FISHPONDS, BARTON ROAD, BUTLEIGH, GLASTONBURY, BA6 8TL Glastonbury 5 miles, Street 4 miles, Wells 10 miles, Yeovil 13 miles, Bruton 12 miles, Castle Cary 8 miles, Bath 30 miles (all approx) An absolutely delightful, romantic and charming property of about 2 acres in beautiful woodland on the edge of this most popular village a few miles south east of Glastonbury. Fishponds is a unique property which combines a period house with gardens, Victorian ponds and woodland, all enjoying great privacy and with an adjacent plantation of about 3.5 acres also available. The house includes a reception hall, sitting room, an open plan kitchen & dining room, utility room, 4 bedrooms and 2 bath/shower rooms plus an integral garage. Outbuildings include a store and a timber chalet and the gardens are mainly lawned and lead to the magnificent ponds and canals. Fishponds is an ideal family home with enormous appeal and offers further unparalleled residential and commercial scope and opportunities. Offers are invited in the region of 895,000 (additional land available by negotiation). About the area - Butleigh is an historic village within easy reach of the surrounding towns and also Yeovil to the south and Bath and Bristol to the north. The A303 is just south and there is a main rail line station at Castle Cary (Paddington about 90 minutes). Street is the nearest town and is increasingly popular as a shopping centre. Practically as close is Glastonbury and its dominant landmark, the Tor. The Celtic monastery here evolved into one of England's wealthiest and most influential abbeys. The town grew up alongside the Abbey and is now a small but thriving town and a major tourist venue. Street and Glastonbury are the homes of Millfield School and the Prep. Just 5 miles from Glastonbury is Wells which is the smallest city in England (population 10,000 with its market place surrounded by many medieval buildings including the Cathedral and moated Bishops Palace. There are excellent state schools including the primary school in the village, St. Dunstans, Wells Blue School and Strode College. The independent sector includes Millfield, Wells Cathedral School, Downside, All Hallows and the Bruton schools. The surrounding and nearby countryside includes rolling farmland, wooded hills and the Mendip Hills (an area of outstanding natural beauty), all providing a wonderful habitat for wildlife and all remarkably accessible and available. Butleigh is a friendly and popular village with a population of around a thousand, a thriving general stores shop and post office, an active church, a very well regarded nursery and primary school, an excellent pub (good food) and various societies and organisations including a local cricket club.

About the ponds One would be hard pressed to find grounds as spectacular as these Victorian ponds hidden in a beautiful copse and all a mere six minute walk from one of Somerset's finest pubs. The ponds were developed by the Squire of Butleigh, Robert Neville Grenville whose initials are to be found on the house. The Squire used the ponds as a fish breeding facility which is fed by two springs one of which is found in the formal garden behind the house, the other at the top of the fields. The Squire, an engineer by profession, created an extraordinary sequence of amazing waterways and streams that gravity feed the main breeding ponds. The large and beautiful ponds have been recently used as a carp breeding facility and they also have been used as a natural swimming pool. To recreate Fishponds today would be immensely costly and it would be impossible to replicate the aura and spirit that this stunning property with its beautiful borders and constant streams and waterways evoke. It is a place of unique peacefulness and tranquility and all this quietly tucked away only a short drive from Glastonbury and Street. Fishponds lies a less than a mile or so out of the village with its amenities within walking distance. Although conveniently placed it enjoys great privacy being surrounded by its own mature woodland and comprises an appealing period house with gardens and quite superb ponds and water canals which must be seen to be appreciated. The attractive house has grown and been extended over the years and provides comfortable accommodation with oil fired central heating and plenty of living space. In addition there is great scope for further enlargement if needed - subject to planning consents. At the front is a verandah and an oak door opens into a reception hall with a tiled floor and a fireplace. This leads to a triple aspect kitchen and dining room with flagstones, a stone fireplace and French doors to a sheltered south facing terrace. The kitchen area has an aga, fitted units with a two bowl sink unit, integral dishwasher, wall cupboards and tiled splash backs. Off the kitchen is rear hall with a shelved pantry and a utility room with the oil fired boiler, additional electric cooker, fitted units with sink, space and plumbing for washing machine and a back door into the garden. At the rend of the hall is a bedroom with a bay window and next to the room is a shower room with a tiled floor, shower cubicle, hand basin and wc. From the dining room a door leads into the sitting room which is a good

From the dining room a door leads into the sitting room which is a good size light and airy room with a high pitched ceiling and a wood burning stove. The first floor is reached from a staircase leading off the hall and here there are 3 further bedrooms (two with fitted wardrobes) and a bathroom with a hand basin, bath and wc. Also from the hall a door opens to steps to the integral garage with an up and over door, light and power. In addition there are various outbuildings within the grounds and which include a large timber storeshed with open fronted log store and a timber cabin. There are attractive mature lawned gardens around the house and beyond are the quite stunning and beautiful ponds and canals which are interconnected and can be managed as needed. The present structures are mainly Victorian but this has been an important area for over a thousand years and it's probable the ponds have a far older history. A good deal of Fishponds' charm stems from the magnificent trees which shelter it and which include a wide variety with beech, ash, yew and oak. In addition to the woodland and copse of the property an adjacent plantation of about 3.5 acres is available by negotiation.
