3 RESIDENT GUIDELINES & INFORMATION AMENITIES & WRISTBANDS The interior clubhouse amenities will be open 6:00am until midnight, 7 days a week, with the exception of designated cleaning times. The pool and volleyball areas will be open from 10:00am until midnight. We know that there is a fine balance between your desire to bring guests and having so many guests in amenities that the residents cannot use them. Therefore, every resident will be issued 3 wristbands, which must be returned upon move out. 2 guests will be allowed per resident in the amenity areas. All guests must be accompanied by an Aspen Heights resident. Every resident and guest must be wearing an Aspen Heights wristband at all times. The cost to replace a lost wristband will be $20 per band. We have this system in place for the benefit of our residents so that everyone may have access to their amenities and invite a reasonable number of guests to join them. Please help us keep the amenity areas clean and safe by remembering the following policies: responsible for accidents or injuries. Children must be accompanied at all times by an adult over 18 years of age. Pets are not allowed in the pool or hot tub areas. Use plastic or paper containers only. Glass is not permitted. Management reserves the right to assess any fines within reason for breaking this policy. Only proper swimming attire is allowed. Respect others by keeping noise to a minimum, covering pool furniture with a towel when using suntan oils, leaving pool furniture in pool areas, disposing of trash properly and keeping pool gates closed. Do not climb on, attach anything to, or otherwise alter the rock wall in the pool area. Any damages caused to the rock wall will be charged to all tenants involved. If you have problems with either service, please contact Time Warner directly at Make sure to explain to their representative that you live at Aspen Heights and these services are provided we will be happy to assist! ENTRANCE GATE We have a unique and highly beneficial system for guests to enter the property. Rather than giving our residents a gate code, which the whole campus would know within a month, your visitors will be able to dial your name on the entry box, which will call your cell phone. Just dial 9 to let them in. Each person in your house will receive a gate access remote. Please keep us updated with any phone number changes so that your guests can be let into the property without a delay. When you are leaving through the exit gates, please be certain that the cars that have gone before you have already pulled onto W. Hausman Road before you pull through the gate. If there is not room for your car and you are stopped above the gate sensor and in its path, the gate will not register that you are there and may cause significant damage to your car. Unfortunately, we are not liable for damage to your car should this happen, so please use discretion when coming in and out of the gates. FIRE PITS & GRILLS Per city regulations, fire pits will not be allowed. Grills will only be allowed in the back of the house and must be at least 10 feet from the house or any flammable structure (propane grills may be regulated by the city). Any fines issued by the city for grills in undesignated areas will be turned over to the residents. There will be a minimum $50 fine for grills left in the front of the house. These regulations are in place to ensure the safety of our residents. GOOD NEIGHBOR POLICY All policies in this handbook apply to residents, occupants and their guests. Please keep in mind that residents are responsible for the behavior of their guests in the neighborhood. Remember your neighbors and help us maintain a quiet, clean community. The conduct of resident and/or resident s guests may not disturb the rights, comforts, or conveniences of other persons in the community or the roommates in the unit. The conduct of a resident cannot be immoral or unlawful. Any resident or occupant found guilty of a felony offense or misdemeanor offense within Aspen Heights premises may be evicted at the discretion of the management. If a resident is evicted, all rents will be accelerated for the remainder of the lease term and shall be due upon eviction. Residents will be held financially and legally responsible for behavior and consequences of guests while on the property. KEYS & LOCKS The care and maintenance of the keys and locks to your home is critical to your well being. Please do not give out your keys to anyone not on the lease contract. Additional policies regarding keys and locks include: If you lose your key, we will provide a replacement key for a charge of $25.00 per key. Your home is provided with a latch on each window and a keyless dead bolt on every exterior door. We strongly recommend that you keep all windows and doors locked at all times. Immediately upon move in, check all of the above and report any broken, missing or unserviceable items to the manager. NOISE FROM NEIGHBORS If you have a noise complaint concerning a neighbor, we recommend the following procedure: First, speak to your neighbors. They may not be aware of the disturbance. Second, if the problem persists, contact the management office. Third, contact the police. These calls are considered low priority, but they will respond. OPTIONAL