Dear Homeowner: Attached is an updated list of items covered by your monthly association fee. The Association provides maintenance service on a routine basis for many of the listed items. See attached service descriptions regarding landscape maintenance, snow removal and trash removal. Please note the landscape services for the limited common areas (pool areas, terrace areas and courtyards). The Association provides certain basic landscape services to these areas. Homeowners who request service levels that exceed the basic plan will be invoiced by the Association contractor for the additional services. Homeowners are also reminded that with the approval for improvements, additions or upgrades to their homes, is the continuing obligation to maintain that improvement or addition. This obligation continues with each subsequent conveyance of the title to each living unit. HERMITAGE HOMEOWNERS ASSOCIATION GENERAL SERVICE INFORMATION ITEMS COVERED BY THE ASSOCIATION FEE 1. Exterior wood siding and trim. See policy on exterior wood/trim. Please note that the Association will not repair or replace cedar located within courtyard or pool areas where private landscapers have built up the soil or mulch against the walls or fences, result in insect damage or rot. 2. Exterior caulking on a six-year cycle when the unit is stained. See policy on caulking. Please note that replacement window or door installations or other exterior envelope penetrations shall be caulked by owner's contractor at the time of installation. 3. Garage door numbers. Only installed on wood doors. Metal door installations require garage door installer to place numbers on the doors. 4. Mailboxes, posts, numbers, unless damaged by owner, guests, contractor or delivery person working for owner. Damaged box and post replacement charge of $150. 5. Exterior stain every six years. 6. Exterior paint on garage, front and garage entrance door and trim every four years. The Association does not paint storm doors or window frames. 7. Maintenance of roofs, gutters, downspouts and existing PVC roof drains in common areas. NOTE: Gutter cleaning in excess of the spring (3 times) and fall (4 times) cleaning is a billable service. System upgrades are a billable service. 8. Snow removal from walks leading from garage to front door. 9. Snow removal from driveway and roads. 10. PLEASE NOTE: The Association will not upgrade or correct construction defects original to the construction, or the result of a renovation, modification by contractors working on behalf of the unit owner. Responsibility to maintain any improvement or additions and obligation to maintain same run with the title from owner to owner. Owners are responsible to meet Township Code requirements on upgrades. If it is not listed above, it is NOT covered by the Association. 3

ITEMS NOT COVERED BY THE ASSOCIATION FEE (HOMEOWNERS' RESPONSIBILITY) 1. Outside electrical outlets and covers. 2. Recessed lighting fixtures, lighting fixtures over garage or at doors, security lighting. 3. Ground lights of any kind. 4. Light bulb replacement of any kind. 5. Exterior electric meter and panel. 6. Outside water faucets. 7. Windows, sliding glass doors, hardware, skylights, screens, storm doors, broken window glass or skylight glass, weather-stripping on windows, sliding doors and doors, garage doors, thresholds, door trim, flashings, window frames, window seals, window or sliding doorframe paint. 8. Window cleaning/skylight glass cleaning. 9. Entrance door hardware, locks, doorbells and garage door openers. 10. Sidewalks and patios within limited common areas - replacement of or snow removal service. 11. Terrace concrete (patios), patio wood expansion joints, lower level pool concrete, drains. 12. Cleaning of exterior walks and patio surfaces, power washing, sweeping, etc. 13. Decks, deck stairs, railings, air conditioning/heating or pool equipment enclosures. 14. Seasonal plantings/perennial maintenance. 15. Landscaping of atrium/atrium maintenance. 16. Greenhouse glass and structure. 17. Sewer line and water line maintenance within or under building. 18. Cleaning of fireplace flue and maintenance of flue, chimney caps, etc. 19. Security systems of any kind. 20. Heating, air conditioning, humidifiers, water heaters, kitchen exhaust fans, under- ground conduits for utilities, dryer vents, etc. 21. Pest or insect control (interior and exterior). 22. Homeowners Association insurance (this is billed separately). 23. Any upgrades that have been approved by the Board of Directors and installed by the homeowners' contractor or any non-approved installations. 24. Driveway sealing, driveway crack repair, driveway repairs general. 25. Exterior masonry. See policy on exterior masonry maintenance. 26. Winter storage of pool/deck furniture, pottery, statuary, or other personal items. 27. Watering of shrubs, trees and lawns. 28. Pruning, replacement planting of shrubs, trees, flowers, plants of any kind within courtyards, pool areas and/or limited common areas, tree and stump removal. 29. Maintenance of pavers, slate or other surface coverings. 30. Service to underground propane tanks and lines. 31. Service to any building or site component not authorized by the Declaration of Covenants, Easements and Restrictions. 4

