3 Precept 1. A brief introduction to the project: To provide meaningful architecture is not to parody history but to articulate it. - Daniel Libeskind Objectives: Renovation of the buildings 1950 s reinforced concrete structure into an iconic mixed-use space with elegant design and a refreshed façade, harmonious in look and feel to its surroundings. - To implement relevant technical systems and green building components to optimise ecological and economic efficiency and hopefully encourage further applications of such systems in other local and city constructions. - The Synergy House project is built to demonstrate innovative approaches to living and working in cities. It will provide an infrastructure and setting for technical, cultural, artistic exchange and business. - To develop and implement a range of eco-technical systems (the ecology of technics and the technics of ecology) Including methods to improve indoor air quality, electricity generation, food production (greenhouse), temperature control and mobility. What the world has now are new cities with young populations and old cities with old populations. How the dialogue between them plays out will determine much of the nature of the next half-century. Architecture and Design: Every human being is an artist, a freedom being, called to participate in transforming and reshaping the conditions, thinking and structures that shape and inform our lives Joseph Beuys Synergy House regeneration project is carried out as a surprising and subtle reminder of humankind s ability to strengthen and regenerate conventional forms with the purpose of enhancing the human experience in one of the most significant settings: 21st Century London. In practice, through the incorporation of recycled materials, reorganization and reconstruction of the building s interior, rear elevation and roof-top, the addition of key thermal, lighting, insulation, and electrically efficient features, Synergy House stands as an architectural-engineering phenomenon, bridging forms of past with the cutting-edge. Living, flowing aspects, must inspire architecture of human landscapes, for nature and life, emerges from the ground. In this case, also within local commercial, industrial and technical systems, the refurbishment seeks to establish a peaceful correspondence with its local setting, both practically and aesthetically. Every journey in transit, entry, and exit from one part of the building to another, in and out of the building itself is an education; an introduction to a living working synthesis of design, ecology and economics. There are three forms of visual art: Painting is art to look at, sculpture is art you can walk around, and architecture is art you can walk through - Dan Rice The building will be re-constructed with up-to-date technical, engineering systems in order to facilitate the occupant s lives, standing as an example of high quality spaces for city inhabitants to live and/or work in. 3. Corporate and commercial occupants: - Synergetic Foundation (a Charitable Trust, for ecological education, restoration, and environmental regeneration) - Synergetic Management Ltd (The building s management company and event organizer). - Synergetic Press Ltd publishes books that deepen our understanding of Earth s living systems and the role of human culture within them. - The Beckley Foundation: a Scientific and Policy organization whose principal aim is to increase our understanding of the functioning of the brain and consciousness. - Nome (Mapping) Company Ltd. (Research and Development company) - Institute of Ecotechnics (Educational Charity, currently registered at 24 Old Gloucester St. works through its various initiatives to harmonize technology and ecology) - Leolite Ltd - solar electric engineering company - Pizza Express (Restaurant Chain) - Juice Bar - Organic Fresh Juice PG 02

4 Historic Context City Streetscape Based on the Bloomsbury Conservation Area Sub-Area 11 Townscape Appraisal, Southampton Row is identified as the only building on the East side of Southampton Row that does not make a positive contribution to the townscape. The Edwardian mansion blocks and hotel buildings form a continuous terrace of red brick, faience work and natural stone baroque detailing. Bay windows belly and swell onto the street at almost every level of the older facades adding to the feeling of exuberance and modulation along the street Southampton Row, built in 1955, is a building inserted into the context of an original Victorian and Edwardian terrace on the east side of the road. It takes its clues from these buildings using mainly a mid-red facing brick over a reinforced concrete frame. The bay window modulation is echoed by creating the negative of the original traditional bay window treatment. The windows between floors 1 & 3 are recessed into the façade creating a sense of verticality. The bas-relief square brick medallions above the uppermost windows and the deep parapet coping align with the top and window sill/string course of the adjacent Sussex Square Mansions. 01 Roof Scape Southampton Row consists predominantly of red brick buildings with white stone detailing. The riot of turrets, cupolas, and decorative gables jostle along the parapets in competition with mansard dormer windows to form an exuberant and busy skyline which Artillery believes needs to be reflected with the new proposals. The existing building of Southampton Row is flat roofed with a deep parapet coping. The proposed two storey extension to the uppermost floor comprises a mono-pitch roof with an unbroken roof plane. The ridge of the monopitch is aligned with the top of the party wall with Russell Square Mansions to ensure the strength of the existing horizontals of Southampton Row is reinforced by the newly extended facade. The new external facade is stepped back from the existing to form a subtle, respectful relationship with its adjoining neighbours. The fenestration of the lower floor is consists of clear ceiling height glazing. The upper floor is sub-divided into a series of Cor-Ten picture frames to match the existing window bay sub-divisions. The picture frames project from the facade which is clad in Cor-Ten. The picture frames enclose vertical terra-cotta louvres which provide solar shading to the glazing behind the facade. The existing chimney stacks on the party wall with Ormonde Mansion will be increased in height to ensure Ormonde Mansions existing flues can continue functioning. The new party wall and chimneys will be finished in through colour rendered insulation to complement the Cor-Ten facade. This modern addition complements the tradition of the adjacent buildings by with a subtly detailed and modulated facade fronting a mono-pitch roof falling away to the rear. From an architectural perspective the Cor-Ten enclosure is set back from the main building façade. 5 Existing Building The present building was constructed in 1955 for the Sue Ryder charity, the building later becoming an office with car parking in the basement level. The ground floor continues to host Pizza Express restaurant. The building and services are in poor condition and in need of major refurbishment. 6 How the building will be used Today s developer is a poor substitute for the committed entrepreneur of the last century for whom the work of architecture represented a chance to celebrate the worth of his enterprise. - Arthur Erickson Synergy House is a mixed development project that aims to introduce a number of conventional and cutting edge urban living and working practices into a single complex. The purpose of the project: 1. To introduce design, architecture and construction methods in order to re-invigorate and transform a dated and decaying space. 2. To promote local and regional economic and ecological synergy and advancement. 3. To promote local and demonstrate innovative approaches for constructing and maintaining human habitats in a World City Ecosystem. 4. To build and maintain creative hub for commerce, culture, certain arts and sciences. The building will be managed by Synergetic Management Ltd and will attend to letting of the various floor spaces to respective tenants and occupants.
