New exterior lighting required to highlight entrance. Requires better cladding material and craftsmanship or uncover and restore original masonry on middle facade. -Restore original cornice at roof level and street level. -Mismatched lighting details -Billiards storefront requires repainting and signage. Stucco requires cleaning or refinishing. -Storefront cornice requires additional detail to provide visual separation. BYRON ST.NORTH BYRO N ST.SOUTH ELM STREET 47 DUNDAS STREET WEST BROCK ST.SOUT H BRO CK ST.NORTH -Unique Carnegie style building provides good definition to corner location with finished facades facing both streets. -good condition, well maintained -Clever use of building mural as advertising -paint requires maintenance in some locations -back lit sign conceals some storefront details, may require flashing or cornice detail to prevent rain from accumulating behind sign. Most of original details have been covered with paneling. Original façade may still be intact and available for restoration -explore colour and condition of existing brick beneath paint. -signs conflict with building design and with each other Paneling material requires regular painting and more variety in materials details or colours -signage could be better coordinated with building design. Good façade design well preserved -projecting awning sign conceals parts of original building details.