SERVICE INFORMATION TRASH REMOVAL GUIDELINES: All refuse and garbage shall be placed in closed containers. The Association requires containers over the use of plastic bags because of animals and stray dog problems. Recyclable materials (aluminum cans, bi-metals, plastic and glass) except for newsprint, are to be placed in the recycling container supplied by Lower Merion Township. Newsprint should be either bound with string or bagged and placed alongside the recycling container. Medical waste of any kind may not be co-mingled with trash. Homeowner must make separate arrangements for disposal. Homeowners with large, bulk items such as furniture, appliances, carpets, etc. can arrange for a special pick-up by calling G & C Waste at 610-313-9710. The items will be picked up by a special truck sent to your home at no extra charge. Bulk items will not be picked up by regular trash or recycle trucks. Construction materials, chemicals, paints, etc. of any kind will not be picked up. Trash containers must be out by 8:00 a.m. The regular scheduled pick-up day is every Monday and Thursday; recyclables are picked up every Thursday. If the contractor misses your trash, call the Association office (610-527-3592) and our staff will pick up your trash. PLEASE NOTE: The Association will no longer pick up landscaping debris generated by a unit owner or their private landscape contractor. Place all landscaping debris in your trash containers for pick-up or have your private landscape contractor remove the debris. SNOW REMOVAL SERVICE: The Association staff acts as the primary contractor. The Association staff employs several subcontractors to serve a secondary role in the event of a major snowfall. Snow and ice are removed from the walks when the depth is two inches or greater. For snow depths below two inches, snow and ice will be removed at the termination of the storm. The following walks are cleared at each home: Walk leading from front door to driveway Walk leading from front door to rear garage door Driveways will be plowed when snow accumulates to a depth of two inches or more. Snow is back-dragged away from the garage door. 5

The Association supplies homeowners with calcium chloride de-icer for use on walks. Homeowners should not use rock salt on the walks. Rock salt will damage the surface and cause flaking, pitting, etc. If a homeowner is found to have used rock salt resulting in surface damage, the concrete will be replaced and until owner invoiced for the damage. During late November, the Association maintenance staff will install the driveway and walkway markers at each home. These markers help the plow operators locate the driveway and above-ground obstacles during a severe storm. Replacement markers will be installed on an "as needed" basis. Orange reflective stakes will be placed at all unit main water meter shut-off valves for location during accumulating snow. The Association has discontinued the practice of applying rock salt to al\ driveways and road surfaces, as recommended by the Grounds Committee and approved by the Board of Directors. The following driveways with steep hills and the main road areas will be rock-salted on an "as-needed basis: 1000, 1002, 1004, 1052, 1054 Broadmoor (partial) 1032, 1034 Raffles (partial) 1112,1118,1154,1158 St.Andrews 1132, 1134 Calaway 1202, 1204, 1206 Round Hill (partial) 1212, 1214, 1216 Round Hill 1220, 1222 Round Hill (partial) 1250, 1270 Round Hill (partial) 1272, 1274, 1276, 1278 Round Hill (partial) Main road entrance areas and intersections St. Andrews Road hills GENERAL MAINTENANCE: Homeowners are requested to submit requests for maintenance in writing to the Association office at 1165 St. Andrews Road (adjacent to the pond and tennis courts). Please note that during the year, the Association automatically schedules repetitive maintenance work such as gutter cleaning (spring and fail), fence and gate repairs (summer) and the cleaning of driveway and storm sewer inlets (spring). However, if you require service in any of these areas before the scheduled period, please advise the office as requested above. 6

