SCOPE OF WORK A-104 2 Bedroom 1 Bath RENOVATION NOTES ENTIRE UNIT 1. Demo Bathroom tub/shower, medicine cabinet, light, (leave ceiling exhaust fan in place), ceiling fan, heater unit and controls and door. Demo floor covering (vinyl and/or carpet) including existing wood baseboards. 2. Demo toilet, sink/vanity. BY OTHERS. 3. Demo bedroom closet bi-fold doors and closet shelf. 4. Demo hall closet bid-fold door and closet shelf. 5. Remove appliances from unit to either parking lot or dumpster. (Maintenance will determine what appliances can be used for parts prior to removal). 6. Keep window coverings (replace as needed By Owner). 7. Check windows and Clean Metal (remove old paint). ALTERNATE EU#1 Repair and Float any major wall / blemishes or issues. 8. FLOORING a. 1 st Floor i. Concrete go over with GLUE DOWN VLP. (Prep as needed). - BY OTHERS ii. Carpet (Demo and Remove) to existing concrete and go over with floating VLP. (Prep as needed). BY OTHERS iii. Cutting Concrete (trenching) on first floor units is necessary to move baths and/or add baths. iv. Furnish and Install GLUE DOWN VLP Flooring. - BY OTHERS v. Furnish and Install Cove Base. - BY OTHERS b. 2 nd and 3 rd Floor i. Remove existing flooring to subfloor. - BY OTHERS ii. Replace any bad boards and screw them down. - BY OTHERS iii. Add 3/8 4-Ply Sure Ply (Brand) underlayment. - BY OTHERS iv. Furnish and Install Glue Down VLP Flooring. - BY OTHERS v. Furnish and Install Cove Base. - BY OTHERS 9. ELECTRICAL a. Remove and Replace all switches and outlets with WHITE Décor Style Rocker switches. (OWNER Supplied Materials). b. Install 1 USB Outlet / Electrical plug for each room (Dining, Living, kitchen, Bedroom). (See plan USB Markup for Locations). (OWNER Supplied Materials). c. Install Electrical Outlet for washer and dryer in new laundry room (closet). (OWNER Supplied Materials). d. Install new Light Fixtures throughout unit (including new laundry room). Install all Plumbing and Electrical for ventless Washer Dryer units (supplied by Owner). (OWNER Supplied Materials). b. Install New Washer Connection Box with Plumbing lines. (OWNER Supplied Materials). c. Install Curtain Rod. (OWNER Supplied Materials). d. OWNER to Receive Delivery on Washer and Dryer, Delivery Company to set units in place. e. Contractor to connect Washer and Dryer to Plumbing and Electric. (OWNER Supplied Materials). f. Install New Light Fixture in Laundry. (OWNER Supplied Materials). g. Install Wire Shelf over Washer and Dryer. (See Wire Shelf Layout Plan for Unit Type). (OWNER Supplied Materials). 11. KITCHEN a. Keep window coverings (replace as needed). b. (Maintenance will determine which appliances will be kept for parts prior to removal). e. Remove HOOD FAN up for microwave. f. Delete old valves and Cap Lines. g. Install new P-Trap and Shut Off Valves. Make sure they fit below sink basin. (OWNER Supplied Materials). h. Remove Pantry Bi-fold doors and track. i. Change Rough Opening at Pantry to Finished Opening (Plaster). (OWNER Supplied Materials). j. Install Door Casing at the Finished Opening on Kitchen Pantry. (OWNER Supplied Materials). k. Remove Light Fixture. Install New Light Fixture. (OWNER Supplied Materials). l. Remove and Patch existing phone jack / outlet. Match existing wall texture. (OWNER Supplied Materials). m. Remove all outlets and switches. n. Install Outlets and Switches with New White DÉCOR style (1 with USB) (Parts supplied by Owner. o. Check outlets / switches and move outside of the sink (above) area and out of conflict with Stove or other items/appliances. p. Install Stove outlet up into wall. (OWNER Supplied Materials). q. Cabinets i. New Cabinets (see layout) FURNISHED BY OTHERS. ii. Install New Cabinets (see layout). INSTALLED by GC / Contractor. r. Counter Top i. Furnish Quartz Counter Tops (see layout).
