BASE BUILDING SPECIFICATIONS SECURITY SYSTEM The building entrances are equipped with a card reader system for access to the buildings after business hours. Building Management will issue and track cards to each employee through one designated tenant representative. At its expense, Tenant may integrate their suite entry doors into the building security system to utilize the same proximity card reader for suite entrance by employees. VOICE AND DATA COMMUNICATIONS Each floor is equipped with a telephone room that houses the Verizon incoming service. Fiber optic cable is available and can be installed to tenant space at tenant s expense. Each tenant floor has a telephone service board designed to provide approximately 600 telephone lines for both voice and data transmission. Each telephone closet is equipped with security locks. BACK-UP GENERATOR 501 Carr Road is equipped with a 500KW diesel-powered generator located at the rear parking lot. The generator currently provides back-up power to a portion of 501 Carr Road. ELECTRICITY/HVAC Electricity The building standard electrical capacity ranges from 6 watts/usf to 7 watts/usf (2 watts/usf for lighting and 4 watts/usf to 5 watts/usf for receptacles). 10
BASE BUILDING SPECIFICATIONS HVAC In 2005, a new heat pump and fresh air intake HVAC system was installed into each building. The water source heat pumps are fed from an 84% efficient gas fired hot water boiler and a remote ground-level closed circuit cooler. Each system is optimized with an Alerton Building Automation System (BAS) to minimize maintenance trouble-shooting. The base building typical floor HVAC system is designed for the following: 5 watts/rsf of heat generating equipment and lights in tenant area 11 heat pumps per floor 1 person/140 RSF Minimum outside air of 20 CFM/person SUPPLEMENTAL HVAC At its expense, Tenant may install additional heat pumps. The HVAC system infrastructure can support up to 9 watts/rsf for heat generating equipment and lights in tenant area. ELEVATORS Each building is equipped with two 3,000 lb. 3-stop hydraulic passenger elevators. ENERGY CONSERVATION The buildings have been renovated with energy conservation features to reduce overall electricity costs. These features include the following: The Building Automation System (BAS) controls the building HVAC, thereby optimizing energy conservation and increasing Tenant comfort. New systems installed in 2005 allow energy recovery to be utilized for bringing fresh air into the building while reclaiming heat/cooling from the building. Water source heat pumps (12.5-13.5 EER) provide flexibility of operating at reduced air conditioning load depending on the needs of the tenants. This allows for minimal energy consumption when operating the HVAC system after hours. 11
BASE BUILDING SPECIFICATIONS ENERGY CONSERVATION The exterior skin of the building is made of insulated cementitious panels bonded to cold rolled steel studs. Perimeter wall insulation is included as part of the exterior building skin designed to further increase the energy efficiency. The windows are treated with a high performance reflective coating that is architecturally desirable as well as energy efficient. The Tenant fluorescent light fixtures have energy efficient electronic ballasts and parabolic lenses with three (3) T8 lamps. 12
