1 NPARKS-0-DCS02 1 General (a) The plans should comprise : Key and location plans of scale 1 : 10,000 or 1 : 5,000 showing access to the site from the street or road Site plan of scale 1 : 500, 1 : 200 or 1 : 100 Address, lot and/or plot number of the development site and neighbouring lots 1 st storey plan of scale 1 : 500, 1 : 200 or 1 : 100 Survey plan (survey done less than 2 years at the point of application and signed by a qualified surveyor) Basement plan of scale 1 : 500, 1 : 200 or 1 : 100 (b) The registered architect will submit a completed NParks submission form, sign all layers of drawings digitally and enclose the letter of authorization from the developer (c) The scale of all plans is correctly indicated (d) The following are shown on site plan: Development boundary verged in red Proposed development layout Road reserve line of existing and proposed roads verged in red Width of proposed road Category of existing and proposed roads Existing and proposed road sidetable Existing and proposed levels of the development site Basement line highlighted in brown dotted line Boundary / retaining wall highlighted in orange line. 2 2 Conservation Of Trees / Single Stem Palms in Development Site (only applicable if the development is within the gazetted Tree Conservation Area or on vacant land) 2.1 The site and survey plans show : Existing trees / single stem palms within the development boundary and up to 5m from the boundary a) species b) girth measured 0.5m from the ground c) tree height (if available) d) all trees / single stem palms should be uniquely numbered and consistent throughout the project 2.2 All existing trees / single stem palms indicated on the survey plan are reflected in the Tree Survey Information Form 2.3 The colour code for existing trees / palms is as follow: Status of existing trees / palms Outlined in color a. to be retained b. to be removed c. removed without written green yellow red d. removed with written *yellow *yellow indicate the approved date in the tree schedule Non-existence after inspection indicate a cross on tree symbol 2.4 Clear photographs of trees / single stem palms proposed for conservation are attached. 3 2.6 Tree Protection Zone for retained tree/single stem palm The minimum protection zone from centre of tree/single stem palm are provided in accordance to the table below Girth a. 1.0m b. > 1.0m but 1.5m c. > 1.5m but 2.0m d. > 2.0m *Minimum protection zone 2.0m 3.0m 4.0m 5.0m * Depending on the root spread, especially for tree with girth more than 2.0m, larger tree protection zone will be determined at site on case by case basis Tree protective fencing / hoarding is to be provided along the limits of the protection zone around the tree. There must be no excavation, raise/lower of soil level, compaction and any form of construction including temporary works within the hoarded area 3 No dumping of excavated materials and/or storage of construction materials is allowed within the Tree Protection Zone Retention Of Roadside Trees / Palms / Shrubs 3.1 The site and survey plans show : Roadside trees / palms / shrubs abutting the development boundary and up to 10m on both sides of the boundary a) species b) girth (tree / single stem palm) measured 1.0m from the ground c) tree height (if available) and number of cluster palm / shrub d) all trees / palms should be uniquely numbered and consistent throughout the project DC CH-LIST TCA 01/09/2014 at 7:58 AM Page 3 of 7

Large tree 1.0m 1.5m 2.5m Cement crossing (e.g. pushcart ramp for bin centre) across roadside green verge and centre of an existing tree / single stem palm is at least 2.0m 4 Depending on the root spread, especially for tree with girth more than 2.0m, larger tree protection zone will be determined at site on case by case basis Green Buffer And 2m Peripheral Planting Verges a) The width of the requisite green buffer and the 2m wide peripheral planting verges are provided and indicated in green on the site plan and 1st storey plan. b) The gradients of all proposed slopes are shown DC CH-LIST TCA 01/09/2014 at 7:58 AM Page 4 of 7
5 c) All proposed green buffer and the 2m peripheral planting verges are generally flat. The proposed slopes are not steeper than 1: Ancillary Structures in The Green Buffer And The 2m Peripheral Planting Verges (Applicant can choose to either apply the Prescriptive Guidelines Or the Objective-Based Guidelines 5.1 Prescriptive Guidelines All green buffers and the 2m peripheral tree planting verges are free from any encroachment, except for allowable ancillary structures Height and width of all proposed ancillary items are indicated clearly on plan OR The total length of the structures allowable within the green buffer must not exceed 3.0m or 25% of the available road frontage, whichever is greater 5.2 Objective-Based Guidelines Properly annotated Landscape Plan and justification in line with the objectives are submitted Landscape plan includes all information as stated in the objective-based guidelines 6 Planting Provision For Open Air Parking Area at Street Level 6.1 A minimum 2m wide tree planting verge is provided along a row of parking lots, if the parking area does not abut the green buffer or any of the 2m wide peripheral tree planting verges. 6.2 A minimum 4m wide tree planting verge (centredivider) is provided between two rows of parking lots. 6 6.3 A minimum 4m wide tree planting verge is provided between a building and parking lots except for industrial developments where the parking lots are meant for loading/unloading purposes 6.4 All proposed tree planting verges are generally flat. Where site situation does not permit, the proposed slope are not steeper than 1: All tree planting verges that abut parking lots are free from any encroachment above and below ground level. 6.6 Basement structure below any planting verges is recessed at least 2m below ground level. 6.7 All car parking lots are fully laid with aeration slabs. Each piece of slab has 35% aeration with all the void areas turfed. However, in the case of industrial development, if a 4.0m wide tree planting verge is provided, aeration slabs are not required. 6.8 For covered car parks, aeration slabs are provided if less than three-quarters of each parking lot s area is under cover 7 Planting Provision for Driveways (only applicable to public building developments) 7.1 A 2m wide verge is provided on at least one side of the proposed internal driveway if the driveway does not abut the green buffer or the 2m wide peripheral planting verge. 8 Boundary / Retaining Wall 8.1 Boundary/retaining wall does not encroach into green buffers and all tree planting verges 8.2 Footing of wall is recessed at least 2.0m below proposed planting level if it encroached more than 0.5m into green buffers or tree planting verge 9 Hedge Planting (only applicable to public building developments) 9.1 A minimum 1.0m wide hedge planting verge is provided around the bin centre and substation. 7 10 Proposed SWA Section 18 Roads 10.1 The length of planting island is at least 6.0m long. The proposed driveways to private lots are abutting each other 10.2 Planting island which is 6.0m long is indicated 10.3 The width of the roadside planting verges are provided in accordance with LTA standard road code 10.4 Clearance between proposed cement crossing (e.g. push cart ramp for bin centre) across roadside planting verge and the centre of an existing tree / palm is at least 2.0m No underground services are laid within the roadside planting verges. Services that are required to transverse through a planting verge into a proposed building plot are laid at least 2.0m away from the centre of a tree / palm. Footnote: 1. All building activities and construction materials are to be confined within the project site and not encroached onto the road sidetables. 2.
