Roof cleaning was completed, and due to the DRC walk -through some of the outside lights needed to be updated. I would like to thank all the residents that responded to our report and completed the work. The next thing on the agenda is our Mail Boxes and Posts. They are starting to look really bad, and are in need of some repair. We are scheduled to replace them in 2019, but I don't think some of them will last that long. We are looking for some input By Mike Harley The HOA expenses continue to be in line with the budget forecast. However, our revenue experienced a nice surprise due to the receipt of over $7,500 collected from a delinquent former owner. As I mentioned in an email to all owners, the HOA Board voted to have Mainscape replace some sod in 38 front yards. The cost President s Message Treasurer s Report Third Quarter, 2017 from our residents as to what we should do. Also, we are working with Mainscape on the Sod replacement in the front of some of the Villas. This is due to the PSA Horticultural inspection report last month. If anyone needs sod in the back of their Villa this would be a good time to get with Mainscape and have it scheduled at your expense. We are looking at 3 contracts that are up for renewal next year: Mainscape, PSA Horticultural, and Roof Cleaning. If anyone is interested in helping with this, please let us know. of that project is $2,460, which was not in the original 2017 budget. With the two unplanned items above, and if there are no others, we will be able to add over $5,000 to the Members Equity this year. This fund currently exceeds our CPA s guidance by over $10,000 so we are well positioned if there were to be a catastrophic event.

Page 2 Page 2 The The Villas Villas at at Gateway Greens Second Quarter,, Third 2014 Quarter,, 2017 Landscape Committee Report COMMITTEES: * Denotes Chairperson By Ted Soter The Villas landscape issues that have been dealt with during the first half of 2017 were mostly concerning, or due to, the drought conditions experienced during the first months of the year. The maintenance programs for the lawns, plants, trees, shrubs, and irrigation present varying issues as conditions change, therefore these programs are altered to respond to those changes. Improvement in the appearance of the landscape is slow to be seen as changes are made, but be aware that enhancement of the Villas landscape appearance and its value is the goal of the program. There have been meetings with the landscape contractor to discuss the issues (complaints) that have been noted concerning the services that are provided, with two problems noted: The first problem is a shortage of personnel to perform the services in a timely manner, and the second is the failure to communicate and complete the customer service requests documented on the Website by Email or the Phone. No solution for the personnel problem was provided, other than to tell us that management is aware of the problem and addressing it on a constant basis. The delays of providing service requested by CSR s are explained by the understaffing, and WELCOME, NEW NEIGHBORS personnel are being reassigned to help alleviate this problem. The dropped CSR s that go unresolved are the result of Mainscape s internal IT department not communicating the information from the central information center in another state back to the local office here in Fort Myers. None of this information translates to the owners getting work accomplished in a timelier manner, or relieves the frustration of maintenance not being accomplished as needed for the landscaping, but the local management asks that the owners experiencing problems with the CSR system, follow up any requests that are not serviced in a timely manner. When the system documents work requests correctly, the work requests are usually satisfactorily completed. The local management appreciates the extra effort folks make to complete this notification system and allow them to correct any issues with the services they provide. The quarterly reviews by the horticulturist continue, and we are working with the recommendations to provide enhancement projects for the Villas that fit our needs and resources. The palm trees will be trimmed in September, barring any unforeseen problems with weather, and, as always, your suggestions and questions are welcome as we continue to work on improving the Villas landscaping. We were saddened to hear that our dear friend and long time Villa resident Louise "Lou" Delande passed away on Friday June 9th. If you knew Lou, you loved her. She could light up a room with a big smile and a good natured ribbing. She was always ready for a good card game and a good laugh with friends.