CONCIERGE SERVICES We are happy to offer a variety of optional concierge services that can be set up for individuals or houses. Please see your Concierge Service packet for further details, which will be coming soon! PETS We welcome pets, but for every pet, the owner must pay a $500 deposit ($250 of which is refundable if there is no damage caused by pet). Residents with pets must also sign a pet addendum along with their lease contract. All roommates must agree to the pet and sign the pet addendum before the pet will be approved. Please note that per your lease contract and pet addendum, excessive damage to the house by the pet may be considered a lease contract violation and may ultimately result in removal of animal(s). Residents are responsible for cleaning up their pet s waste on the property. Because we want to keep the property clean for the enjoyment of all residents, you will be charged a $25 fine for pet waste left on the property. When outside the home, pets must remain on a leash and be accompanied by a resident at all times. Pets are not allowed in the amenity areas of the clubhouse. This includes the volleyball court, pool and hot tub, and all areas of the clubhouse. This policy may change in the future as we become aware of parking trends and demand. We will keep you posted if the parking situation changes and thank you in advance for your cooperation and understanding. PARTYING We want you to be able to use your house to have friends over and have a good time! However, we will have a notolerance policy for excessive parties, underage drinking, and disturbances within the neighborhood. We will have patrol officers that will monitor the property. Please keep your gatherings to a reasonable size and keep them within your house. While we never want to, if necessary, we will issue $100 noise violation fines. After we receive 2 returned checks, we will no longer be able to accept personal checks. If this occurs, you will need to pay by money order, cashier s check, or automatic withdrawal. EMERGENCIES & SECURITY GUIDELINES EMERGENCIES In case of emergency, please call 911. If you have any other security concerns, please contact our office. FIRE PREVENTION 1. Check the cords on lamps and household appliances to make sure that they are not split or frayed and that the wire inside is not exposed. Replace any appliance that has a defective cord or plug. 2. Follow manufacturers specifications when using extension cords; make sure they are appropriate for the appliance you are using. 3. Do not pull the cord of an appliance when unplugging it, as this can break the plug. Instead, grasp the plug when pulling it from the outlet. 4. Do not overload outlets by using a multi-tap connection. Do not plug more than two appliances into this type of connection. 5. Do not change fuses yourself. If a fuse should blow, contact your management team to request help. 6. If the battery in your smoke detector needs to be changed, change it immediately. It could save your life. 7. Extinguishing Kitchen Fires: FOR GREASE FIRES Turn off your stove. Cover the burning container with a lid or pan to smother the fire. If smothering fails, call 911. NEVER throw water on a grease fire. This could cause an explosion. Unplug the burning appliance(s). Contact your maintenance team immediately to turn off the circuit breaker and unscrew the fuse. NEVER throw water on the fire or touch the burning element. FOR OVEN FIRES Close the oven door and leave it closed to cut off the oxygen supply. Turn off the oven. Close the doors to the room and get out immediately. Call 911 from another location. DO NOT use the telephone, turn lights on or off, use a flashlight, or open any lock with a key. If you cannot put the fire out immediately, call 911!

6 MAINTENANCE EMERGENCIES We guarantee you will be very satisfied with our level of responsiveness with any maintenance requests you may have. We have even established a convenient online request system for you! Please note that non-emergency requests will be completed between 10:00 a.m. and 6:00 p.m., Monday through Friday, excluding holidays. Maintenance requests will be handled after office hours if they are emergencies. We define emergencies as situations which: Present a danger to people... Fire No electricity Broken or non-working doors, locks or windows No heat (when outside temperatures are below 50 degrees) No air conditioning (when outside temperatures are above 90 degrees) No water All toilets not functioning Refrigerator not functioning Present danger to property... Flooding Broken pipe If you get locked out of your house, we are more than happy to assist you. Because lock outs require overtime work for our staff, there is a $50 charge for an Aspen Heights employee to let you in to your house after regular office hours. Hopefully this will never have to happen! There will also be a $25 fee to replace lost keys. After business hours, you will be able to reach us through our answering service via the office phone number x2 with any emergency maintenance requests. The answering service will contact the on-duty maintenance employee, who will respond as soon as possible. Please note that maintenance requests entered through our Resident Portal but not reported to the answering service after office hours may