Land and Irrigation Details: This property is a nicely outfitted hay and barley farm and/or cattle ranch. The farm consists of 493.1 level and contiguous acres. Of the 493.1 acres, approximately 446 acres are irrigated with 4 pivots and 7 wheel lines. The irrigation water is supplied by 3 deep wells and surface water from a pond located on the property. The pond fills via the Beck Canal from the Big Lost River. The Beck Canal has only 4 irrigators that get water from the canal. They all work together and are great neighbors.

All pumps are newer or have been rewound, dipped and baked. The surface water and ground water on the shop side of the property are tied together with a new mainline and controlled with a VFD controller. All the pivots and wheel lines are well maintained and are turn-key. The water rights, both deep well and surface water are senior rights. 8034 inches of storage water from the Mackay Reservoir is also included in the sale. In 2014, ~221 irrigated acres were seeded with new alfalfa and ~30 irrigated acres were seeded with pasture grass. The remainder of the irrigated cropland, ~195 acres, are enrolled in a barley contract @ $10/cwt with the new owner assuming the contract. The ranch historically produces 4+ tons of premium or superior dairy quality alfalfa hay per acre and 90-100 bushels of feed or malt barley per acre. The Big Lost River borders the south end of property and the Big Lost Mountain Range, the tallest mountains in Idaho, serve as a drop-dead gorgeous back drop for the property. The fishing, fly or cast, from the ranch is very good with the owner catching two, 2 pound rainbows in one afternoon on a Joes Hopper.

Home Details: The home has 2500 square foot of living space with 4 bedrooms, 2 bathrooms. The kitchen, dining area, living room, master bedroom, additional bedroom, and one full bath are on the ground floor. There are 2 bedrooms, full bath, laundry/mechanical room, family room, and storage room downstairs. In addition, the basement has egress windows in each bedroom and an egress window and exterior door in the downstairs family room.

The home was renovated in 2015 with a high-end fully permitted and professional remodel inside and out.
