3 CARRIAGE CLUB FIREPLACES Family Room fireplace is standard. Mantle is pre-fab unit made by MantlecraJt, Harrisburg Model. It is available in both paint and stain grade - please specify. Living Room jireplaces are optional..the following models are available: Colonial II, Georgian, Hampton II, and Smithsonian. Alljireplaces, except in the master bedroom, come with a raised hearth. The hearth and the fireplace face are covered with 12"x 12" tile as standard. However, in many instances the 12"x 12" tile will have to be cut down to fit as needed. Prices for Living room fireplaces do not include brick chimneys. Brick chimneys are extra and must be chosen at time of contract due to structural considerations. LIGHTING Standard lighting will be Progress. Upgrade packages are available as well. We anticipate that many buyers will want to choose more custom lighting. If they are not happy with our standard choices, we can send them to Foothills lighting to choose their custom fixtures. Foothills will collect any extra amount for upgraded fixtures and arrange delivery to our electricians at time of installation.

Secondary Tubs: Sterling Fiberglass - model # V1660HG - This is an upgrade from the standard Rhapsody Series tubs. It is approx. 2" deeper, with a better backrest and a stronger bottom to resist "waffling". Master Shower Base: Fiberglass as in Rhapsody Series is standard. Upgraded tile bases are available with custom pricing Toilets: Upgrade Kohler as shown in Bradstreet model powder bath. All others shown at Carriage Club models are standard, Sterling # Kitchen Sink: Kindred brand, Stainless Steel model # QDL 2233 Master Sink: Sterling brand, oval, vitreous china, Model # Secondary Bath Sinks: Sterling brand, oval, vitreous china, Model # Powder Bath: Pedestal Sink in Longfellow is Standard, Sterling # Pedestal Sink in Bradstreet is upgraded. 5 CARRIA GE CLUB CABINETS The Laureate series offers an exciting opportunity for our customers to customize their kitchen to their exact needs. We offer cabinets by Canac exclusively. All of our customers can choose either our standard cabinet layouts or visit the Canac showroom to build the kitchen of their dreams. They will meet with Arthur Bestecki ( ) at the Canac Showroom, (7336 South Alton Way, near 1-25 and Arapahoe Rd.) to discuss customizing their kitchen. Arthur will work with them and give u.s. Home a price to do any requested modifications and we will then give the buyers our price and add the upgraded kitchen to the contract. Another advantage is that Canac will have a large selection of our GE appliances to show the customers..because each kitchen order (whether standard or upgraded) is built as a custom order, care must be taken when choosing the cabinets. Canac will not be able to take canceled orders.back, or transfer orders to another house like Merillat was able to do. It is imperative that this is explained and stressed to customers so we don't run into problems down the line. If a customer busts out after ordering cabinets they most likely will lose their deposit. Please' note: The cabinets shown in both Laureate models are upgraded in both cabinet style and layout. HEA TING AND COOLING homes need two furnaces to adequately heat. In all models, the standard layout calls for one furnace in the basement and one in the attic. By splitting the units, the heating and cooling work in zones and are much more efficient. We have installed an upgraded four-zone system in the model at Carriage Club. The system will be available in other models as well. If a buyer is interested we will price the system as a special request.

6 CARRIAGE CLUB WINDOWS Standard windows are Viking brand vinyl windows. All windows come with grids on front only as standard Options Wood window option is Crestline brand Both types offer upgraded low E glass Wood windows are available in aluminum clad exteriors DRYWALL FINISH Drywall will be finished with a medium, knock-down texture All ceilings will be knocked down Customer can choose either rounded corners or square as standard Garages are fire-taped adjacent to living areas as in Rhapsody Series FLOORING Ceramic 12 x 12 Tile or Hardwood flooring is standard in entry, kitchen and, nook, powder, and commode areas of all baths. Armstrong Vinyl is standard in the laundry room. Philadelphia Carpet is standard in all other living areas. COUNTER TOPS 6 x 6 Tile is standard in allkitchen and bath countertops. Tile will have one row of backsplash (6 inches) and will have a tile edge on the front. This is different than the wood edge which is used in the Rhapsody Series. We will not offer the wood tile edge in the. Standard Laundry Room countertop is Formica.
