HOME FARM HOUSE AND BARN COTTAGE This beautiful period home, which has been painstakingly restored by the current owner, occupies an idyllic location within the glorious Kent countryside

Rarely available are homes of this quality, and here you have an impressive grade II listed farmhouse with a stunning Georgian façade to one side, as well as a newly extended barn and oast conversion all set in around 1.4 acres of grounds. As well as the two homes, there is a large triple garage block that currently has planning permission granted to turn it into an annexe, should you require one. The main house is a spacious period home full of character and features that have been added to through the ages. From the oldest part of the house there are fine examples of 16th century inglenook fireplaces, an impressive array of exposed oak beams, mullion windows and oak floors. In the later Georgian extension you have the grandeur of high ceilings, clean symmetrical lines, large bright rooms with casement windows, flexible use of the rooms and an ornate staircase and landing that is so graceful and typical is the era. The house also boast two entrances, one Georgian and one 16th century, so you can choose which you prefer!

The stone and timber clad barn has recently undergone a huge makeover and the roundel has been reconstructed to its former glory, making a wonderful barn and oast conversion that houses two bedrooms with a stunning en-suite in the top of the roundel and a fully functioning cowl. Add to this a triple garage block with further planning permission for an annex, stunning formal landscaped gardens, as well as private enclosed garden for the oast, newly fenced and hedged perimeter and a lovely pond that has also been fully fenced off making the gardens child and dog proof. The whole farm complex has been transformed into a haven for family life within a semi-rural setting. Situated just off the A229 and on the edges of the parishes of Marden and Staplehurst, the property is surrounded by farmland and open countryside. The village centres are full of a good range of shops and Marden, in particular, has wonderful farm store with local produce. The mainline station in Staplehurst is around 1.5 miles away and will get you into London within the hour. Further afield are the main county towns of Tunbridge Wells and Maidstone, both with excellent shopping and recreation facilities. Seller Insight I ve always loved Kent, says Shevonne, so when my husband and I decided to downsize a few years ago, we knew exactly where we wanted to move; but our search for the ideal home still took some time. However when we happened upon this gorgeous 16th century farmhouse, although it was in a terribly rundown state, I d say that we fell for it pretty much straight away as we could see that it had so much potential to be transformed into a really beautiful home. The renovation process took just over a year to complete and we did everything, both inside and out. We replaced all of the boarding on the exterior of the property, updated the electrics, put in a new boiler and even had the sewerage system completely overhauled. Internally it s now the stunning home that we envisaged and everything has been done to the highest standard, so it s ready for the new owners to move in and just put their own stamp on it. It was very important to both my husband and I to fully restore this historic property, and when we purchased it, within the grounds was a pretty cottage that at one time had been attached to a little oast house; it was a feature of the property that really caught my husband s imagination. We reinstated the oast and combined with the cottage it s now a really gorgeous two-bedroom dwelling. The house sits on the edge of around one-and-a-half acres of lovely grounds, continues Shevonne, and the garden is another feature of the property that has been a real labour of love. The main area is a huge lawn that s divided into four equal parts by a beautiful arbour festooned with wisteria and climbing roses; we also have two pretty ponds, both of which are fenced for safety, and the cottage also has it s own section of garden. It s a stunning space and very befitting of this beautiful home. We re right out in the countryside here, surrounded by a glorious patchwork of open farmland, so it s a beautiful spot for walking and so peaceful and picturesque, says Shevonne. However I can hop in the car and be on the train to Maidstone, Ashford or Tunbridge Wells in just over five minutes, so we ve been able to enjoy the best of both worlds. * * These comments are the personal views of the current owner and are included as an insight into life at the property. I can honestly say I love the whole house, so it s hard to choose, says Shevonne. One room I m particularly proud of, however, is the main bathroom; it s a real jewel. I designed it myself and it features a lot of marble and a really elegant roll-top bath, and it also has a dressing room attached, so it s very luxurious.

The cottage is a really stunning feature of the property, says Shevonne. My daughter has been living in it, but as it s set slightly away from the main house it could be a great little rental property or a fantastic holiday let.

The whole renovation process, although challenging has been a real labour of love and I m incredibly proud of what we have achieved, says Shevonne. I will be sad to leave, but it s time for me to downsize and for a new family to enjoy all that this beautiful home has to offer.

OUTSIDE REAR GARDENS Lovely landscaped gardens are a feature of this lovely property and the current owners have transformed the rear into a classical garden with covered walkways lined with planting and a central feature. The main house has an enclosed paved terrace leading from the kitchen making it the perfect place for al fresco eating and comes complete with a pergola and enough room for a good size set of patio furniture. The gardens extend around the oast and barn, with a private area securely fenced for use of the oast. Beyond that there is a large pond complete with resident duck and this again has been fully fenced off to make a lovely secure setting. There is an abundance of hedging and planting that has been carried out as well as new fencing around the properties perimeter. To the rear of the pond there is a large shed and a summer house with power and lighting. Raised vegetable beds are ideal if you want to try your hand at growing your own produce. There is also another area of lawned garden to the side of the garage block. FRONT GARDEN There is an enclosed courtyard with raised beds and a pathway leading up to the front door. DRIVEWAY Accessed by a five bar gate from the farm track, this leads up to the triple garage block and provides plenty of parking. TRIPLE GARAGE Three separate garage doors with the middle door being electric and the side doors are manually operated. Floored loft area for storage. Planning permissions are in place for conversion of the garage and more details are available upon request. There is also a small laundry room with personal door to the side with space for a washing machine and tumble dryer.
