Access Statement for Woodend Annexe Introduction Woodend Annexe is an extended Coach House converted to a high standard and is a totally self contained annexe to the main house Woodend. Midway between Chichester and Arundel the cottage nestles close to Slindon Woods in a secluded and wooded area which is a haven for wildlife. Directions are on our website www.woodendannexe.com It has its own private driveway which gives two dedicated guest parking spaces. Sleeping accommodation for 6 people is on two floors. Downstairs is a double bedroom suitably designed for wheelchair access. This bedroom has an en suite wet room again designed for wheelchair access and use. Upstairs is a Gallery Bedroom with king size bed and a second large double bedroom with day bed. The day bed converts into a large double bed or two large single beds. These bedrooms share a spacious bathroom with bath and hand held shower. Also downstairs is a lounge/ well appointed kitchen and a large conservatory area leading to a patio with patio furniture.we look forward to welcoming you. There is a Taxi Rank outside the Station (Barnham Taxis 01243551753). The Main House Woodend also run Taxis( GOMI UK 07831430608). There is a bus service which runs to Fontwell village which is 0.5. miles away and runs an hourly service to Chichester. A collection service is available with pre booking. On arrival the guest parking space in the

private drive is 3 mtrs away from the entrance gate. The drive is shingle on gravel and after that the access to the front door is on level concrete and level decking. Ramps to the decking make it suitable for wheelchairs. Light sensors ensure plenty of lighting all round the building at night. All roads around the area are flat and paths in the woods are easy to negotiate. Shopping can be ordered in advance through Waitrose Chichester or Tescos Chichester. We are happy to receive these orders in advance and put them in the Fridge or Freezer for you. The nearest shop is 1.5miles away. Key Collection, Welcome and Car Parking Guests will be welcomed on arrival and a short familiarization of the property will be given. Parking has already been stated as two dedicated parking bays adjacent to the property (3 mtrs). These are on a shingle covered gravel drive al level surfaces

Entrance to Property There are no steps to enter the property and the slightly raised decking have ramps for ease of access. Access into the building is through two double doors (1440mm) and a small 20mm ramp to get in. Everywhere is well lit. The conservatory is a large tile floor. The lounge/kitchen area is a wooden floor. All bedrooms are carpeted.

Halls, Stairs, Landings, Passageways There are no steps anywhere in the property other than the stairs which are 14 steps curving round to the right. Substantial rails are fitted to assist in their ascent. Access to the downstairs bedroom and wet room is through doors 800mm wide.

Sitting Room/Lounge The sitting room/kitchen is a large open plan area. A 2 seater settee and a large chair both leather leave an uncluttered space. Other chairs are available in the conservatory. All furniture is moveable. all tables are low level. One surface worktop in the kitchen has been lowered to 780mm.. The Annexe has TV in every bedroom and the lounge and all have free view and can give subtitles. Only the bedroom TVs have DVD players. Lighting is with ceiling spot lights and plenty of table lamps.

Dining Room The dining area is placed in the conservatory. Access to this is through a door 800mm wide.there is plenty of spsce sround a large circular table which has a clearance of 25mm.Chairs are bucket style and upright.the whole area is well lit. As mentioned before the floor is of large tiles.

Kitchen A well equip kitchen area has plenty of work space including the lowered work surface mentioned earlier. Appliances include Toaster. Kettle, Coffee Machine, Microwave, Electric Oven eye level, Electric Hob, Fridge and Washing Machine. The deep freeze is in the lounge area. Good quality cutlery,pot and pans and plates etc are provided. Washing Machine Fridge and Freezer are under counter size 830mm and top cupboards are1300 mm high. Their is plenty of under counter storage drawers and cupboards. Taps are single lever operated. The floor is of wood and the whole area well lit Bedrooms and Sleeping Areas The downstairs bedroom has a double bed with a height of 450 mm and as mentioned before the doorways are 800 mm wide. The carpet is beige. There is a 2 mtr space to one side of the bed. A TV (free view and sub titles) and hair-drier are provided. All bedding is non allergic. The area is well lit.

The Gallery bedroom has a King Size Bed same TV and Hairdrier. Beige carpet

The Double bedroom is equip with a Day bed which provides a large double or two large singles. There is also a two seater settee in this room. Again same TV and Hair-drier. Beige carpet.

All rooms are neutral with a individual furniture touches Bathrooms, Shower-rooms and Toilets The downstairs en suite wet room has ample space for wheelchair access and a shower seat. The shower has a safety heat governor to avoid scalding. All floor space is level with no steps or ridges. The area is well lit.

The upstairs bathroom provides a standard size bath and hand held shower head. Downstairs toilet is 430 mm high and upstairs 400 mm. Rails are in both rooms

Downstairs has standard sink with pedestal upstairs has a boxed in cabinet Complimentary toiletries are provided Both rooms are tiled flooring and the colours are neutral All rooms are well lit Garden At the entry point is a large yard with non slip green covering and plenty of plants. This is ideal for safe lockable parking of rare vehicles or cycles. It is also an ideal area as a sun trap. Their is a comfortable secluded patio with quality furniture. Large round table plus 4 chairs and a sun shade. The area is paved with large level paving stones. 4 shallow wide steps lead up into a small lawn where a circular clothes drier is located.
