Property Information History The building and freezers at 900 Powell Avenue were built in 1977. Orca Bay Seafoods took possession of the building in 1998 and upgraded the system by installing a 125 HP compound compressor and added eight inches of foam insulation on top of the Bulk freezer roof area to match the Finished room. In 2004 a new condenser was installed to replace an aging one, and then in 2006 the engine room was again upgraded with a new intercooler tank to increase dependability. Refrigeration System Specs The Refrigeration system (See Attachment - 1 Refer System) has approximately a 70 ton rating on the low pressure side of the system which applies to the 6 evaporators in the cold storage rooms (See Attachment - 2 Evap.), and roughly uses 4450lbs of Anhydrous Ammonia (NH3) refrigerant. The refrigeration system utilizes a Booster compressor (40 HP Vilter piston unit), a Hi-Stage (100 HP Vilter piston unit) as one compressor set and a Compound Two Stage (125 HP Vilter Piston unit) which is a High Stage - Booster all in one unit and this is another set. Each compressor set is capable of running on their own, although one set is not sufficient enough to hold down the temperature for long extended periods of time (months) each compressor set is capable of maintaining adequate temps for days or weeks depending on freezer load and outside temps. Building Construction The Bulk cold storage is approximately 9600 sq ft and the Finished cold storage 15,150 sq ft and utilizes a rack system designed by Advance Storage Products (See Attachments - Racks 1 Bulk & Racks 2 Finished ) Full capacity is approximately 3 million pounds of frozen fish. The temperatures average between -12 to 0 degrees Fahrenheit depending on the time of year, outside temperature, and the current load on the freezers. Walls The outside Freezer walls are 8 inches of concrete, vapor barrier, 8 inches of insulation and then plywood. The inside walls are a 2 x 8 frame construction consisting of plywood, 8 inches insulation, vapor barrier and then plywood. Floor The freezer floor is made of smooth concrete 5 1/2 inches thick with 5 inches of insulation under the concrete slab. A 10 mil vapor barrier lies under the insulation and sits on sand fill that covers a heat ducting system to prevent the buildup of ice underneath the floor. Under the sand and heat duct system is compacted earth fill. Freezer Monitoring The freezer temps are continuously monitored by a chart recorder with an alarm system built into it. The temp alarm is monitored by Protection One; 24 hrs a day 7 days a week. When the system detects a rise in the temperature beyond its set points, Protection One will notify Orca Bay Seafoods personnel through a predetermined call list. Additionally, a computer program called Temp Alert along with phone dialer is also used; the temperature set points are adjusted slightly lower for use as an early warning tool. If the system goes beyond the set points indicating something could be wrong; the maintenance personnel are sent out to check the system. This system is a standalone computer that sets on the maintenance manager s desk and the temps can be viewed at any time as well as provide a report of temperatures within set dates. The basic process is to prime the roof with an emulsion, roll out fiber sheets to remove seams and laps to reduce possible leak points, and then install the fiberglass emulsion mix (G16-3) over the top to create the protective barrier. Since resurface, building has gone from regular leak maintenance to absolutely no leak maintenance. This also includes a transferrable 10 year warranty (about 3 years in to). Freezer Capacity With current rack configuration - have ~2,200 pallet spots Have another 400-500 usable pallets spots in open floor areas, used for totes and other easily stackable items We estimate total capacity at ~3,000,000 lbs for frozen storage Ceilings are 28 clearance, but usable space is more likely 24 clear due to system (water & ammonia) pipes Ammonia System Attached is a thorough description of the system, as well as drawings for both the freezer system and the freezer rack lay out. In addition to what is on the print out, there will be a brand new coil installed in the condenser unit on approx. April 15, 2016 (~$35,000 cost) Power Availability 750 KW Puget Power transformer to the building 480 vac 2000 amp service with 2000 amp transfer switch to run entire building from emergency generator if necessary (installed approx. 5 years ago @ ~$20,000) 1 each of the following transformers: 225 KVA 480 primary 208/120 secondary 112.5 KVA 480 primary 240/120 secondary 75 KVA 480 primary 208/120 secondary Property Tax King County Property tax in 2015 for Renton building is $28,589.22 for the complete year.
