SITUATION Byfield House is situated in the heart of the delightful Cotswold village of Painswick which is known as The Queen of the Cotswolds, in an area of Outstanding Natural Beauty and Bisley Street is believed to be the oldest street in the town with origins dating back to 1086. The 15th Century Church with its steeple, table tombs and clipped yew hedges dominates this small Cotswold settlement with its ancient streets of stone cottages and houses. There are pubs, hotels and shops for everyday requirements but for more comprehensive shopping, commercial and recreational amenities Cheltenham, Gloucester and Stroud are all within easy reach. Cheltenham is particularly well endowed with public schools being home to Cheltenham College (co-ed), Cheltenham Ladies College, Dean Close and St. Edwards, Beaudesert Park at Minchinhampton about six miles away has a co-ed prep and pre-prep school with an enviable reputation. DESCRIPTION Byfield House is an enchanting Grade II* Listed gem which offers beautifully elegant and historic accommodation whilst retaining much of its period character. It provides a rare opportunity to purchase a truly original and completely unspoilt house. The oldest part of the property is the attached barn to the rear, which is believed to have 14th Century foundations and predates the Tudor part of the house. The property was extended in 1730 with the addition of a four storey wing and a Georgian top floor to the Tudor part of the house. In the 1820s a Regency link was built between the main house and the barn and the whole property is now a delightful melange of historical styles. Within its interior, this exquisite family home has an abundance of original features including an early 17th Century carved stone fireplace and three smaller carved fireplaces in the bedrooms. Of particular note is the Adam style neo-classical plasterwork in the sitting room and a plain 18th Century stick baluster stairway. On entering the house one is immediately enveloped within its wonderful historic ambiance. With flagstone floors the entrance hall leads onwards to the heart of the property, the Tudor Hall, and from here you can immediately sense the historic atmosphere of this unique home. There are three superb attic rooms which, subject to the necessary consents being obtained, could provide further accommodation or indeed be converted to create a superlative master suite. In addition to the main house is The Garden Room which is accessed via an early rusticated oak doorway leading to the donkey passageway where the donkeys carrying wool packs would have been led. It comprises of kitchen, bedroom and shower room with a covered terrace. To the rear lie the lovely walled gardens. Mainly laid to lawn, it includes an abundance of mature trees and shrubs along with various seating areas and a secret garden. A gravelled and paved area provide an ideal space for alfresco dining. To one side is a spite wall which affords plentiful privacy and the summer colour within the garden is an utter delight. It is unusual to find a garden of this size in the heart of the village and it provides a tranquil and calm haven from the hustle and bustle of everyday life.