LANDSCAPE SERVICES COMMON AREAS ONLY LAWN MOWING: All lawn areas will be mowed by Friday afternoon of each week, weather permitting. The grass height will be maintained at 2 to 2 Y2 inches and adjusted to 2 Y2 to 3 inches during dry periods. FERTILIZER: All lawn areas will receive three applications of balanced fertilizer during the year (April, September, November). WEED CONTROL AND CRABGRASS CONTROL: All lawn areas will receive two applications of weed control (spring and fall) and one application of crabgrass control (spring only). BED MAINTENANCE/MULCHED AREAS: A. All bed areas will be edged two times per year (spring and mid-summer), using a steel blade edger. All beds will be cleared of surface debris, weeds, dead plants, sticks, etc. during the normal spring clean-up. The existing mulch will be fluffed, raked, and leveled to obtain a neat appearance. This work will occur during the normal spring clean-up. A pre-emergent, or equivalent, will be applied to control weeds. B. Beds with less than two inches of mulch, or where washouts have occurred or soil exposed, will be mulched with double-ground oak bark mulch, as needed. Pine trees will not be mulched; needles will remain as natural mulch. WEEDING/BED MAINTENANCE: All bed areas will be weeded and surface debris, such as sticks, trash, etc. will be removed on the following ongoing schedule (8 operations): Week of June 1 Week of June 22 Week of July 6 Week of July 27 Week of August 10 Week of August 31 Week of September 14 Week of October 5 7

Also, during the spring clean-up and the mid-summer bed edging operations, the beds will be weeded, a total of eight operations per year. PRUNING: Trees, deciduous and evergreen, up to eight-inch diameter trunk, will be pruned and trimmed according to sound horticultural practice. All shrubs and trees around each cluster will be pruned and trimmed each season on the following schedule: Early spring (March-May) Mid-summer (June-August) Late summer, fall/winter (September-December) WALKS AND CURB EDGING: All walks and curbs will be edged, using a metal blade edger, on the following schedule: Week of May 19 Week of July 21 Week of September 14 SPRAYING/INSECT CONTROL/SHRUBS AND TREES: All foundation shrubs will be sprayed as needed to control insect and disease damage. Spring includes one dormant oil spray and three cover sprays for control of insects and disease. The ornamental trees and shrubs will receive a foliar feeding 20-20-20 with insect and disease control spray to promote healing. Trees in this category are defined as those that have a caliper of up to 12 inches in diameter. William Johnston Company will provide this service. FALL LEAF REMOVAL: Leaf removal and general clean-up will begin on or before November 1 and continue until all areas have been cleaned. Homeowners are responsible to remove their dead annuals from the mulched beds and remove all pottery and statuary for the winter. LAWN INSECT AND DISEASE CONTROL: The contractor or Association will apply lawn grub and insect control on 44 acres of fine lawn area during the season as required. The Association does not apply lawn fungus control due to the prohibitive cost. 8

DEBRIS REMOVAL: Debris (branches, sticks, rocks, trash) on lawn areas will be removed by the contractor on a regular basis. The Association staff will also help in this area (minimum of 12 times per year). WATERING: The contract with the landscaper does not provide for watering of the lawns, shrubs and trees. Watering is the responsibility of each homeowner. The Association staff will water new installations for the first week. Due to manpower restrictions and the enormity of the task (watering 64 acres of fine lawns and over 5,000 shrubs and trees), the Association is restricted to minimum service in this area. Homeowners may make arrangements with their private service personnel to provide this service. Homeowners who request service levels exceeding this outline will be invoiced by the contractor for additional services. 9

LAWN MOWING: LANDSCAPE SERVICES LIMITED COMMON AREAS (COURTYARDS. TERRACE AREAS. POOL AREAS) All lawn areas will be mowed and trimmed by Friday afternoon of each week, weather permitting. FERTILIZATION: All lawn areas will be fertilized as specified for the common areas in the spring and fall. WEED AND CRABGRASS CONTROL: Weed and crabgrass control will be applied as specified for the common areas. EDGING OF WALKS: As specified for the common areas. SPRAYINGIINSECT CONTROL/SHRUBS AND TREES: As specified for the common areas (foundation shrubs only). FALL LEAF REMOVAL: As specified for the common areas. MULCHING: Replacement per Grounds Committee directive of 8/20106, same as specified for the common areas. SEEDING AND SOD REPLACEMENT: The Association will seed bare spots in the courtyard/pool area lawns each spring. Homeowners are requested to assist the staff by watering these areas during reseeding and dry periods. If the courtyard/pool area lawn has significant turf loss, the Association may re-sod the area in the spring (April 1 to May 15) or fall (September 15 to October 15). However, courtyard or pool area lawns that have very shady conditions or have had a history of continued die back and loss will be cause for the Association to consider alternative courtyard surface treatments to reduce Association costs, i.e., river rock, mulch, etc. Courtyard/pool area lawns damaged by pets will not be replaced by the Association free of charge. Homeowners will be charged time and material for this work. 10
