Or approved equivalent. 2.2 GENERAL A. Reference drawings for capacities and specific model numbers. 2.3 COMMERCIAL HIGH EFFICIENCY STORAGE TYPE GAS WATER HEATERS A. System: Domestic Hot Water. B. Provide two gas fired storage high efficiency (98 percent) water heaters with capacities as indicated on Contract Documents. System to deliver minimum 120 degrees F hot water to tenants. C. Water Heaters in accordance with certified UL volume III tests and most current edition of ASHRAE Maximum supply gas pressure to heater 13.8 inches WC (0.5 PSI) Page 2

Water Heaters factory provided with an CSA (AGA) electronic intermittent gas ignition, gas pressure regulator and pilot filter, coated steel burners, draft diverter and flue damper; 120 volt, 60 Hz, single phase electrical connection. E. Water Heaters factory provided with 2 3/4-inches by 3 3/4-inches hand hole cleanout listed by Underwriters Laboratories. Controls include, upper and lower thermostats, combination temperature and pressure gauge, low water, CSA (AGA) and ASME rated temperature and pressure relief valve, and draft regulator. Control compartment door to be hinged for easy access. Heater(s) to be equipped with multiple anodes for cathodic protection. F. Water Heaters to be insulated with vermin-proof glass fiber insulation, R 16 Value minimum. Outer jacket to have a baked enamel finish over a bonderized undercoating. G. Internal surfaces of water heaters exposed to water to be glass-lined with alkaline borosilicate, nickelous oxide composition that has been fused to steel by firing at temperature range of 1400 degrees F to 1600 degrees F. H. Coordinate exact location of units and electrical characteristics with Division 26, Electrical work. I. Provide seismic anchor calculations for this equipment, stamped and signed by licensed California structural engineer. J. Warranty: Three year unconditional tank replacement, one year on parts and devices. 2.4 PACKAGED DOMESTIC PLATE AND FRAME WATER HEATING SYSTEM A. System: Domestic Hot Water B. Entire unit is to be delivered complete with operating controls and require only plumbing and electrical service connections. C. Furnish and install where indicated on drawings two plate and frame heat exchangers and one storage tank. D. Storage tank constructed and stamped in accordance with Section VIII, Division 01, of current edition of ASME Code for Pressure Vessels. Three copies of manufacturer's data reports signed by registered inspector furnished. E. Domestic Water Storage Tank: Provide with the following: 1. One 560 gallon vertical storage tank. 2. Tank Lining: Baked on phenolic. 3. ASME Code Working Pressure: 125 PSI inches x 15-inches entry manhole. 5. Tapings for thermometer, aquastat sensor, tank drain, relief valve, 3-inch hot water supply and return lines to plate and frame exchangers, 4-inch hot water supply, 4-inch cold water supply and domestic re-circulating line. 6. Dielectric union or water ways. 7. Console with thermometer and water pressure gauge. 8. Drain Valve. 9. Factory insulation fiberglass, steel jacket and painted. 10. Permanent skid type supports with seismic restraints. F. Provide in-line circulation pumps packaged with control panel and heat exchangers pump loose shipped and installed in field by contractor. Pumps bronze construction, maintenance free, self flushing mechanical seal, flanged ends, ODP motor Page 3
4 G. Frame - Frame plate and pressure plate carbon steel SA 516 grade 70 and sufficient thickness to meet ASME design pressure. Stiffeners or support brackets are not allowed. Carbon steel frame components painted with epoxy paint. Connections 316SS male NPT. 316SS Double Wall plates supported by carry bar. Guide bar only help with proper plate alignment. Pressure plate supported by roller assembly from carry bar. Carry and guide bars are to be steel with zinc chromate coating, while plate contact surfaces stainless steel. H. Plates - Thermal plates 316SS Double Wall approved for use with potable water and pressed in one-step stamping process. Plates use an integral-rolled edge-hanging system to provide rigid hanger device between plate, carry bar and guide bar. Welded on hanging brackets or stiffeners are not acceptable. Plate pack uses positive plate-to-plate alignment system to ensure proper plate-to-gasket seals throughout entire pack. Positive alignment system either to be gasket lug, which fits within plate recess on proceeding plate (tongue-in-groove) to align successive plates, or an extended rolled edge hanger, which nests successive plates through direct contact around entire plate hanger. Plate designs which only offer alignment through contact with carry and guide bar are unacceptable. Plates permanently marked to indicate plate