CONSENT ITEMS - PUBLIC HEARINGS CONTINUED ITEMS - PUBLIC HEARINGS 2. 601 North Crescent Drive (PL #1020643) Required revisions to a previously approved R-1 Design Review Permit to allow the construction of a new two-story single-family residence, located in the Central Area of the City, north of Santa Monica Boulevard at 601 North Crescent Drive. That the revisions to the project, required pursuant to the conditions of approval in Resolution No. DR-05-11, be approved as presented with the standard conditions found in Resolution No. DR-05-11 in addition to the following project specific conditions: 1) The applicant may widen the second story Juliette balcony railings (along the front elevation) by up to 12" beyond the edge of the French Doors. 3. 804 North Camden Drive (PL# 0905850) Required revisions to a previously approved R-1 Design Review Permit to allow the construction of a new two-story single-family residence, located in the Central Area of the City, north of Santa Monica Boulevard at 804 North Camden Drive. That Resolution No. DR-06-11 conditionally approving the R-1 Design Review Permit be approved as presented with the following project specific conditions:

1) A corrected landscape plan, which shows a ficus hedge along the north and south property lines and the 36" box Olive trees in the front yard area, shall be submitted to staff for final review and approval. 2) No fountain shall be permitted within the front yard area. 4. 724 North Elm Drive (PL# 103 8778) A request for an R-1 Design Permit to allow a facade remodel of an existing two-story single-family residence, located in the Central Area of the City, north of Santa Monica Boulevard at 724 North Elm Drive. A resolution is to be drafted for consideration at the next meeting with the following elements to be addressed: );> The French doors (with the juliette balconies) along the second floor should be straight along the top (same French door design as was presented to the Commission on February 3, 2011). The side windows along both sides of the French doors shall be removed and exterior light fixtures (the same as the fixture presented to the Commission on ) should be added to both sides of the French doors; );> The central window located above the entry shall be removed and the remaining two windows should be moved closer together. The molding around these two windows should be increased in thickness; however, should not exceed 6 inches; );> A revised landscape plan should be provided which includes elevations of the proposed pillars and walls in the front yard area. The landscaping plan should also show the Birch trees replaced with Japanese Pear trees (minimum 48 inch boxes) and an alternative species to the ficus proposed within the front yard area; and

5. 220 South Maple Drive (PL# 103 8705) A request for an R-1 Design Review Permit to allow the construction of a new two-story single-family residence, located in the Central Area of the City, south of Santa Monica Boulevard at 220 South Maple Drive. That the Resolution No. DR-04-11 conditionally approving the R-1 Design Review Permit be approved as amended with the following project specific conditions: 1) Elevation option #4 is the approved elevation. NEW BUSINESS - PUBLIC HEARINGS 6. 706 Alpine Drive (PL# 1101970) A request for an R-1 Design Review Permit to allow the construction of a new two-story single-family residence with basement, located in the Central Area of the City, south of Santa Monica Boulevard at 706 Alpine Drive. Vigen Pezeshkian, architect Buel L. Hensley, landscape architect Aziz Zarabi, applicant/contractor Returned for restudy. The Commission had the following comments: ~ The design is overall too massive in appearance and the fayade is very busy and should be simplified. Remove some of the decoration and provide design elements that are consistent with each other; ~ The flat blank space at the roofline above the entry is odd. Needs to be further designed; ~ The small windows along both sides of the entry feature (at first and second floors) appear squeezed onto the fayade and are out of scale; ~ There are too many light fixtures along the facade, please reduce the number of lights. Provide a cut sheet/details of the light fixtures proposed along the front facade;

? The entry columns and cornice appear to be out of the scale. The entry needs to be re-worked and refined. The columns appear excessive and do not compliment the project. Consider tapering the entryway back toward the fa9ade;? The dormers do not compliment the design;? The pediments above the ground floor French doors do not add to the design;? The roofline needs more strength. Try to mitigate the tall appearance of the residence by bringing the eave line lower. Consider incorporating larger roof overhangs (deeper eaves);? Increase the depth of the second floor balconies (deeper than 4 feet is recommended);? The quoins along the fa9ade appear to heavy;? The stucco color is very white. Consider alternative color options;? The landscape plan is incomplete. Provide a further developed landscape plan which includes the types of plants proposed, the quantity of each type of plant and the size of each type of plant. The planting should complement the grandness of the proposed residence; and? Provide samples of the paving materials proposed. ELECTION OF OFFICERS FOR 2011 (Chair and Vice-Chair) Commissioner Pepp was unanimously elected as Vice Chair. Moved by Commissioner Szabo and seconded by Chair Strauss.
