3 1. Introduction This document is to lay out the potential development, to the benefit of the local community, of the property and grounds of Bannockburn House. We will discuss the options available to us and where we can focus our efforts at each stage of the process, which will include a financially viable business plan, by others, to sustain the development. It is imperative to stress at this stage that the prerequisite of this development is a strong, community minded, business plan and we hope to reflect the thoughts of our wee society in this report in addition to the plan. We will take the suggestions from the written visitors book, brainstorming events and posts on the Facebook page to gauge the best way in which to achieve our goals on a commercial and municipal level. This project will entail an lengthy duration of hard work and care to help restore this unique, beautiful and historically important grade A listed property with grand acreage. There is a great deal of potential encompassed in these grounds and with the commitment, wealth of knowledge and expertise at arms length, an achievable proposition. Please be mindful that this document sets out very basic costs, using a pool of experience, however could change due to unforeseen circumstances. The building is in very good condition considering the age and length it has been left in disrepair due to lack of maintenance, however it does require tradition trades to help restore the original features, which is a specialists section of the construction industry. Please read on with an open mind to imagine the viable possibilities of what an enthusiastic and forward thinking community can achieve. The evidence is already clear of what our people are willing to do, so as to enable to keep this important building visible to the public, to educate and restore its history for future generations. 7 Years One and Two Local Investment and Grant funding entirely 5. Potential Development Timeline - Bannockburn house - Dry building out, treat infestations and bring existing features back to best, including roof and windows. This will comprise of restoring the lath and plaster walls internally using tradition/original techniques and other features respectively. - Landscape the grounds for walks and fitness classes, cycling, pony treks for the disabled, bee conservation and much more. Restore the stables to house horses, ponies and other animals for a learning experience to local children and the disabled. Create Livery stables for income to help maintain the house and property. - Design, manufacture and build a prefabricated dwelling to house a visitors café, exhibition/art installation of house/grounds history, conference/teaching rooms and information centre, as part of the property, for further income. - Gardening institution, where local people can apply to maintain a plot of land to grow all manner of botanical varieties with guidance from employed park rangers. Wild planting and restorative works to reinstate indigenous species with the forestry commission, to continue and follow on their work across the country, teaching regular groups of all ages. - Create incubator units for rent to businesses to help sustain a regular income to maintain Bannockburn House and out buildings. - Land sale to large corporate organisation to develop designated land area that will bring people from all walks of life, which will raise further awareness of the building and history, to reach a larger demographic. - Reinstate all original decorative features, both structural and soft furnishings, to Bannockburn House, with the view to using these spaces for the following; - Library to become Stirling Archive with research facilities. - Entrance hall to become events hall wedding venue community meeting hall for charitable causes craft courses. - Rear extension to become a true representation of its era an interactive exhibition live re-enactment. - Renovations to the kitchens and earlier buildings to represent the time in which they were built. Cookery classes could be held here with more modern adaptations of outbuildings using products from the allotments to cook. Possibilities for cookery school, which could bring in additional income. - Restore upper rooms to become rentable/hired spaces for weddings, community groups and conferences. Years Three and Four Commercial Income and Investments from business owners - Select outbuildings to turn into artisan workshops, where ancient and traditional trades can be taught but also rented by local artists. Encourage crafts such as stone masonry to help provide a resource to repair and maintain the property and also keep these trades alive. - Create a large botanical conservatory, which will house a variety of species from worldwide locations. This will be a learning centre primarily, however could be used for wedding venues and other large events. Years Five and Six Commercial Income with minimal grant funding - External amphitheatre with canopy to house outdoor cinema and stage for opera/ballet/theatrical plays. This can also be used for summer lectures, school trips and other meetings/conventions and will be situated in Bannockburn Wood. - Leisure centre with spa facilities physio therapy rehabilitation rest bite - retreat, affordable to free fitness clubs and access to equipment for all. Climbing walls both internal and external learning, mountaineering training equipment to encourage outdoor pursuits. - Mental health and wellbeing centre for all individuals/groups to expedite interaction with community involvement programmes. This will include space for terminally ill and extremely sick patients to recover or rest.

Years One and Two Explained Bannockburn House requires major investment to bring back to a habitable condition - 4.5m will include a full Survey of Condition, treatment of rot throughout, make wind and water tight, repair render and plaster, masonry repairs, window replacement and renovation and treat internals to bring back to best k to create visitors centre, which will create income through the café and hired conference/lecture rooms k - 1m to create incubator buildings, this will maintain a constant income to help restore and renovate Bannockburn House and outbuildings k to create riding centre and livery stables, again a source of income and centre for charitable groups. Also a learning experience for local children in schools throughout Stirlingshire m to shape landscape with public paths for pedestrians, cyclists and equestrian use. This will include possible interested parties such as the Forestry Commission and Conservation groups, who could gain funding and grant assistance. Possible Land sale to a large corporate organisation could potentially bring in a sum of 1-1.5m, these monies will need to be used to renovate Bannockburn House directly.

Years Three and Four Explained Bannockburn House extended by encouraging visitors for different attractions k To create a large Arboretum that will fill the current grounds to the area encircled by an existing track. This may again be sponsored by a conservation group and or botanists looking to preserve indigenous species k will build a large modern ornate glass conservatory, which will house verities from around the world to be exhibited to visitors. This space could potentially be used for a wedding venue, meetings or lectures and the design will reflect this m This will help develop the outbuildings for use as artisan studios, traditional trades and manufacturing. These spaces will be let out to local artists and crafters whom will provide further income to help sustain the continued maintenance requirements of Bannockburn House.

Years Five and Six Explained Bannockburn House to create spaces for the arts and people in need k Will create an amphitheatre with weather protection for year round use, which will help develop the arts in the local area by encouraging performing arts groups to use the space. This will double up as a great site for lectures by a universities and visiting speakers. It will be situated within the woodlands, to entice all manner of individuals back into the countryside m Is to create, in conjunction with medical companies, a leisure facility to help individuals recover from illnesses both physical and mental. This will introduce people to a wonderful area in which to regain health, as the connection to the outdoors is hugely beneficial in recovery compared to other medical institutes. This will also be the site of free to low cost fitness classes/education for the local community to get involved, to help reduce the pressure on the NHS due to poor diet and health.

Conclusion It is an impossible to task to try and cost the exact, or even a ball park figure for the schedule of works required to this beautiful property and grounds, to renovate it to a standard for habitation of any kind. The only way to achieve this is by conducting a thorough Survey of Condition, which will establish the works required to restore Bannockburn House. During this process we will produce a full survey of the physical building and grounds plus carry out a historical investigation in conjunction with the Historic Scotland research. This document will outline the condition of the property, information surrounding the history of the land and works required to make Bannockburn House wind and water tight. Once this survey has been completed, it will then be down to successfully implementing the carefully created business plan, with the full support the community and all professional individuals involved. There is a great need for financial assistance, in the first instance, and this may be achieved by local investment, government funding, lottery support, fundraising and grants through charitable organisations. With the financial and municipal support we hope for, there is potential for an extremely beneficial development site for Stirlingshire as a whole, providing much needed facilities from leisure to rehabilitation. This is an opportunity to involve the community on all levels from conservation inspired projects to learning and development through hands on experience. This truly is an opportunity not to be missed and one that could bring people together for invaluable community spirited accomplishments.