not be received until the following morning. It is our pleasure to immediately address all problems, but please note that resident-caused damage to the house will be charged to your account. You will be notified before any maintenance has been completed if you will be charged for the work completed. SUSPICIOUS ACTIVITY & NOISE IDENTIFYING SUSPICIOUS BEHAVIOR: Anything that seems unusual or out of place could be criminal activity. Working as a partner with the police, every resident has a responsibility to report any suspicious behavior. Never attempt to apprehend a person committing a crime or to investigate suspicious activity. Not every stranger who enters your property is a criminal, but criminals do take advantage of activity in communities by pretending to be legitimately involved in sales, repair and service. Do not allow unverified repairmen in your home. If you suspect that any employee is involved in illegal activity, please contact the Manager immediately. SECURITY GUIDELINES FOR RESIDENTS The Texas Police Association and the Sheriffs Association of Texas have approved the following suggestions. Follow these guidelines and use common sense in practicing safe conduct. Inform all other occupants in your dwelling about these guidelines. PERSONAL SECURITY - WHILE INSIDE YOUR HOME 2. Use dead bolt locks at night. 3. When answering the door, see who is there by looking through a window or peephole. If you don t know the person, first talk with him or her without opening the door. Don t open the door if you have any doubts. 4. Be careful in giving out keys, gate keys or alarm codes. 5. Don t put your name, address or phone number on your key ring. 6. If you are concerned because you ve lost your key or because someone you distrust has a key, ask the management to re-key the locks. You have a statutory right to have this done, as long as you pay for the re-keying. 7. Dial 911 for emergencies. 8. Check your smoke detector monthly for dead batteries or malfunctions. 9. Check your door locks, window latches and other security devices regularly to be sure they are working properly. 10. Immediately report the following to the management-in writing, dated and signed: Any needed repairs of locks, latches, doors, windows, smoke detectors and alarm systems Any malfunction of other safety devices outside your home, such as broken gate locks, burned-out lights on entries and parking lots, blocked passages, broken railings, etc. 11. Close curtains, blinds and window shades at night. 12. Mark or engrave your driver s license number or other identification on valuable personal property. PERSONAL SECURITY - WHILE OUTSIDE YOUR HOME 15. Close and latch your windows while you re gone, particularly when you re on vacation. 16. Tell your roommate where you re going and when you ll be back. 17. Don t walk alone at night. Don t allow your roommates to do so. 18. Don t hide a key under the doormat or a nearby flowerpot. These are the first places a burglar will look. 19. Don t give alarm codes. 20. Use lamp timers when you go out in the evening or go away on vacation. They can be purchased at most hardware stores. home since the management cannot assume that responsibility. 22. While on vacation, temporarily stop your newspaper and mail delivery, or have your mail and newspaper picked up daily by a friend. 23. Carry your door key in your hand, whether it is daylight or dark, when walking to your entry door. You are more vulnerable when looking for your keys at the door.

7 PERSONAL SECURITY - WHILE USING YOUR CAR 25. Don t leave exposed items in your car, such as CD s, wrapped packages, briefcases or purses. 26. Don t leave your keys in the car. 27. Carry your key ring in your hand whenever you are walking to your car--whether it is daylight or dark and whether you are at home, school, work or on vacation. 28. Always park in a well-lighted area. If possible, try to park your car in an off-street parking area rather than on the street. 29. Check the backseat before getting into your car. 30. Be careful when stopping at gas stations or automatic-teller machines at night--or anytime when you suspect danger. UPKEEP OF YOUR HOUSE GENERAL GUIDELINES The Aspen Heights staff works very hard to maintain your community s attractive appearance. We ask that you help us in the following ways: both drapes and blinds. Foil and trash bags are not permitted in windows. Holiday decorations are allowed but must be removed within two weeks of the holiday. No window blinds may be removed from windows. PERSONAL SECURITY - AWARENESS No security system is fail-proof. Even the best system can t prevent crime. Always proceed as if security systems don t exist since they are subject to malfunction, tampering and human error. We disclaim any expressed or implied warranties of security. The best safety measures are the ones you perform as a matter of common sense and habit. CELEBRATING IN SAN ANTONIO TEXAS LAW VIOLATION A loud party or noise violation falls under the Texas Penal Code Section Disorderly Conduct (a)(5): a person commits an offense if he intentionally or knowingly; makes unreasonable noise in a public place other than a sport shooting range, or in or near a private residence that he has no right to occupy. If the police department responds to a second complaint