a door to a small staircase leading down to what was the maid s room and to a storage room housing the boiler. Also off the passageway are a shelved storage cupboard and a study with fitted bookshelves and a laundry cupboard. Outside The driveway from Pendreich Road passes through a timber gate and then through the mature woodland to the west of the house before sweeping up to the front door. It then continues to the north east where there is a further access onto Pendreich Road. The house sits in 2.39 acres of stunning mature gardens bouned on the easttern edge by Bridge of Allan Golf Course. Stone steps lead through the gardens to the east and south of the house which are interspersed with a variety of mature conifers and broadleaved trees and shrubs. At the top of the garden there is an area of charming private woodland in which there is a timber garden shed. Beyond this is the Bridge of Allan Golf Club. The woodland continues alongside the the driveway towards the secondary gates onto Pendreich Road. Also set alongside this drive is a pond. To the north of the house is a large lawned area which can be directly accessed from the family room. A paved path leads around to the side of the house where steps lead down to the outdoor swimming pool. Here there is also a large greenhouse and a timber garden shed. To the north and west of the house is a terraced area which is ideal for entertaining guests and stone steps from here lead down into the northern gardens. Again, these are interspersed with mature rhododendrons and a variety of trees which provide The Red House with exceptional privacy from the neighbouring properties and from Pendreich Road. The grounds to the east of The Red House back on to the Bridge of Allan Golf Course which has a clubhouse and hosts a range of competitions throughout the year. General Remarks Services Mains water, mains electricity, mains gas and mains drainage. Local Authority The Red House is in Stirlingshire Council Tax Band H.
