The applicant is proposing to construct a two-storey Tim Hortons building, which is a permitted use under the current zoning. The proposed first floor of the Tim Hortons will be approximately 260 m² of restaurant space. The proposed second floor will be approximately 135 m² of staff and office space. The drive-through is proposed to have two queuing lanes. The existing Clarington Shopping Centre entrances will be used to access the Tim Hortons. Proposed Rezoning to permit dwellings with three car garages on lots with 18 metres of frontage in the Northglen Neighbourhood. File Number: Address: ZBA2017-0024 East side of Middle Road, on the north side of Concession Road 3 in the Northglen Neighbourhood. Akero Developments Inc. has applied to amend the zoning by-law to permit dwellings with three car garages on lots with 18 metres of frontage in the Northglen Neighbourhood. The Northglen Neighbourhood has architectural design guidelines specific for the neighbourhood. The guidelines allow for 3 car garages on dwellings situated on lots with a minimum of 18 metres of frontage whereas the general architectural design guidelines used for other subdivisions in the municipality require a minimum lot frontage of 18.3 metres. The guidelines restricts the garage widths to ensure a proportionate balance between the habitable portion of the dwelling and the garage is achieved. MODO North Phase I is Site Plan Approved File Number: Location: SPA2016-0010 East of Green Road, between Prince William Boulevard and Clarington Boulevard extension The Director of Planning Services and the Director of Engineering Services have issued site plan approval for MODO North Phase I being a 76 unit townhouse (condominium) project. This site plan application wraps up an approval process that also included a proposed plan of subdivision (S-C-2016-0001) and rezoning (ZBA2016-0010). A total of 76 townhouse units are approved in Phase I, with another 36 units in Phase II under review, for a total of 112 units. The site plan includes a private lane network with a central amenity space. Next steps: Onsite servicing and construction works have begun and it is expected that the owner will be applying for building permits in the near future. In the News Notice of Public Information Session On the Future Vision of the Jury Lands The area west of Lamb s Road, north of Concession Street to the rail line in Bowmanville is a Special Policy Area in Clarington s Official Plan. The Municipality retained DTAH, an urban design firm to assist with an overall vision for this block of land and to address the campus of the former Boys Training School (Camp 30). The consulting firm has been working with the Jury Lands Foundation, property owners and municipal staff to determine an overall concept. The conceptual design developed by the consultant addresses the residential development blocks, open space along Soper Creek and future Jury Lands Park. It also suggests options to reuse the six heritage buildings that are a part of the Camp 30 property. Soper Creek Phase Two The Municipality is proposing to construct Phase 2 of the Soper Creek Trail along the west side of the Soper Creek from Mearns Park to Sprucewood Crescent (opposite Madden Place). The trail is scheduled for development in 2018-2019. This new section of trail will be linked across the creek to the Jury Lands campus area by the existing trail constructed in 2015 in co-operation with the Jury Lands Foundation. The Municipality will be holding these two public information sessions for: the review of the Community Vision for the Jury Lands park the reuse concepts for the six heritage buildings and the architectural guidelines for the surrounding development, plus the alignment and construction of Soper Creek Trail Phase 2 The Public Meeting for the Jury Lands will include a presentation outlining the historical references used to develop the guiding principles for the master block plan, Jury Lands park concept plan and building re-use. Clarington Hosts Municipal Urban Designers The Planning Services Department hosted the 22nd meeting of the Municipal Urban Designers Roundtable (MUDR) on May 11.The Roundtable provides a space for municipal urban designers to share best practices, talk about common issues and learn from one another. 23 guests from across the GTA participated with Municipal Staff in a one-day workshop entitled, Growing with Character. MUDR Group Photograph The workshop included a walking tour of Downtown Bowmanville, three presentations on current projects by Planning Services Staff, and a design charrette. The design charrette involved four groups looking at the redevelopment of two blocks in downtown Bowmanville into a civic precinct that would fit and enhance the character of the downtown. The charrette also looked at possibilities of an enlarged municipal square. This workshop/charrette was an excellent opportunity to share ideas on ways to grow while reinforcing the physical character of our community and maintaining a strong sense of place.
