Whilst the investment by Enterprise will need to be validated by a return on investment through the rental levels, we strongly believe that the right investment will produce a site capable of producing much enhanced trading and profit levels to justify any agreed rent, and we will ensure that both parties produce business plans which support this. In terms of the location of the Kings Arms, it is located in the heart of Eccleshall, which is an attractive town in rural Staffordshire 10 miles east of Stone and Stafford. This bustling town has a farmers market each month, the annual Eccleshall show and a major festival every two years. The town is a regular winner of the Britain in Bloom competition and has a conservation area. Whilst the current customer base is made up of both locals and visitors to the area having a quiet pint, enjoying the great food offering or staying in one of the letting bedrooms, our plans are to greatly widen the appeal of the Kings Arms, to be the best purveyor of food and drink in the town itself and far beyond, featuring quality furnishings within a relaxed and comfortable setting.
