Situation The Old Hall is situated within the pretty conservation village of Christleton, close to the historic city of Chester. To its centre is the beautiful church of St James and nearby the Shropshire Union Canal passes through, while the large Christleton Pond is noted for its abundance of ducks and swans. The village has an active local community with a good range of local services including a general store, public houses, cricket club and highly regarded primary and secondary schools. There are also a number of private schools within easy driving distance including the King s School, Queen s School and Abbeygate College. Chester is within three miles and offers a comprehensive range of shopping facilities, the popular Chester Racecourse, tourist attractions, and leisure facilities. There are excellent golf courses nearby namely Eaton Golf Club, Portal Golf and Country Club, and Carden Park. Christleton is also within easy reach of the major road networks via the M53, M56 and M6 being within easy commuting distance of Liverpool and Manchester. Chester has a direct rail service to London Euston and there are international airports at Liverpool and Manchester. Regional international airports include Manchester and Liverpool. History The Old Hall is thought to be one of the oldest houses in Christleton. It dates from the early 16th century although it may have replaced an earlier structure. Built of an immense oak frame it was once a traditional black and white house of great standing in the village with large Jacobean fireplaces, moulded ceilings and oak panelled rooms, much of which have been retained to this day. Since that time it has evolved over the centuries and now has an impressive red brick façade built in the mid 19th Century and two gracious and light south facing reception rooms reflective of early Victorian architecture. In addition it has been completely renovated and restored in recent years with the addition of an impressive and contemporary orangery to the rear. The house was built by a member of the Egerton family who had their main family seat at Tatton Park. It was purchased by Gerard Townsend a merchant of Chester around 1710, before passing to his son Robert Townsend a lawyer and recorder. In later years it was occupied by a number of significant families including the Ince, Leigh and Verneys. For a period of time during the late 19th Century it became the Rectory and was lived in by Rector Lionel Garnett. Its well recorded history suggests that the house was used by Sir William Brereton, the commander of the Parliamentarians in Cheshire during the Civil War and hosted Oliver Cromwell. More latterly it is reported that General Eisenhower stayed as a guest at the house.

Description The Old Hall is an impressive and beautifully presented 17th Century Grade II* listed house with attractive gardens and grounds. Situated within the much sought after village of Christleton, it offers luxurious accommodation while retaining exceptional period detail. With an easy flow of rooms, The Old Hall is ideal for both comfortable every day living and large scale entertaining. Completely renovated and restored throughout in conjunction with English Heritage, the house has an eclectic mix of historic features combined with contemporary styling and modern day comforts. There are Jacobean moulded ceilings in the main reception hall, billiard room and the first floor library has a particularly notable design of belt-work and an acorn reverse finial. Many of the rooms have Jacobean panelling of oak and the floors in most of the principal rooms are also of oak. The drawing room and adjoining morning room reflect 19th Century Victorian elegance with corniced ceilings, Adam style fireplaces and French windows opening to the south facing terrace and gardens. In pleasing contrast the present owners have added a large contemporary orangery with sitting and dining areas and 3 sets of double doors opening to the terrace. It opens through to a sophisticated bespoke kitchen lit from above by an atrium sky light and including a wide range of fitted appliances including a Range Master cooker. An oak staircase leads to the first and second floors to access the beautifully presented and individually styled bedrooms and lavish bath and shower rooms. The main chamber on the first floor, with its stunning ceiling is presently used as a library and sitting room while the cinema room at the top of the house could be adapted back to a further bedroom if required. Modern day comforts include a Cat 5 electronic system which has been installed to all rooms, together with Bose surround sound and TV points, partial under-floor heating together with gas central heating, CCTV, air conditioning, intruder alarm, security gate access on all floors and external lighting.

Outside The house is approached through electric wrought iron gates opening to a large gravel sweep to the front, with a double garage to one side and around which are a number of mature trees and well stocked borders. An extensive York stone flagged terrace extends around the house to a wide south facing outdoor dining area with an external bar and kitchen/ barbeque. This can be accessed through a number of French doors from the orangery. Beyond a balustrade are tree lined lawns with a woodland area to the end. To one side is an historic sunken garden with sandstone paths and rectangular borders probably a former knot garden. From here you are encouraged to wander down a broad path bordered on one side by the garden wall, rhododendrons and specimen trees. Closer to the house is a delightful summerhouse. At night the gardens and grounds are enhanced by subtle floodlighting.

Directions From Chester proceed out of the City in a southerly direction following signs for the A41 Whitchurch / Christleton Road. Continue to the Sainsbury s roundabout and straight across onto the A41. After a further distance take the left hand fork turning just before the Dicken s garage sign posted Christleton village and continue over the humped canal bridge.
