Landscape maintenance for the amount of $55,584. annually. For your convenience, this amount will be invoiced in twelve (12) installments of $4,632. per month. Any termination of this contract will be subject to a final accounting to determine actual balances due. Contract requires 3 days written notice for cancellation. Accepted: WSST not included. 2 GREEN EFFECTS SPECinCATIONS FOR SITE MAINTENANCE OF IMPROVED LANDSCAPE AREAS Village Green HOA Townhomes SERVICES TO BE PROVIDED FOR LAWN AREAS: 1. On sites with automatic irrigation systems, lawns will be watered at the frequencies required to replace soil moisture below the root zone. 2. Irrigation systems will be operated during non-business hours whenever possible. 3. Lawn areas will be mowed at the appropriate height to keep a neat appearance. Mowing schedule shall be as follows: January Februaiy March April - September October November December Once Twice, Three Times If Needed Weekly Three Times Twice Once Edging and trimming along curbs, walks, bed edges and tree wells will be done to keep a neat appearance. Mow strips will be treated with a non-selective herbicide as needed. Refer to task list, if areas are too wet and muddy timing may change to next visit. All clippings and debris resulting from mowing operation will be removed from walks and parking lots after mowing. Clippings may be disbursed evenly in lawn areas for a neat appearance. No clumps of grass will remain on lawn areas. 4. A healthy green color will be maintained by applying six (6) pounds of actual nitrogen per 1, square feet per year through the use of well balanced fertilizer. 5. All lawn areas will be treated with a broadleaf herbicide at manufacturers' recommended rate in the spring and in early summer. Spot treatment will be done as needed for conti'ol of broadleaf weeds from July through September. Application will be by a licensed pesticide operator, using EPA approved materials, under the direction of a licensed Washington State Pesticide Applicator. 6. Townhome areas will be mowed with non-riding mowing equipment.

3 SPECIFICATIONS FOR SITE MAINTENANCE PAGE 2 B) SERVICES TO BE PROVIDED FOR TREES, SHRUBS. AND GROUND COVERS; 1. Plants within automatic irrigation areas will be irrigated to assure that adequate water is applied to the root zone. Hand watering may be provided for an additional charge. 2. Except for hedges, pruning and thinning will be done so that natural shapes are retained. Pruning will be done to meet accepted horticultural practices. Damaged plants and those overhanging parking areas or passageways will be pruned as needed. 3. Tree ties and other bands will be checked frequently and loosened to prevent girdling. 4. Open ground between plants will be kept weed-free by chemical and mechanical methods. Sidewalk seams and joints will be chemically treated, as needed, up to four (4) times per year, if necessary. 5. Rhododendrons and Azaleas will be treated once in the spring and once in the fall with a well-balanced Rhododendron food. All other shrubs and groundcovers shall be treated once in the spring and once in the fall with a complete shrub fertilizer. 6. Plants which have died due to GREEN EFFECTS' error or negligence will be replaced free of charge. 7. Leaf removal will be performed each visit between October through December. C) SERVICES TO BE PROVIDED FOR IRRIGATION SYSTEMS: Commons areas 1. Irrigation system will be tested and activated by GREEN EFFECTS before the beginning of the growing season, and will be winterized in the late fall. The system will be monitored and adjusted throughout the growing season. 2. Damage to sprinkler system components resulting from GREEN EFFECTS' operations will be replaced free of charge.

4 SPECIFICATIONS FOR SITE MAINTENANCE PAGES D) EXCLUDED WORK; 1. Pruning and thinning of branches over twelve (12) feet above the ground. These situations require the service of a trained and insured arborist. GREEN EFFECTS may recommend when such service is required, but does not assume responsibility for such work. Maintenance of trees that have been pruned by pollarding is not included 2. Repair or replacement of losses due to vandalism, accidents, acts of God such as drought and temperature extremes, and other reasons beyond the control of GREEN EFFECTS. 3. Anything else not included in the description of sei"vices unless agreed to by both parties under the Section titled "Special Provisions". E) OPTIONAL SERVICES (AVAILABLE AT AN EXTRA CHARGE): GREEN EFFECTS offers a number of additional services for commercial properties. Recommendations and written cost estimates are available prior to beginning any extra work. Optional services include: 1. Annual and perennial bedding plant installation and maintenance. 2. Street and parking lot sweeping (arranged as a subcontract service). 3. Insect and disease control for trees, shrubs, groundcovers, and lawns. 4. Hand watering. 5. Re-staking of trees due to wind and storm damage. 6. Repair of irrigation systems as required by components wearing out, vandalism, or accidents caused by others. 7. Soil and other pathological testing. 8. Pressure-washing of sidewalks. 9. Retention pond maintenance.

5 SPECIFICATIONS FOR SITE MAINTENANCE PAGE 4 n RENOVATION SERVICES (AVAILABLE AT AN EXTRA CHARGE): GREEN EFFECTS also offers a number of renovation services for commercial properties. Recommendations and written cost estimates are available prior to the beginning of extra work. Some optional services include: 1. Replenishment of bark mulch. 2. Lawn thatching, aeration, and moss control. 3. Removal and replacement of dead or unhealthy plants. 4. Raising sprinkler heads due to thatch build-up, settling, and plant growth. G) LEGAL REQUIREMENTS: 1. GREEN EFFECTS will provide all insurance required by law. 2. GREEN EFFECTS agrees to have all licenses required by the State of Washington. 3. THESE SPECIFICATIONS ARE TO BE INCLUDED IN THE CONTRACT. H) BILLING AND PAYMENT: 1. Regular monthly sei-vice will be billed by the 1st of the month in which the work is to be done. Payment is due by the 25th of the same month. 2. Extra work authorized by the owner will be billed upon completion. Payment is due within thirty (3) days. 3. Should either paiiy request an early termination of the contract, the final payment will be determined based on the actual percentage of work completed on the site.