of loud noise or music and officers determine you are in violation of the Disorderly Conduct statute, each resident may be arrested. Alcohol is found at most loud party/loud music complaints. All alcohol violations will be strictly enforced. Tell the truth about your name, age and address... Or you will be arrested for Failure to Identify. SO... YOU RE THINKING OF GOING TO A PARTY... If you are 21 or over, consume alcohol responsibly. TV s may NOT be mounted in bedrooms or living areas unless they have been mounted by our staff. No structural changes or additions may be made to the exterior of the house, including patios. Since the appearance of front patios affect the appearance of our community, patios may not be used for the storage of trash, boxes, tires, auto parts, broken furniture, etc. The management reserves the right to monitor the decor and appearance of your patio. Trash removal is the resident s responsibility; if trash has to be removed by our staff, a fee of $25 per bag will be assessed. No alterations may be made to your front door or entrance to your home other than a wreath or other décor as the manager deems appropriate. We encourage you to use a front doormat, but we will remove mats that are not designed for outdoor use such as carpet scraps or automobile mats. Inside your home, you have the freedom to decorate by hanging pictures, etc., in accordance with lease contract limitations. However, in order to receive a refund on your security deposit, you must return the house to its original condition, except for reasonable wear and tear as defined by statute. If you fail to do so, you will be charged appropriately. 8 HEATING & A/C INSTRUCTIONS Cooling Mode: Energy Star recommends seasonal temperature settings of 78 degrees in the summer and 70 degrees in the winter (www. energystar.gov). It is understandable that these temperatures may not be ideal for everyone, however it is important to realize that settings of this sort will provide you with the best energy savings while still keeping your house at a moderate temperature. Maintaining temperatures beyond these set points is not prohibited of course, but there are limitations to Heating mode: Heat settings are usually less of a problem, but the maximum setting is 76. This system uses a heat pump system, which is known to be one of the most efficient ways to heat your home. However, if the outdoor temperature drops below 32 degrees for a prolonged period of time, the unit may freeze. In these situations, please switch the thermostat to Emergency Heat (marked EMER and keep your efficiency at its best. 70 degrees is recommended, but 76 degrees is the maximum high for prolonged periods of time. HOUSEHOLD TIPS: CARPET CARE - To keep your carpet looking clean, here are some helpful hints: prevent dirt and particles from being tracked in. Be sure to clean the mats often. Vacuum the carpet at least once a week. A dirty air filter can have a major affect on the cleanliness of your carpet. If you notice that your air filter needs to be changed, please contact your management team. Do not allow spills, even common tap water, to soak into your carpet. Follow the directions below for removing some common household carpet stains. Wine, or other alcoholic beverages: While the stain is still wet, pour rubbing alcohol on it and rub with a sponge. Flush the stain with water and pat dry with a white cloth. Ballpoint or fountain ink pen: Apply hair spray to the stain and then press down on the stain with a white cloth. Chewing gum: Put an ice cube on the gum for 30 seconds. Then use your fingers to pick off as much of the gum as possible. Use a cleaning fluid for oil-based stains (as described below) to get out the rest of the gum. Put the cleaning fluid on a white cloth and rub it into the stain. Using another dry white cloth, wipe the stain vigorously. Repeat this process until the gum disappears. Food: For a food stain that is still wet, put club soda on the stain then soak it up with a dry, white cloth. For a food stain that has dried, apply a cleaning fluid for oil-based stains such as: Carbona, Afta, or Everblum. (These can be found at hardware stores.) The following items should never be poured down your disposal or any sink because they will not only be hard on the pipes, but will also make the job of treating sewage more difficult and may increase water and sewer costs: Coffee grounds, tea bags, eggshells, onion and/or potato skins, celery, corncobs, olive or fruit pits, and nut down the toilet. Keep small objects such as toys, bottle caps, cosmetics, and decorative items away from the toilet to help prevent clogging, and possibly overflowing, the toilet. Because a toilet that constantly runs wastes water, immediately contact your maintenance team to ensure that this is repaired. Behind every toilet, there is a shutoff valve to the water supply. Should the toilet begin to overflow, turn the water supply off immediately. This will help prevent possible damage to your home. Once the water supply has been shut off, contact your management team or submit a maintenance request for the service. MOVE OUT INFORMATION Don t forget to remove all of your personal belongings from your home, including items hung on walls and in drawers, cabinets, closets, carports and patio.