material and thickness. I. Design: Connections located on fixed head, frame plate, allowing movable head, pressure plate, to slide back and forth for addition or removal of thermal plates. Piping connections and associated piping not to be disturbed during plate adjustment procedures. Construction of package allowed for removal of interior plates without removal of preceding plates. Complete unit ASME code stamped. J. Selection, Certification and Testing - Manufacturer provides written guarantee to accuracy of heat exchanger thermal design. Manufacturer confirms its ability to comply with ARI Standard 400 for liquid-to-liquid heat exchangers. Should heat exchanger not perform to specified conditions as defined in ARI Standard 400, manufacturer will be responsible to replace or repair heat exchanger to achieve stated performance. K. Furnish factory pre-wired duplex control panel packaged with heat exchanger. Components include, but are not limited to: 1. NEMA 1 double door dead front steel lockable enclosure. 2. Magnetic starter with overload reset through cover. 3. Fused disconnect switch with handle through cover. 4. Mercoid pressure switches. 5. Overload reset buttons. 6. Running lights. 7. H-O-A switches. 8. Control circuit transformer for 120V operation. 9. Numbered and wired terminal strip. 10. Single point electrical connection. 11. Wiring between control panel and tank aquastat, heating water supply modulating valve, and in-line recirc pump provided under Division 22, Plumbing. 12. Manufacturer provides control devices within control panel to maintain constant flow of 125 degree F domestic hot water to building supply. Control panel operates and monitor domestic water storage tank, in-line pumps and modulating valves on hot water heating media to plate and frame heat exchangers. Control panel provides with additional contacts to integrate into building control system. L. Temperature and Pressure Relief Valve: Bronze body construction, thermostat and test lever, temperature relief set at 210 degrees F, and pressure relief set at 125 PSI. M. Pre-Assembled and Skid Mounted to Include Following Components: Page 4

Two Bell and Gossett Plate and frame heat exchanger model P14-DW-29-TKTL-50, ASME Code Certified, (29) 316 stainless steel plates, with Nitril HT gaskets Designed to heat GPM from Degrees F to Degrees F. 2. System to be provided with 2 Bell and Gossett all bronze, in-line pumps. Rated for TDH. At each pump, provide balancing valve, check valve, modulating temperature control valve and isolation valves. 3. NEMA 12 UL Listed Control panel with single point power connection, main disconnect switch, pump starters, H-O-A selector switches, lights, and dual Honeywell T775 modulating temperature controllers. 4. Interconnecting pipe, valves and fittings. 5. Pressure and Temperature gauges as per flow diagram. 6. Fabricated steel base frame on which above components piped, wired, and hydrostatically tested before being painted with two coats of industrial grey enamel paint. 7. U/L Listing for system integrity. 8. Provide other heating water supply and return components as shown on Drawings and diagrams and as specified elsewhere in Division 22, Plumbing. N. As part of above package, provide: gallon 125# ASME Code, vertical hot water storage tank 48-inches OD x 84-inches OAL, with ring base with angle clips, FDA approved epoxy interior lining, and red oxide primer exterior finish. 2. Watts Pressure and Temperature relief valve. 3. Temperature sensor with thermo well. 2.5 COMMERCIAL INSTANEOUS TYPE HEAT EXCHANGER A. System: Domestic water. B. Factory assembled and packaged. Water heater constructed in accordance with ASME Code for working pressure of 150 PSIG. Packaged water heater constructed with vertical 316 stainless steel tank, with stainless threaded opening, 3/4-inch O.Dl double walled Cu (in) + Cu (out) tubes, copper lined tube sheet, and steel coil head. Heater mounted on steel support skid. C. Heater insulated with foam in place insulating protected by an enameled metal jacket, 2 gauge minimum thickness. D. Heater factory assembled and piped including electronic operated 3 way temperature regulating valve. Coil baffled and an integral bronze circulator to circulate water across coil. E. Heater supplied with solid-state control module with LED backlit LCD display and LED pilot lights to indicate on-off, primary high limit, and secondary high limit. Provide solid-state control module with field programmable digital electronic PID controller allowing Owner to set operating and temperature limits on display screen. Solid-state control module have red alarm light and alarm horn with built in alarm silence relay. Supply solid-state control module with dry contact closure outputs to indicate to building automatic system (BAS) occurrence of power on, primary high temperature, and secondary high temperature. Control module allow BAS to turn heater on or off through remote relay suitable for 24 VAC, 1 amp. Control module allow BAS to remotely set temperature of heating using 4-20 ma input signal. Control module allow BAS to remotely monitor operating temperature. Control module supplied with on-off switch and mounted on NEMA 4 panel. Solenoids and limits: 24 VAC. F. Heater furnished with water pressure gauge and an A.S.M.E. pressure-temperature relief valve of sufficient size to relieve total BTU input of coil Page 5
