4 Fixed Wire Testing Fixed Wire Testing is a procedure undertaken to evaluate and report on the condition of an electrical installation and determine its safety. All premises require periodic inspection and testing to assess their compliance with the requirements of the IET Wiring Regulations BS 767 and the Electricity at Work Regulations 989. A competent person or an approved contractor must undertake this work at intervals appropriate to the installations use and operation. 14 Legionella Risk Assessments Legionnaires disease is a potentially fatal form of Pneumonia caused by breathing in small droplets of water contaminated with the Legionella Pneumophila bacterium. It is therefore essential under the Health and Safety at Work Act 974 for the person in control of a premises to arrange Legionella Risk Assessments every years, or as dictated by a previous assessment. 16 Carbon Monoxide Detection Carbon Monoxide (CO) is a poisonous gas with no taste, no colour and no smell. It is produced by the incomplete combustion of carbon based fuels such as gas, oil and solid fuels including wood and sustained exposure can be deadly. Carbon Monoxide detectors are designed to sound an alarm when CO is present and operate in a similar manner to many domestic smoke alarms. BS EN 509 states that, ideally, you should install detectors in every room where there is a fuel burning appliance. 17 Landlord Gas Safety Checks Due to the dangerous nature of natural gas, the Gas Safety (Installation and Use) Regulations (GSIUR) 998, impose duties on users of gas systems to ensure they are safe and suitable for use in domestic and certain commercial premises. Landlords have a duty to undertake annual servicing and inspection of all in-service gas boilers, fires, heaters and any other gas burning equipment to ensure they are safe.
