Some of the major items to take note of are: Soffit Repairs A couple of residents recently reported the need for soffit repairs to their building. After a property-wide inspection, we found about 15 areas that needed repairs. A contractor was hired and all necessary repairs have been made. Irrigation This summer continues to be very dry. Irrigation is set to run slightly more than average. We are also closely monitoring the property for any dry spots due to malfunctioning valves and/or sprinkler heads. Several repairs have been made to affected areas. Fencing Repairs Repairs have been made to several areas of the fencing along the park. To prevent future damage to the park fence, we will also be replacing some of the chain link fencing along Lower Honoapiilani with a lockable gate.. Oil Stains and Asphalt Sealant We have diligently been monitoring (and removing) vehicles with excessive oil leaks on property. Jim has also been coating affected parking stalls with asphalt sealant. Entry Sign Lighting We have been having a few issues with the entry sign lighting. We have scheduled an electrician to look at the fixture and make any necessary repairs. Landscaping Island Plant has performed light tree trimming to some of the major trees on property. It is also time for our semi-annual trimming of all the Hong Kong orchids on property. Monday 7-03-2017 On site to being the recycling process and check and follow up on notices placed to leaking vehicle on Ponohu Lane. 1 st warning on the 20 th of June; 2 nd warning on the 27 th Landscapers are trimming the hedge that borders the fire dept and the highway This trimming was done in an effort to promote heavier growth to shield out the visual and hopefully act as a sound barrier for the highway. Receive complaint at 6:00 pm regarding person going door to door trying to measure interior of units. Drove to property but couldn t locate the woman. Tuesday 7-4-2017 HOLIDAY
Wednesday 7-05-2017 Print and hand out notices for the upcoming pest control. Landscapers working on completion of mowing and trimming. Thursday 7-06-2017 Cleaning stairs and recoating with tread-plex paint. Power washing building 133 Ponuho Lane. Friday 7-07-2017 At Quam office to check Follow up on notices Monday 7-10-2017 Follow up on the notices, begin the recycling process and restock. Prepped with power washer. Tuesday 7-11-2017 At Quam offices to check messages Working along with the landscaper s trouble shooting the irrigation system at the catch basin, very dry on embankment parallel to the lower road. Recently replaced two water valves. Called Island plant to inform the irrigation needs to be worked on. They have sent their repair guy. Recoated another Lanai with the tread-plex product. This was on building 16. Not the best picture but shows nest of birds built into the attic by accessing the vent screens that have rusted out. This is building 115 above unit 4 Wednesday 7-12-2017
U.S. Dept. of Justice Civil Rights Division on property. Checking common area accessibility / curb cuts and Handicap parking. Also looking to measure condo interiors with permission from home owners. first floor accessibility seemed to be high on the list of items they were looking into. Because there is no club house or pool our common area issues seem to be accessibility to first floor units / mail boxes etc. There are dry areas in the basin. Seems there was a problem with the electrical signal from one zone to another. This problem was repaired and the areas fertilized to help with the greening to the ground cover. Thursday 7-13-2017 On site to follow up on oil stain issues. Landscapers on site to continue the trimming and clean up around planter areas. Friday 7-14-2017 At Quam office to check messages. On site to begin the recycling process/ all items collected and returned to the redemption center where check and receipt have been issued and placed to the inbox at Quam offices.

All stations cleaned and restocked, recycling has been collected and returned to the redemption center; a receipt and funds have been placed to the inbox at Quam offices. Monday 7-17-2017 At Quam offices to check for messages, on site to begin recycling and follow up on notices. Items left at dumpster broken down and placed into the dumpster. Contacted another contractor for a proposal on the soffit repairs. I will be meeting with him tomorrow. Checked golf cart for water in batteries and filled tires that needed air. Walked around with the foreman of Island Plant checking areas in need of attention. Weeding and trimming are some of the issues. Contacted Gary Lincoln general contractor for a walk around appointment to look at various areas located on the soffits that needs repair.
Drove into town for supplies at Ace Hardware and also Sherman Williams Paint. Directed landscapers to area behind building 8 Polohina for trimming of the Howe Tree that canopy s over rear lanais. Also trimming of vine that is growing up fence. Wednesday 7-19-2017 At Quam office to check messages. Monday 7-24-2017 At Quam offices to check messages / today mid. Pac. Pest control will be on site for regular quarterly service to exteriors and interiors for those that have signed up. Due to the weather we will not have the exterior of the property treated; we will be re- when weather scheduled permits. As part of bird deterrent; area above beam has been has been added and primed and painted to match. with bird issues; to resolve this trim Landscapers are mowing lawn areas and line cutting the planters, general clean up is also being completed. Recent rainfall has made improvement to overall landscaping appearance. Will be monitoring the irrigation system and adjust if rain allows to cut timers back. All recycling has been collected and sorted. All items are currently being stored at location at the back of property. Tuesday 7-25-2017 Landscapers continue general clean up from trimming and maintenance Gary Lincoln crew continues to repair soffit areas. Including the prime and paint of areas. Landscapers will be mowing basin / trimming ground cover. Irrigation timers checked and adjusted due to rainfall. Contacted owner of 32 / 7 Polohina / I drained the water heater and disconnected the supply lines and turn water off at all valves. This water heater was old and in bad shape. Before and after pictures of the work completed, there was several areas typically located same area (approx 15) a map is on file of all locations completed. Soffit Repair Map completed work. T hursday 7-27-2017 At Quam offices to check for messages. Cleaning and prepping walkways for re-coating with Tread-Plex. Also checking common lights in stairwells.
Asphalt sealer is being applied to areas which the owners have cleaned excessive oil and repaired vehicle Landscapers have trimmed / removed palm fronds / maintained entrance. Lawns are green and recently mowed. All hibiscus surrounding dumpster enclosures recently trimmed to height of the wall. Have reach out to electrician to give proposal to install new lighting at entrance. All irrigation systems are turned off for the weekend and possibly longer depending on rainfall amounts.