6 G. Furnish water heater with additional safety system designed to relieve excessively heated water from vessel. Safety system to be field programmable for set point and differential and of electronic type. H. Manufacturer assume responsibility for correct sizing of components to assure performance designed in design criteria. I. Heater: 1. Heater to be mounted vertically or horizontally. 2. Coil to heat from 50 degrees F to 120 degrees F, initial start. 2.6 PACKAGED DOMESTIC BOOSTER PUMP SYSTEM WITH VARIABLE SPEED DRIVE A. System: Domestic Cold Water B. Entire unit is to be delivered complete with operating controls and require only plumbing and electrical service connections. C. Furnish and install prefabricated water pressure booster system. System capable of automatically providing constant system pressure. D. System is based on a design pressure of PSI residual and PSI static. Contractor to field verify flow test numbers are correct. E. Pressure for BP-1 set at 35 and 30 PSI - 4-feet above top of highest roof level. F. System factory assembled, wired, electrically tested, hydrostatic pressure tested and shipped ready for field piping connection and wiring. Field startup by manufacturer is required for final acceptance. G. Factory Test Certification: Factory certifies in writing that water pressure booster system and its component parts have undergone complete electric and hydraulic test prior to shipment. Test includes system operating flow test from zero to 100 percent design flow rate under specified suction and net system pressure conditions. Certification includes copies of test data as recorded by X-Y plotter. System test may be witnessed by Owner, Architect, or Engineer by reporting intent to do so to factory. H. System furnished with suction and discharge headers constructed of welded stainless steel Schedule 10 pipe. Header pipe sizing designed for maximum of 8 fps velocity. Connections to headers flanged. Pipe welding performed by ASME Section IX certified welders. Piping built to ASME/ANSI B31.9 specifications. I. Pressure gauges supplied on suction and discharge manifold headers and provided with stainless steel cases, glycerin filled, and rated for plus 1 or minus 1 percent accuracy. Gauges selected for operation at mid-scale. J. System furnished with three pumps as listed on project schedule. Standard Bell and Gossett Series 1531 single stage centrifugal pumps with bronze-fitted construction and internally flushed mechanical seals. Pump casings to have vent and drain ports at top and bottom of casings. K. Each pump fitted with isolation valves and union connections or flanges to facilitate future service requirements. Each pump furnished with silent check valve with bronze trim. L. Common pump discharge header includes thermally activated purge valve built into header system for booster pumps to allow water to be purged to remote drain in event of system control failure Page 6
7 M. Single point disconnect panel skid mounted and factory wired. Factory wiring includes variable frequency drive wiring, motor wiring, differential pressure switch wiring and low suction pressure switch wiring. Pressure transducer shipped loose for field installation at high point in system as standard for optimal performance. Transducer located next to hydropneumatic tank at 31st Level. N. An ITT Bell and Gossett Technologic 500 Pump Logic Controller provided as pressure booster control panel. This is to be combination Pump Controller and Variable Frequency Drive in single enclosure. O. Technologic pump logic controller assembly listed by and bear label of Underwriter's Laboratory, Inc. (UL) and Canadian Underwriter's Laboratory (CUL) and CE marked. Controller specifically designed for variable speed pump applications. Controller functions to proven program that safeguards against damaging hydraulic conditioning including: 1. Pump flow surges. 2. Hunting 3. Low suction pressure. 