Location Roskruge Barton Cottage is located on the Lizard and is a short distance from historic Manaccan, a charming village with a thatched pub - the New Inn - restaurant, primary school and a Norman church. Approximately 2 miles away is Helford Village and the south bank of the Helford River. This charming riverside village allows a tranquil pace of life in this unique area of Cornwall. There is a sailing club, the waterside Shipwrights Inn, deep water moorings in the river and in the summer a pedestrian ferry to Helford Passage on the north side of the river. Much of the countryside surrounding the Helford estuary is owned by the National Trust or the Bosahan Estate and is designated as an Area of Outstanding Natural Beauty, with numerous scenic creekside and coastal walks within easy reach, including those around Frenchman s Creek, the subject of Daphne Du Maurier s novel of the same name. The Property Located in an idyllic rural position within approximately one mile of Gillan Creek and the sailing waters of the Helford River, this detached cottage is tucked away in a private position at the end of a private lane and boasts splendid countryside views. A door leads through to the utility/shower room with fitted shelving and storage, loft access and a door opening to the side of the property. On the first floor are three bedrooms, one with triple aspect views over the countryside and gardens and with a built in wardrobe. The two further bedrooms have front garden views and built in storage. Also on the first floor is a family bathroom with a freestanding roll top bath and rear garden views.

Gardens and grounds The gardens around the house are predominantly laid to lawn with some beds, and are separated from the house by a stone patio. In the most part the gardens are surrounded by low Cornish stone walls; to the rear of the house the lawn slopes up to a low wall and offers fantastic views of the meadow and countryside beyond. There is a parking area set away from the house. Agent s Note A rarely used public footpath runs through the property s plot. Potential purchasers should also be aware that the neighbouring property has a right of way down the properties lane to gain access into their field which is via a five bar gate to the side of Roskruge Barton Cottage.
