(taken from the Dartmouth and Kingswear golf course handbook circa 1930s)

Description The state-of-the-art oak and glass Golf House, overlooking the River Dart, is a spectacular redevelopment of the run-down 1930s club house. Today the 5,000 sq ft house with beautiful outdoor infinity pool and gardens still retains some of the original structure yet now boasts an exclusive, colonial feel. The Golf House started out with the misplaced optimism of local entrepreneur, Alfred Roberts, as the clubhouse for his newly formed Kingswear and Dartmouth Golf Club. The golf club was not to be a success and later, under the War Act, the course was ploughed and sown with crops. The sensational location of the clubhouse was never to change however and in 2006, the house was remodelled to match its setting and with such success, it was awarded the overall winner in the Master Builder of the Year Awards. Cleverly designed with two wings angled forward to maximise the views A unique and outstanding setting on the south facing slopes overlooking the Dart Estuary Impressive atrium reception hall Beautifully appointed kitchen incorporating granite and beech with integral Miele appliances Three floors of impeccably presented accommodation, including five/six bedroom suites Extensive glazing on the top floor is tinted to prevent light pollution at night-time and is self cleaning State of the art electrical and audio visual systems throughout, including a Bang & Olufsen sound system Under-floor heating with digital thermostats For sale with an option to buy furnished

Gardens and grounds An outstanding feature of The Golf House, is the attention to detail in the presentation of the gardens. The gardens are designed for ease of maintenance with graceful curved steps and terraces complimenting the front of the house and incorporating a central glass fountain, curved infinity pool and separate hot tub. There are lawned areas, wooded gardens and established flower beds. To the rear of the house a heli pad is situated on the upper lawn. Outbuildings include a large gardeners store/summer house and a double garage. Services Mains electricity. Mains water. Private drainage. Oil fired underfloor heating. Outgoings Council tax band - H Fixtures and fittings Only those mentioned in these sales particulars are included in the sale. All others such as curtains, carpets, light fittings, garden ornaments etc are specifically excluded but may be available by separate negotiation. Directions From Dartmouth, take the Higher Ferry and proceed a short way up Bridge Road. Before reaching Noss Marina, there is a sharp right hand bend, turn sharp right immediately after the bend and proceed along the lane which in turn becomes the private drive for The Golf House. From the M5 take the A38 towards Plymouth. At Buckfastleigh take the A384 signed Totnes and continue through Dartington to the outskirts of Totnes. Follow the main route past the Totnes Railway Station signed Paignton (A385). Follow this road over the River Dart and turn right at the next roundabout still on the A385 signed Paignton. Continue to follow signs to Paignton for about 5 miles, turning right at Tweenaways crossroads onto the A3022 signed Brixham follow this road for another two miles and then bear right onto the A379 signed Kingswear. follow the signs for the Higher Ferry and go down the hill, passing the entrance to Noss Marina on the right. Almost immediately after this is a sharp bend to the left and the lane leading to The Golf House will be found just before the bend on the left hand side.