4. System over pressure. P. Pump logic controller microcomputer based and hold its software in EPROM. On-line field modified data entries, such as setpoint, stored in EEPROM. EEPROM memory storage prevents accidental loss of data due to voltage surge or spike. In event of complete power outage, field preset values remain stored and able to be recalled by operator. Q. Pump logic controller capable of receiving up to two discrete analog inputs from transmitters indicated on Drawings. It will then select analog signal that has deviated greatest amount from its setpoint. This selected signal will be used as command feedback input for hydraulic stabilization function to minimize hunting. Each input signal capable of maintaining different set point value. Controller capable of controlling up to three pumps in parallel. Scan and compare rate that selects command setpoint and process variable signal continuous and automatically set for optimum operation. Each sensor scanned every 2 milliseconds. R. Controller have fused door interlock disconnect, local-off-remote switch, motor overload protection, diagnostic display, manual and automatic alternation, auto start of lag pump on lead failure and accept pump differential pressure switch signals for pump fail notification. S. External transmitters furnished by ITT Bell and Gossett powered by Technologic Pump Logic Controller through quality integral 24 volt dc power supply and protected from reverse polarity of analog inputs. Overvoltage and short circuit protection on board. Hydraulic stabilization programs utilize proportional integral derivative control function. Proportional, integral and derivative values user adjustable over an infinite range. Pump logic controller self prompting. Fault messages displayed in plain English. Operator interface have following features: 1. Multi-fault memory and recall of last 10 faults and related operational data. 2. Red fault light, Yellow warning light, and Green power on light. 3. Soft-touch membrane keypad switches. T. Display four lines, with 20 characters on three lines and eight large characters on one line. Actual pump information displayed indicating pump status. U. Controller capable of performing the following pressure booster functions: 1. Low suction pressure cut-out to protect pumps against operating with insufficient suction pressure. This function resets automatically. 2. High system pressure cut-out to protect piping system against high pressure conditions. This function requires manual reset Page 7
8 3. No flow shut down to turn the pumps off automatically when system demand is low enough to be supplied by hydropneumatic tank. No flow shutdown requires external flow meters, flow switches, nor pressure switches to determine when no flow condition exists. V. The following hardwire communication features provided to BAS: 1. Remote system start/stop non-powered digital input. 2. Failure of any system component. Output closes to indicate alarm condition. 3. One 4-20 ma output with selectable output of: a. Frequency b. Process Variable c. Output Current d. Output Power W. Entire booster system, including piping, wiring, and controls, UL listed. X. Entire system pre-assembled onto heavy duty structural steel frame constructed of 4-inch minimum angle iron with channel iron pump bases. Frame welded in accordance with AWS D1.1 Specifications. Frame includes sturdy lifting and bolt-down clips. Y. Provide remote hydropneumatic tank for domestic water system and included as part of booster pump system. Z. Components pre-piped, wired, and tested prior to shipment. System hydrostatic tested, cleaned, flushed, and painted with an industrial grade of epoxy based enamel. AA. AB. AC. AD. AE. Field plumbing connections required will be system suction and discharge headers, temp probe drain line, piping of hydropneumatic pressure tank with union ball valve, pressure gauge and drain provided. Field electrical connections required will be input power supply to the control panel and remote pressure transducer control wiring. Coordinate location of unit and electrical characteristics with Division 26, Electrical work. Unit mounted on housekeeping pad. Provide seismic anchor calculations for this equipment, stamped and signed by licensed California structural engineer. Manufacturer's representative provides system check and start-up service for the system. 2.7 HYDRO-PNUEMATIC TANK FOR BOOSTER PUMP SYSTEM A. System: Domestic Water Booster Pump. B. Entire unit is to be delivered complete with operating controls and require only plumbing and electrical service connections. C. Remote hydro-pneumatic tank for booster pump system included loose with packaged BP-1 system. D. Tank fully acceptance replaceable bladder style and include union isolation valve, tank drain, pressure gauge and drain valve. Tank shipped loose for field installation as indicated on the Drawings Page 8
