WELLWICK HOUSE The current owners of Wellwick House were looking to move from London to a large family home not too far away, once they had children. Although a long search may have ensued, they were instantly struck by the house s naturally imposing beauty.
Seller Insight On our very first viewing we made an offer, say the owners. We simply didn t have to look any further - this house was perfect for our growing family. The local schools are some of the best in the country (for example Wycombe Abbey, RGS, Berkhamsted Collegiate) and village shopping provides every necessity. The Chilterns, over which the house has commanding views, are protected as an Area of Outstanding Natural Beauty, and best of all, the commute to London is only short, so my husband could get to work easily and all our old friends could come and stay! We soon found that the house is a perfect party house - nothing is better than Christmas at Wellwick! Since moving in the owners have made numerous improvements to the house. We are proud to have gently brought it up to modern standards, they say. We have re-pointed the brickwork, replaced some stone mullioned windows, installed secondary glazing to the main rooms, replaced the Aga, the oil tanks and some of the flooring, installed modern bathrooms, put in hedges, and had the interior professionally re-designed with luxurious fittings. The house does retain stunning character features, however. Our favourite feature has to be the Tudor chimneys, say the owners. They were added to the house in 1616 and are a local landmark and something of an engineering feat of the time. Surrounded by open countryside, the grounds of Wellwick House are just as impressive as the building itself. A half-mile-long private lane gives way to a tree-lined drive, leading to paddocks, before finally sweeping into a sunny courtyard where you then see the imposing beauty of the main house, say the owners. There is a terraced formal front garden, a beautiful walled garden, a playpark garden for children, an orchard and many little secret areas that are perfect for discovering on a viewing. Outbuildings, garages, and a woodshed complete the picture. The local area has much to offer, in particular its excellent schooling. The local state schools are very highly regarded, many with Ofsted outstanding grades, and we have many families moving into the area because of them, say the owners. The private schools are some of the best in the country and are easily accessible. Local facilities are also wide ranging. Village shops provide everything from food to fashion, and we are lucky to boast a thriving High Street including a hardware shop, a cake making shop, gift shops and great cafes and restaurants, say the owners. The local countryside provides many opportunities for running, cycling & dog-walking, with some nationally important landmarks such as the Prime Minister s country residence Chequers, Waddestone - a Rothschild house of major importance, and many others. There are gastropubs and restaurants of a very high standard, and unique and quirky shops as well as all the usual supermarkets. Parking is usually really easy and roads are unclogged; a lovely escape from London where we lived before! The property is ideally located for the commuter. Transport is really quick and easy into London, continue the owners. Wendover railway station is a 2 minute drive or 10 minute walk, and from there you can catch trains to Marylebone in as little as 45 minutes. You can get to the shopping centres of Tring, Aylesbury, High Wycombe and Amersham easily, and buses and trains are frequent and go to numerous places of interest. *

The master bedroom en-suite has to be my favourite place. It s a truly relaxing boudoir, and one can lie in the bath of an evening and have the perfect ring-side view of a spectacular sunset.
As we are moving abroad, I will miss the wonderfully warm, close-knit community of Wendover and Butlers Cross. I will also miss the beauty of the house and its surroundings: undulating countryside, heart-stopping views, family dog-walks to local gastropubs on a Sunday afternoon.
Arranged over four floors there is an extensive basement level with a range of useful rooms in addition to the main ground and first floor accommodation. A huge suite of attic rooms complements the main home and provides even more space for a growing or large family or live in staff.
Externally there are two garages, workshop and garden store. The amenity land is divided into 4 paddocks and orchard.
